UAE green building push gains momentum with new sustainability standards

The UAE is strengthening its position as a global leader in sustainable real estate, with progressive policies accelerating the adoption of green building practices, an industry expert has said.
"The UAE has set an exceptional example, with progressive policies supporting green buildings," said Peter Templeton, president and CEO of the US Green Building Council (USGBC) and Green Business Certification Inc (GBCI).
"The country's 2030 sustainability goals and 2050 Net Zero commitments provide a clear framework for developers," he added. However, he noted that achieving Net Zero would require a shift beyond individual building certifications to broader, community-driven initiatives.
With over 2,500 LEED professionals, the UAE has the expertise to drive large-scale sustainable transformation. Rapid urbanisation across the Middle East and North Africa (Mena) region has made sustainability a priority for real estate development.
Founded in 1993, the USGBC is a non-profit organisation that promotes sustainable building design and operations. It developed LEED, the world's most widely used green building certification system, which sets stringent standards for energy efficiency and environmental responsibility.
In 2024, the UAE ranked fifth globally for LEED-certified projects outside the US, with more than 130 developments covering three million square metres.
The latest version, LEED v5, introduces stricter accountability measures, requiring developers to assess greenhouse gas emissions, climate risks and human health impacts.
"For over 25 years, LEED-certified buildings have led the way in reducing inefficiencies, waste and emissions," Templeton said. "LEED v5 provides a structured pathway towards ultra-low carbon buildings, addressing not just operational emissions but also embodied carbon in materials."
The framework enhances decarbonisation efforts, ecosystem restoration and resilience strategies while ensuring long-term asset value. "It's a game-changer for developers seeking to align with ESG goals while maintaining commercial viability," he added.
While government policies have played a key role in driving green building adoption in the UAE, Templeton emphasised the need for greater private sector involvement.
"Globally, private investment has been a major force in sustainable construction, yet in the UAE, the public sector has taken the lead," he said. "The challenge now is ensuring developers and investors fully integrate sustainability into their business strategies."
A key concern remains cost. "Sustainable buildings can be delivered at or below traditional costs while offering long-term financial benefits," Templeton explained. "The industry must rethink how efficiencies are incorporated into project budgets."
Beyond individual projects, USGBC recently launched PERFORM, a programme designed to track and enhance sustainability across entire real estate portfolios. Unlike traditional certification models, PERFORM provides continuous assessment and goal setting.
"It bridges the gap between corporate sustainability targets and real-world results," Templeton said. "With rising ESG demands, organisations in the region now have a way to measure and improve sustainability at scale."
The financial sector is also playing a key role in accelerating the transition through green bonds and sustainability-linked loans (SLLs), which incentivise LEED-certified projects. In 2023, Mena issued $24 billion in green and sustainability-linked bonds - a 155 per cent increase from 2022, with the UAE and Saudi Arabia leading the market.
"As sustainable finance grows, developers are leveraging these tools to integrate high-performance sustainability measures," Templeton said. "Banks are offering incentives such as interest rate reductions and higher loan proceeds for LEED-certified developments," he added.

Masdar's Sustainability Report highlights the company's continued progress in key sustainability areas, including environmental performance, social impact, ethical business practices, and workforce diversity. It also reinforces Masdar's leadership in sustainable finance, with the expansion of its green bond program in 2024. Masdar achieved a record portfolio growth of 62 percent last year, with its operational, under construction and advanced pipeline capacity reaching 51 gigawatts (GW), more than halfway to the company's 2030 target of 100GW. Total capacity for operational and under construction projects almost doubled to 32.6GW, with operational projects generating 29,225 gigawatt-hours (GWh) of clean electricity, avoiding 15.5 million tonnes of carbon dioxide equivalent. Landmark acquisitions fueled Masdar's growth in 2024. With its strategic expansion in Europe, Masdar acquired Greece's TERNA ENERGY for a total enterprise value of €3.2 billion. Masdar also acquired a 50 percent stake in Terra-Gen, one of the largest independent renewable energy producers in the United States. Terra-Gen's portfolio will play a key role in driving Masdar's global capacity growth. The investment will also accelerate collaboration between the US and the UAE in alignment with their strategic energy partnership for reliable, affordable and sustainable energy. In the Iberian Peninsula, another core European market, Masdar expanded further by acquiring Saeta for US$1.4 billion and securing a 49 percent stake in a 2GW operating solar portfolio from Endesa S.A. Dubai — LG Electronics (LG) is reducing plastic consumption and carbon emissions by adopting a new material and manufacturing process for its commercial 4-way system air conditioners. Aligned with the company's Better Life for All ESG vision, these latest efforts demonstrate an unwavering commitment to minimizing environmental impacts. TÜV Rheinland, a global testing and certification organization, recently confirmed that LG's newly instituted production process has lowered carbon emissions from the manufacturing of its 4-way system air conditioners to 14.85 kilograms of CO₂ equivalents* per unit. Along with the shift in manufacturing method, the primary driver of this reduction is the introduction of a new material used for the air conditioners' exterior panels. Moving away from conventional plastic manufacturing techniques, LG employs a foaming injection molding process whereby nitrogen gas is injected into the mold to create bubbles within the material. This innovative approach reduces plastic use by approximately 900 grams per unit. Additionally, LG has replaced the use of Acrylonitrile Butadiene Styrene (ABS) with Polypropylene (PP), which has a lower carbon footprint. These improvements are expected to cut plastic consumption by roughly 270 tons annually and CO₂ equivalent carbon emissions by over 4,400 tons each year – a reduction comparable to the carbon absorbed in one year by a 30-year-old pine forest covering more than 580 soccer fields. LG began applying its foaming injection molding method to 4-way system air conditioners in June and plans to gradually expand it to other residential and commercial models. In pursuit of carbon neutrality, LG aims to reduce greenhouse gas emissions by 54.6 percent by 2030 compared to 2017 levels, as outlined in its Sustainability Report. To reach this target, the company is integrating high-efficiency equipment into its manufacturing processes and adopting renewable energy sources to produce high-efficiency appliances leveraging its proprietary Core Tech. A prime example of Core Tech is LG's inverter motor technology, which minimizes energy waste by adjusting motor and compressor speeds in real time according to demand. The company has also advanced its environmental compliance by launching an inverter scroll chiller using R32 refrigerant, which has a Global Warming Potential (GWP) about 30 percent lower than R410A refrigerant. 'The new material and manufacturing process we've introduced for our 4-way system air conditioner underscores our efforts to minimizing environmental impacts,' said Bae Cheung-hyun, head of the System Air Conditioners Business at the LG ES Company.
