
McDonald's seeks US$153 million for 8 Hong Kong retail properties in rare asset sale
retail properties in Hong Kong with an estimated market value of HK$1.2 billion (US$153 million), giving investors a rare opportunity to own fully tenanted assets, as the world's biggest fast-food chain reviews its real estate portfolio in the city.
The Chicago-based group appointed JLL as the sole agent to find buyers for its assets in Tsim Sha Tsui, Causeway Bay, Mong Kok, Kennedy Town, Tai Kok Tsui, Yuen Long, Tsuen Wan and Tsz Wan Shan, according to a statement on Monday. The public tender closes on September 16, it added.
McDonald's said it would continue to operate its restaurants in the eight locations on long-term leases. Some of the properties would be sold with additional tenancies involving 7-Eleven convenience stores and independent pharmacies, it added.
'This is an exceptional opportunity – one that has not occurred in decades – to acquire high-quality retail assets backed by resilient tenants like McDonald's, who have maintained long-lasting leases and strong cash flow,' said Eunice Tang, executive director of capital markets at JLL in Hong Kong. With a 100 per cent occupancy, the portfolio offers stable income, supported by a high rental yield, the agent said.

JLL has 'received significant interest from a wide pool of potential investors', Tang said.

The new rules lower the barrier to raise capital for companies that are already listed in mainland China. Starting Monday, the minimum float of mainland companies in Hong Kong will be set at HK$3 billion (US$386 million), or 10 per cent of their outstanding capital, down from the current 15 per cent. Fundraising from new listings surged eightfold in the first half of this year, with 42 firms raising a total of US$13.5 billion , propelling the stock exchange's main board to the top of global rankings for the first time since 2019, according to data from the London Stock Exchange Group. The new public float requirement would align Hong Kong more closely with international practices, as the previous threshold was deemed to be too high, said John Lee Chen-kwok, vice-chairman and co-head of Asia coverage at investment bank UBS in Hong Kong.

Hong Kong court freezes US$1.8 billion HSBC account as Wahaha inheritance battle unfolds
A Hong Kong court has formally frozen an HSBC account at the heart of a high-stakes lawsuit that pits three claimants of a multibillion-dollar inheritance against the CEO of Hangzhou Wahaha Group, a beverage empire dubbed 'China's Coca-Cola'. The order will remain in force until another parallel lawsuit filed in a Hangzhou court is finished, or until a further order is passed by the Hong Kong court, according to a ruling by Deputy High Court Judge Gary CC Lam on Friday. The three plaintiffs – extramarital children of Zong Qinghou, the late founder of the group and once the richest individual in mainland China – sued their half-sister Kelly Zong Fuli, now the chairwoman and CEO of the group, in December, demanding US$1.8 billion in an HSBC account. They also said Kelly Zong, who was publicly known as her father's only child until the lawsuit surfaced, had withdrawn more than US$6 million from the account. The High Court ruled that the account would remain frozen until further orders, noting there were 'serious issues to be tried' in relation to the plaintiffs' claim regarding the breach of a family agreement, in which Kelly Zong had agreed to set up three offshore trusts for the three half-siblings totalling US$2.1 billion after the death of their father in February last year.
