UAE: Ras Al Khaimah real estate transactions surge 25,000% in 7 years

The real estate market in Ras Al Khaimah has grown significantly, with transaction volumes increasing by nearly 250 times or 25,000 per cent over the past seven years, according to the latest data from the Ras Al Khaimah Statistics Centre.
The total value of real estate transactions in June 2024 reached Dh2,535,067,291, up from Dh10,113,300 in June 2017. Similarly, mortgage values rose to Dh3,475,928,534 in July 2024, compared to Dh15,836,398 in July 2017, an increase of approximately 21,849 per cent. This reflects growing investor confidence and the emirate's position as a real estate hub.
The transaction increase comes as Ras Al Khaimah continues to attract investment through strategic initiatives, including the expansion of Ras Al Khaimah International Airport, significant hospitality and entertainment projects, and a growing focus on sustainable urban development.
Christopher Cina, Director of Sales at Betterhomes, told Khaleej Times the surge in transactions is linked to increased development, improved connectivity, and growing demand for beachfront properties. 'The integrated gaming resort is expected to bring 4 million tourists a year to Ras Al Khaimah. Naturally, people prefer beachfront property as well,' he said.
He also pointed to the rising number of completed projects and growing market confidence.
'Mortgage activity shows that lenders are taking the market seriously, and more importantly, it indicates that many developments are now complete. The numbers have gone up, and market sentiment has improved because, while there was limited development five years ago, today, there is a significant amount.'
Andrei Charapenak, CEO of Major Developers, commented on the market growth: 'Ras Al Khaimah is no longer an emerging player it has established itself as an investment destination. The increase in real estate transactions and mortgage values reflects the emirate's economic development, driven by leadership, infrastructure projects, and demand for residential and commercial spaces.'
He added: 'We are seeing a shift in investor sentiment, with luxury, sustainability, and lifestyle integration playing a major role in purchasing decisions. The real estate sector in Ras Al Khaimah is evolving to meet global standards, and new developments are catering to both local and international buyers.'

The Emirates Nuclear Energy Company (Enec) and Westinghouse Electric Company in the US have signed a preliminary agreement to boost the use of advanced nuclear energy solutions in America. Under the agreement, the companies will explore ways to accelerate the use of the AP1000 nuclear reactor in the US, Enec said in a statement on Friday. They will also work together to build and restart projects in the US, develop commercial and operational deployment models for AP1000 reactors, and fuel supply chains, operations and maintenance services. The agreement, signed in Washington, is aligned with US priorities to quadruple the nation's nuclear power generation by 2050 to meet rising energy demand, including from the expansion of artificial intelligence and the technology sector. 'The world is turning to nuclear energy as a necessity for delivering clean and reliable baseload electricity to meet power demand in parallel with protecting the grid,' said Mohamed Al Hammadi, managing director and chief executive of Enec. 'This marks a significant step in supporting the US's bold ambitions to rapidly expand its nuclear fleet.' Nuclear power is regarded as clean energy because it does not create the same emissions as fossil fuels. The UAE government seeks to hit a 2030 target of generating 30 per cent of its energy from clean sources, including renewable energy and nuclear power. The four units of Enec's flagship Barakah nuclear energy plant are generating 40 terawatt-hours of clean electricity a year for the UAE. The plant generates about 25 per cent of the nation's electricity. Enec, part of Abu Dhabi sovereign wealth fund ADQ, is now looking beyond the Barakah plant as it seeks to capitalise on its expertise on large-scale plant development, advanced reactors, research and development and clean molecules. As part of its strategy, Enec is pursuing opportunities for investment, collaboration and deployment of nuclear technology internationally to boost energy security and sustainability, the statement said. Enec is a member of the World Association of Nuclear Operators and is aligned on US operating standards and its regulatory environment. 'The US has a bold vision to have 10 large-scale nuclear reactors under construction by 2030,' said Dan Sumner, interim chief executive of Westinghouse. The company provides nuclear and other clean power technologies and services globally. It supplied the world's first commercial pressurised water reactor in 1957.

Two allowance funding schemes have been launched, one for housing and the other for education, by the Ministry of Community and Empowerment. The allowances have been set up to support the nation's Social Support and Empowerment Programme, a federal initiative providing monthly support to Emirati families with limited income. The housing allowance is intended for families enrolled in the programme who do not receive any form of government housing assistance. The amount is determined based on the family's size and living conditions, distinguished between those living independently and those sharing accommodation with other households. The allowance also includes flexible terms for orphans and children of individuals serving jail terms. What about the education allowance? The education, or academic excellence, allowance is aimed at high-achieving university students. Students enrolled in accredited higher education institutions in the UAE who maintain a cumulative GPA (the grade given per term) of 3.3 or higher are eligible to receive up to Dh3,200 per month. Students enrolled in accredited UAE institutions through remote learning are also eligible. How to apply Applications can be submitted through the ministry's official digital platform via the social subsidy service. All applications are processed within 21 days of submission. Stepping up support The employment programme is the latest step by the government to provide additional assistance to its citizens. In 2022, President Sheikh Mohamed announced a Dh28 billion ($7.6 billion) social support package to provide lower-income Emirati families with subsidies to pay for essentials including fuel, food and utilities. Under the move, annual financial support for eligible families was raised from Dh2.7 billion to Dh5 billion, with the total social support budget doubling from Dh14 billion. The UAE's social welfare programme for low-income citizens is available to Emirati families whose income is less than Dh25,000 ($6,800) a month. The programme offers Dh5,000 aid a month for citizens over the age of 45, housing allowance up to Dh2,500 a month, university education allowance of Dh3,200 a month to outstanding students and Dh5,000 a month for six months to those who are unemployed. In addition, the government offers an inflation allowance, which covers food, electricity, water and fuel costs.

23 July 2025 17:42 ABU DHABI (WAM)Abu Dhabi Islamic Bank (ADIB) today announced a 16 percent year-on-year increase in pre-tax net profit for the first half of 2025, reaching Dh4 billion, reflecting strong balance sheet growth, continued business momentum, and a rising customer bank delivered another record performance in Q2 2025, with pre-tax net profit up 14 percent year-on-year to Dh2 profit after tax for the first half reached Dh3.5 billion, up 15 percent versus H1 2024. Operating expenses rose 9 percent year-on-year to Dh1.7 billion in H1 2025, reflecting continued investment in talent, digital initiatives and emerging technologies.
