Sobha picks Otis to deliver 303 elevators for Dubai projects

Otis Worldwide Corporation, global leader in the manufacture, installation and servicing of elevators and escalators, has been selected by Sobha Realty, a leading luxury real estate developer, for the supply and installation of 303 elevators in five of its major projects in Dubai.
In line with the agreement, Otis will deliver 123 Gen2 elevators for Sobha Reservé; 43 Gen2 elevators for Sobha Hartland II; 33 SkyRise, 24 Arise, 52 Gen2 Home and six Gen2 elevators for Sobha One; 13 SkyRise elevators for Verde by Sobha and six SkyRise, one Arise and two Gen2 elevators for Sobha Waves Opulence, said Otis in a statement.
Otis will complete the installation of all elevators later this year, it stated.
Francis Alfred, Managing Director of Sobha Realty, said: "We always prioritise safety and quality in every aspect of project development, in line with this we are delighted to partner with Otis to supply and install elevators for our major projects."
"Their long-standing track-record of innovation, reliability and safety aligns with our goals and standards. Through this partnership, our developments will continue to provide safe, smooth and efficient vertical mobility for all our residents," he stated.

We have previously supplied elevators for Sobha Hartland I and the Crest Sobha Hartland and most recently shared the news that Otis will be equipping Sobha Creek Vista Heights with 22 Skyrise units."

The Dubai‑based financial services firm, with licenced offices in the UAE, Saudi Arabia, Egypt and Lebanon, has secured permissions in the Kingdom of Saudi Arabia to advise on ECM mandates. Rawad Kassouf, Head of ECM Execution & Syndicate, noted that the Saudi team is undergoing expansion and actively leveraging a 27‑strong research analyst base to deepen research capabilities and strengthen regional and international distribution for issuers. Arqaam, originally a sales and trading brokerage, entered the ECM arena by managing the Dubai Holding REIT as a joint bookrunner. Kassouf, who joined from ADCB in August 2024 to spearhead ECM expansion, said, 'We're getting deals from the UAE, Saudi Arabia and Oman, and we expect to advise on more ECM transactions by year end'. He anticipates increasing activity in Saudi listings, particularly from industrial and real estate sectors driven by large family-owned businesses seeking to list on Tadawul. ADVERTISEMENT Expansion across the debt-markets is being led by Omar Musharraf, newly appointed Managing Director of Debt Solutions and DCM. Musharraf joined less than two months ago from Oman Investment Bank, where he headed structured finance and DCM. At Arqaam, he is tasked with growing the debt platform by anchoring flow business in DCM and loan syndications, as well as higher‑margin structured finance and private credit. GCC debt capital markets had outstanding debt exceeding US$1 trillion by end‑Q1 2025, rising 10 % year‑on‑year, with quarterly issuance hitting US$89 billion—a modest 3 % year‑on‑year decline despite quarterly growth. Musharraf remarked on the sophistication of issuances and tighter pricing, increasing competition and compressing fees: 'Value creation now hinges on structuring complexity and execution'. By year‑end, Musharraf expects a full debt solutions strategy supported by new fixed‑income analysts added to the research team. Arqaam has already supported key transactions, such as the Sobha deal, and is involved in several additional corporate, financial institution, and sovereign debt transactions, also evaluating private credit opportunities. The firm is staging its DCM expansion prudently, targeting high‑quality credit issuers—government‑linked entities or private sector firms aligned with regional priorities, including oil and gas. It is also aiming to tap deeper into sukuk markets and Additional Tier 1 issuances across Saudi and the UAE. New regulatory standards are catching attention: AAOIFI's Standard 62 introduces potential complexities to sukuk issuance, prompting careful monitoring by Arqaam. ADVERTISEMENT Forecasts indicate around US$35 billion of debt refinancing across the GCC in 2025–26, driven by sovereign and corporate maturities as well as infrastructure financing and economic diversification strategies. Musharraf commented, 'Debt refinancing alone will keep us active, with a significant volume of sovereign, corporate and FI maturities on the horizon,' alongside new issuances from regional and global players. Kassouf highlights Oman as a potential growth market: an upgrade from frontier to emerging market status—possibly scheduled for next year—could attract increased foreign direct investment, re‑ratings and valuation boosts. Despite the growth trajectory, both ECM and DCM businesses face pressures. Kassouf points to 'tight fees and stiff competition,' especially in post-launch aftermarket performance, which requires a delicate equilibrium between issuer objectives and investor returns. Musharraf echoes this sentiment, acknowledging fee compression and the escalating demand for intricate structuring. Arqaam is taking a strategic approach in response. The firm is intensifying recruitment across ECM and DCM, enhancing its research infrastructure to include fixed-income analysts and emphasising structuring capabilities that justify its advisory fees. This expansion is underpinned by strong macroeconomic fundamentals in the Gulf region. Saudi Arabia—responsible for 45.1 % of GCC DCM outstanding—and the UAE, with Qatar, are at the forefront. ECM activity is gaining momentum, with growing participation from real estate conglomerates looking to diversify via public listings. Government‑related entities are expected to fuel much of the pipeline in Q3 and Q4, though privately owned firms are increasingly opining on listing possibilities. Oman's evolving market classification adds another source of upside, potentially drawing new players and capital. Looking ahead, Arqaam Capital seems poised to navigate the complexities of Gulf capital markets with a reinforced advisory model, deeper research backing, and a dual‑track strategy across ECM and DCM. The firm is strategically augmenting its teams, refining product offerings, and tracking regulatory and market shifts to capitalise on Gulf investment flows while standing firm against competitive and pricing headwinds.

Dubai's luxury real estate sector is enjoying a spectacular boom, turbocharged by a rising influx of global high-net-worth individuals (HNWIs) relocating to the city. Among the most prominent beneficiaries of this surge are Sobha Realty, Emaar, Nakheel, Damac and Condor Developers. This trend underscores Dubai's transformation into a top destination for wealth migration and investment. A combination of tax-friendly policies, political stability, a world-class lifestyle, and high asset yields is attracting record numbers of international investors — particularly from Europe. In May, Dubai's real estate market continued to witness unprecedented growth, smashing records with Dh66.8 billion in sales, a 49.9 per cent surge from the previous year, according to fäm Properties. Despite concerns of a potential price correction, the market's fundamentals remain rock-solid, with an undersupply of office space and a steady influx of high-net-worth individuals driving sustained growth 'European investors are entering the market in large numbers, seeking stability, growth, and a low-tax environment. This has significantly bolstered sales and investment in projects like Golf Links 18,' said Vidhyadharan Sivaprasad, chairman and CEO of Condor Developers, whose flagship project, Golf Links 18 at Dubai Sports City, has already sold nearly 70 per cent of its premium golf-facing residences — even before completion. Set to be completed before Q1 2026, Golf Links 18 is a Dh300 million luxury residential development offering over 250 upscale units across a 47,000 square-foot plot. It boasts an impressive range of 18 premium lifestyle amenities including two infinity pools, a rooftop yoga deck, Sky Retreat, jacuzzi, open-air cinema, and fitness facilities such as a gymnasium, sauna, and steam rooms. The rapid uptake in sales reflects a broader pattern: Dubai's residential property market is seeing unprecedented demand from global elites. According to the Knight Frank Wealth Report, the UAE welcomed 7,200 new millionaires in 2024 alone, building on 4,700 in 2023 and 5,200 in 2022. As of December 2024, the country was home to approximately 130,500 dollar millionaires, ranking it as the 14th-largest wealth hub globally. Most of the inbound HNWIs came from India (31 per cent), followed by the Middle East (20 per cent), Russia and the CIS (14 per cent), and the UK and Europe (12 per cent). The typical non-GCC high-net-worth investor spends Dh134 million ($36.5 million) on Dubai property, either for residence or investment. Henley & Partners' 2024 Wealth Migration Report also names the UAE as the world's top destination for millionaire migration, with 6,700 new millionaires moving to Dubai last year alone. This influx is set to rise, with New World Wealth projecting a 39 per cent increase in the number of HNWIs in the UAE by 2026. Real estate remains the cornerstone of investment strategies for both wealthy individuals and families. 'Real estate continues to be a key asset class for UHNWIs. It provides long-term value, income generation, and capital preservation, especially in markets like Dubai,' notes the Knight Frank report. According to Sivaprasad, these trends have directly contributed to the significant increase in both asset values and rental yields across the emirate. 'We've seen property asset values rise by 20 to 30 per cent in the last year, depending on location. Rental yields are strong, averaging around 10 per cent,' he said. European buyers now form the majority of purchasers at Golf Links 18, led by investors from the UK, Russia, France, Slovakia, and the UAE. Many are relocating from countries with high taxes and cumbersome fiscal regimes, drawn by the UAE's business-friendly ecosystem and simple, low-tax regulations. 'The demographic of our buyers is rapidly diversifying,' Sivaprasad added. 'Dubai's global appeal, combined with strategic government initiatives, has reshaped the real estate landscape. It's no longer just a regional market — it's a global destination for wealth.' Condor Developers is poised to expand aggressively. With a project pipeline worth Dh2.5 billion across Dubai Islands, Al Majan, and Jumeirah Village, the company is gearing up to meet the continued demand from the rising tide of international investors, he said.

The company, which has operated in the UAE since 2013, will focus on Dallas, Houston, and Austin for its U.S. debut. In an exclusive interview with Arabian Business, Ravi Menon — Chairman of Sobha Group — cited the cities' rapid population growth, strong economic fundamentals, and demand for luxury residential developments as key factors in the decision. 'It represents one of the most robust and diverse investment landscapes globally and offers substantial potential for growth and brand positioning, exciting opportunities that we are eager to explore,' he added. The expansion comes after Sobha Realty recorded record-breaking sales in 2024. The company has not disclosed the investment amount for its U.S. operations, though Menon emphasised the market's alignment with company values. 'With a thriving demand for luxury residential properties, especially among HNWIs seeking quality and reliability, the U.S. aligns perfectly with the company's commitment to 'Art of The Detail,' craftsmanship, and exceptional living standards,' he explained. Sobha Realty plans to leverage its 'Backward Integration' model in the U.S. market, which involves in-house management of the entire development cycle from concept to completion.
