
Axis-REIT completes first RM300mil senior sukuk issuance
The company said in a filing with Bursa Malaysia today that the senior sukuk is rated AA2(s) by RAM Rating Services Bhd and has a tenure of 10 years with a fixed profit rate of 4.0 per cent per annum, payable semi-annually in arrears.
With this senior sukuk issuance, Axis-REIT's fixed rate financing will be expected to increase from 48 per cent to 65 per cent.
"Proceeds raised from the senior sukuk will be utilised to finance capital expenditure including development expenditure, working capital requirements, general corporate purposes and refinancing of existing Islamic financings or future Islamic financing of Axis-REIT,' the company said.
Commenting on the milestone, Axis REIT chief executive officer and executive director Leong Kit May said this issuance marks a significant step in diversifying its funding sources and supporting its growth ambitions.
"The proceeds will serve as a war chest for us to seize strategic opportunities, acquire income-accretive assets and further strengthen our balance sheet for long-term sustainability,' she said.- Bernama

After all, as the poster asserted, the current state of collapsing healthcare, lack of resources for the education system, abysmal infrastructure and community that hinders a good quality life are attributable to the re-allocation of what would be development funds to repay 1MDB debts. Travel agency off the hook for not guiding group in Turkiye
Farid says an Istanbul-based operator, not his company, was in charge of handling ground arrangements in Turkiye. A TRAVEL agency has been cleared of wrongdoing by the Johor Consumer Claims Tribunal in a case involving a private group trip to Turkiye. Tribunal president Hafez Zalkapli dismissed a claim for a RM5,000 refund, ruling that the holiday package had been fully utilised and that there was no deception on the part of the travel and tour company based in Sungai Petani, Kedah. The company's managing director Farid Nazmi expressed relief over the verdict, stating that their responsibilities were limited to making ground arrangements for the tour. 'I am glad that the case was dismissed, including the RM5,000 refund demanded by the claimant,' Farid told StarMetro outside the Tribunal office at Menara Ansar, Johor Baru. The respondent said the claimant had used the company's services for ground arrangements for a private group trip to Turkiye from May 8 to 14. The ground arrangements for the 7D/6N trip covered the Turkish cities of Istanbul, Bursa, Ankara, Cappadocia and Pamukkale. Farid said the ground arrangements were RM3,590 each for nine adults and RM2,154 each for two children with full-board meals, hotel rooms, transportation and entrance tickets, bringing the total cost to RM36,618. 'Unlike an open trip where outsiders can join, a private trip caters only to specific people –normally family members, relatives or friends,' explained the respondent. Farid said an Istanbul-based operator was to handle all the ground arrangements for the trip once the group was in Turkiye. He said the company had suggested that the claimant engage a Malaysian tour leader to accompany the group in Turkiye at an additional charge, but this was declined by the claimant. 'We had also lined up optional activities for the group – a jeep safari and hot-air balloon rides costing US$150 (RM633) each, which were not included in the original arrangements,' said Farid. He said tour participants could choose to sign up for the optional activities at an additional cost. During the hearing, the claimant said she was dissatisfied with the arrangements as the respondent had failed to handle the group from the start to the end of the trip and had assigned the task to a Turkish ground operator. 'The respondent did not consult us about engaging a Turkish ground operator to handle our group,' said the claimant. Investment property portfolio to buoy IOIProp
PETALING JAYA: IOI Properties Group Bhd (IOIProp) is poised for an improvement in its earnings outlook beyond the financial year 2025 (FY25), driven by an expanding investment property portfolio and stable contributions from its property development segment. CIMB Securities Research, which initiated coverage on the stock, said the bright prospects of the property group has been underappreciated due to concerns over its elevated gearing. 'We view IOIProp as an undervalued structural growth story, underpinned by a 15.6% compounded annual growth rate in FY27 core earnings per share, driven by the expansion of its investment property portfolio and incremental earnings contribution from W Residences,' it noted. In addition, there are potential improvements in IOIProp's gearing from the monetisation of its investment properties via real estate investment trust (REIT) listings as well as improving earnings quality with resilient recurring income. Hence, the research house has pegged an 'add' rating on the stock with a target price of RM3.25 per share. The research house also believes that IOIProp stands to benefit from accelerated growth in property demand in Johor, driven by the Johor-Singapore Special Economic Zone or JS-SEZ, thanks to its landbank of over 3,000 acres in the state. Following the recent addition of new investment properties and the commencement of IOI Central Boulevard Towers or ICBT in Singapore in July 2024, IOIProp's earnings quality has improved markedly, with increased contributions from its recurring income assets. 'We also expect the ongoing acquisition of the remaining 50.1% stake in South Beach development for S$834.2mil (about RM2.75bil) to be earnings-accretive despite the potential rise in near-term gearing,' it added. CGS International Research (CGSI Research) has estimated IOIProp's earnings before income tax (Ebit) contributions from its property investment segment will rise meaningfully to 47% of the group Ebit by FY27 (from 24% in FY18), the highest among its Malaysia property coverage universe. 'This makes IOIProp less susceptible to fluctuations in property development earnings and narrows the deep discount to return on net asset value, in our view,' the research house noted. CGSI Research also said IOIProp has been reported to be exploring two REIT listings – one for its Malaysian assets worth RM7bil-RM8bil and another for Singapore-based assets worth S$7bil-S$8bil. 'Based on our assumptions of IOIProp retaining 50% controlling stakes in both REITs post their listings in FY27 to FY28, and a combined listing valuation of RM32.3bil, we project the group's net gearing to fall to about 0.36 times by end-FY28. 'This is a meaningful improvement from 0.97 times in a scenario without the monetisation.' CGSI Research also viewed the potential REIT listings as dual-impact, thereby unlocking value in the group's investment property portfolio, and serving as structural drivers in IOIProp's valuation.
