The drive to build makes sense: Who wouldn't want to live within a 10-minute walk of Boston Common, Beacon Hill, Chinatown, and Back Bay? If you work in the Financial District, you could stroll to the office in a few minutes, rather than inching along I-93 for an hour — or two — every day.

So what's going on, and what does it all mean? Why haven't downtown housing prices appreciated? According to experts, there are a few reasons.
First, there has been an exodus to the suburbs — even among Millennials who once seemed to embrace city life. In the 2010s, we heard a lot about young people opting for urban areas, notes Riordan Frost, a senior research analyst at the Harvard Joint Center for Housing Studies. But now, he says, 'more Millennials are suburbanizing than are not.'

That's in part because of the pandemic, according to Frost. Lower-density dwellings and remote work became more popular. And demand for suburban living has pushed up home prices more quickly in 'lower-density suburban counties, smaller metro counties, and non-metro counties.' But, he notes, 'prices are still the highest in urban counties and higher-density suburban counties,' so less dense places still feel like a bargain in comparison to Boston and nearby towns.
'Those who can afford the $5-10 million to buy a brownstone' in Back Bay, the South End, or Beacon Hill sometimes do, says Alexandra Conigliaro Biega, a principal at the realty firm Compass. But most don't have that kind of money.
And few places in Boston accommodate families with two or three kids, who want a parking spot. 'Add the [mortgage] rates on top of that, and they're fleeing to the suburbs,' says Biega. And the less often workers have to go into the city, the less painful it is to endure traffic. A commute that might seem intolerable if you have to do it every day might seem quite reasonable twice a week.

Downtown Crossing in particular — compared with other Boston neighborhoods — has struggled to bounce back. 'There's a pocket over there that's a little unsafe and not that desirable,' says Biega.
According to Boston Police, 995 crimes were reported downtown in 2024 — 'the highest level in at least seven years,'

Finally, when it comes to price appreciation for downtown homes, there's this: Most of the homes in question are condos. And 'condos are fundamentally different from single-family housing,' says Leah Brooks, a professor of public policy and public administration at George Washington University.

Brooks offers up elevators as a case in point. 'Even if you live on the first floor, the condo still has an elevator.' Which, along with the landscaping, roof, and so forth, are 'public goods,' she says, and have to be maintained.
But her research suggests that because not all condo owners benefit equally from public goods — for example, units on the first floor may not care about the state of the elevator — buildings can be under-maintained. 'Condos have much greater age-related depreciation than single-family homes,' she says.
This problem can be particularly acute if residents are lower-income and struggle to afford special assessments — temporary payments that can be crucial to fixing expensive parts of buildings, like roofs.

Of course, lawmakers can't compel lawyers or financial analysts to come into the office five days a week. Nor can they easily win over families hankering for a lawn. But they can make a real effort to make Downtown Crossing as clean and family-friendly as other nearby neighborhoods. Residents, tourists, and workers alike deserve no less.

American adds Budapest, Prague and Buenos Aires flights for summer 2026
American Airlines is reviving some of its pre-pandemic destinations like Prague and Budapest, Hungary, as international travel continues to hold up better than domestic demand. Other additions include its first-ever Dallas Fort Worth International flights to Athens, Greece, and year-round nonstop service between Miami and Milan. American is also extending service for next year's World Cup, from Buenos Aires, Argentina, to Dallas and between Dallas and Zurich, where soccer's governing body, FIFA, is based,. Those flights will run from May 21 to Aug. 4 of next year, a bid for more business travel and sports tourism. Brian Znotins, American's senior vice president of network and schedule planning, told CNBC that the airline saw high numbers of customers from Argentina travel to Doha, Qatar, during the 2022 World Cup and that he expects even more to travel to the 2026 World Cup, which will be played in Canada, the U.S. and Mexico. He also said the airline is expanding its Europe service in a bet that customers would rather connect in a U.S. hub like Dallas or Charlotte, North Carolina. 'We took a fresh look at where the demand hotspots are in Europe and we continue to see strength in Italy and Greece,' Znotins said. 'We continue to see high numbers of travelers connecting in Europe to get to places like Rome and Athens,' so the airline is adding more options from U.S. hubs. With Prague and Budapest service from American's hub at Philadelphia International Airport, he said many customers already fly into one city and out of the other for Danube River cruises and other tours. American's unit revenue for domestic flights in the last quarter fell 6.4% from 2024, while trans-Atlantic revenue rose 5%. Many of American's summer routes were discontinued because of the Covid-19 pandemic, but Znotins said the changes weren't just a return to that period. 'We've redesigned the entire airline based on today's demand environment and not some desire to get back to 2019,' he said. 'Everything has changed.' American will use Boeing 787-8 Dreamliners for all the new flights except for Zurich to Dallas, which will be flown by Boeing 777-200s.

Trump's planned 100% computer chip tariff sparks confusion among businesses and trading partners
President Donald Trump's plans for 100% tariffs on computer chips that aren't made in the U.S. are stoking confusion among businesses and trading partners — boosting stocks for leading semiconductor companies while leaving smaller producers scrambling to understand the implications. The U.S. imports a relatively small number of chips because most of the foreign-made chips in a device — from an iPhone to a car — were already assembled into a product, or part of a product, before it landed in the country. 'The real question everybody in the industry is asking is whether there will be a component tariff, where the chips in a device would require some sort of separate tariff calculation,' said Martin Chorzempa, a senior fellow at the Peterson Institute for International Economics. Trump said Wednesday that companies that 'made a commitment to build' in the U.S. would be spared the import tax, even if they are not yet producing those chips in American factories. 'We'll be putting a tariff of approximately 100% on chips and semiconductors,' Trump said in the Oval Office while meeting with Apple CEO Tim Cook. 'But if you're building in the United States of America, there's no charge.' Wall Street investors interpreted that as good news not just for U.S. companies like AMD, Intel and Nvidia, but also for the biggest Asian chipmakers like Samsung and Taiwan Semiconductor Manufacturing Company that have been working to build U.S. factories. But it left greater uncertainty for smaller chipmakers in Europe and Asia that have little exposure to the AI boom but still make semiconductors inserted into essential products like cars or washing machines. These producers 'probably aren't large enough to get on the map for an exemption and quite probably wouldn't have the kind of excess capital and margins to be able to add investment at a large scale into the United States,' Chorzempa said. The announcement came more than three months after Trump temporarily exempted most electronics from his administration's most onerous tariffs. During the COVID-19 pandemic, a shortage of computer chips increased the price of autos and contributed to higher inflation. Chorzempa said chip tariffs could again raise prices by hundreds of dollars per vehicle if the semiconductors inside a car are not exempt. 'There's a chip that allows you to open and close the window,' Chorzempa said. 'There's a chip that is running the entertainment system. There is a chip that's kind of running all the electronics. There are chips, especially in EVs, that are doing power management, all that kind of stuff.' Much of the investment into building U.S. chip factories began with the bipartisan CHIPS and Science Act that President Joe Biden signed into law in 2022, providing more than $50 billion to support new computer chip plants, fund research and train workers for the industry. Trump has vocally opposed those financial incentives and taken a different approach, betting that the threat of dramatically higher chip costs would force most companies to open factories domestically, despite the risk that tariffs could squeeze corporate profits and push up prices for electronics.

Trump's tariffs take effect in fresh test for global economy
President Donald Trump's sweeping new tariffs officially took hold Thursday, as he barrels forward with his turbulent push to reshape global trade. After months of chaotic threats and reversals, higher rates for almost all U.S. trading partners began just after midnight in New York. Trump signed the directive a week ago, but had to allow time for U.S. Customs and Border Protection to make necessary changes to collect the levies. Taken together, Trump's actions will push the average U.S. tariff rate to 15.2%, according to Bloomberg Economics estimates, well above 2.3% last year and the highest level since the World War II era. Following a series of turbulent negotiations, the European Union, Japan and South Korea accepted 15% duties on their products, including key exports such as automobiles which otherwise face a 25% levy. Other countries were simply assigned rates, ranging from 10% to much higher. Some last-ditch efforts by countries to get better deals failed. The Swiss president left Washington on Wednesday without any success in lowering its 39% duty and Trump doubled levies on Indian goods to 50% starting in three weeks as a punishment for buying Russian oil. Negotiations on higher levies on goods from three of the U.S.'s biggest trading partners, Mexico, Canada and China, are proceeding on a separate track. Trump has also vowed to unveil soon tariffs on critical industries, including pharmaceuticals and semiconductors. The coming months will put the predictions of both Trump and his detractors to the test: that the tariff regime will cause a seismic shift for the U.S. economy. Trump has pledged higher levies will slash trade deficits and push companies to move manufacturing back to the U.S. His critics say they could cause inflation to spiral out of control and cause shortages on store shelves. None of those have yet come to pass, but recent economic data has indicated potential troubles lie ahead as the tariffs set in. July employment figures showed the steepest downward revisions to U.S. jobs growth since the Covid-19 pandemic. U.S. economic growth slowed in the first half of the year as consumers tempered spending and companies adjusted to shifting trade policy. Unemployment remains low and prices have not surged, as companies have so far eaten much of the costs. But some experts say consumers and businesses will end up footing the bill. "There are signs that tougher times are around the corner. A lot of companies have been building up inventories before the tariffs went into place," said Wendy Cutler, vice president of the Asia Society Policy Institute and a former U.S. trade negotiator. She argued that it is "almost inevitable that prices increase" because businesses are unlikely to sustain lower margins over the long term. Trump's tariffs have injected tumult into the world economy since he first announced and then paused them in April - setting off months of breakneck negotiations with trading partners. The uncertainty created anxiety among businesses about supply chain disruptions and higher costs. Now, most economies have accepted that higher tariffs are here to stay. Many have pledged hundreds of billions of dollars in U.S. investments to appease Trump and secure agreements for reduced rates. Still, crucial details of Trump's plans remain left to be worked out. Auto tariff discounts for the E.U., Japan and South Korea have yet to be codified and until they do, cars will face the higher charge. The specifics of investment pledges and policy changes on market access for U.S. goods - which could help shrink trade deficits - also have yet to be announced. Analysts at top Wall Street firms have warned clients to prepare for a pullback. On Monday, Morgan Stanley, Deutsche Bank AG and Evercore ISI all cautioned that the S&P 500 Index is due for a near-term drop in the weeks and months ahead. That caution comes amid mounting concerns about the U.S. economy after data last week showed an uptick in inflation as well as weakening job growth and consumer spending. The cost of living was a defining issue in last year's election and polling reflects frustration with Trump's approach. A recent Fox News poll shows that 62% of voters disapprove of Trump's handling of tariffs – while 58% are against his tax and spending bill. Overall, 55% are unhappy with his overall handling of the economy. Questions also remain about the durability of Trump's program, as his use of emergency powers to impose country-based tariffs is being challenged in the courts. He is relying on more legally sound authorities to impose tariffs on specific industries, such as cars and metals. "You see the administration trying to present a story in which this tariff cycle is winding down and you're going to have some certainty," said Tim Meyer, a professor at Duke University Law School who specializes in trade. But he added that the "ability to implement is in grave legal doubt." Trump has insisted his moves will usher in a new economic golden age and has dismissed numbers that do not fit his narrative, firing the head of the statistics agency that published the latest round of jobs data. Trump has also crowed about increased tariff revenues, even suggesting that it might lead to rebate checks for some Americans. U.S. Treasury data show that customs duties have surged to a record $113 billion over the nine months through June. It is not clear he is making progress on another one of his stated goals of the tariff program: bringing production back to America. He and advisers argue the tariffs will cause manufacturing jobs to boom. Brad Jensen, a professor at the McDonough School of Business at Georgetown University, said growing tariff revenues and jobs simultaneously is hard. "Both cannot be true," he said.
