A 'truly special' seaside property in a beautiful part of Gwynedd has gone on the market. Promising 'uninterrupted panoramic views' of the coastline, Glan Y Mor is billed as a waterfront retreat in an iconic location that embodies the idea of coastal living.
The detached house in Abersoch, on the Llŷn Peninsula, comes with a hefty price tag, with offers invited in excess of £2.1m. But for this, the buyer will get large plot in a prestige location and a property with magnificent sea views from all four bedrooms.
Via a steel ladder, it also has direct private access to the beach in Abersoch's inner harbour. Elvins Estate Agents, which is marketing the property, said this accessibility is a 'luxury few properties can claim'.
The company, which specialises in Abersoch properties, is clear about Glan Y Mor's special qualities. It said: 'Imagine waking to the gentle lapping of waves, stepping directly onto the sand from your own garden, and gazing out at an endless panorama of sparkling water.

Nearby is the emerging form of Ty Gwyn Abersoch, a new £30m luxury waterfront hotel and apartment complex. Located on the former site of the Whitehouse Hotel, its developers are now aiming for a summer 2026 opening following a series of delays.
In some quarters, Glan Y Mor is seen as a litmus test for Abersoch's property market. Currently it's used as a second home and holiday let – a category of ownership under pressure from letting quotas and additional council tax payments.
Selling values of other mixed-use properties in Gwynedd have suffered as a result. However Glan Y Mor is expected to buck the trend: its incredible location makes it an almost unique proposition that rarely comes around.
It can, of course, be used as a main residence. As it has existing mixed use permissions, it can also continue to be used as a second home or as a holiday let, the later potentially without council tax premiums. Other properties wanting to be used this way now require planning consent under Gwynedd's Article 4 Direction.
Online, one local said its use as an Airbnb would attract healthy returns not just for the owner but also for the wider community. 'This house should bring in a lot of people and help the tourism in Abersoch,' they said.
As Abersoch's stock of holiday homes has flat-lined, thanks to Article 4, Elvins agrees that Glan Y Mor's dual functionality makes it a 'unique investment opportunity' – one that allows the owner to 'generate income while retaining the joy of a personal coastal retreat'.
The property has two bathrooms, a kitchen and a lounge. Above the main living areas, a loft room has potential for further development subject to building regulations approval, said the agency.

Airbnb said: "Northumberland is drawing more summer visitors, with searches up over 50 per cent this summer, thanks to its pristine North Atlantic beaches." One beach that's been highlighted as a must-see is Embleton Bay. It sits on the edge of the North Sea to the east of the village of Embleton. The bay has a long stretch of golden sands, cool water and it's overlooked by the ruins of Dunstanburgh Castle. Lots of visitors stumble across the bay and are stunned by it's beauty, one wrote on Tripadvisor: "We thought we had seen all the best beaches in Northumberland but Embleton Bay wowed us the most! "Crystal clear waters, fabulous views of Dunstanburgh Castle and acres of perfect sand and even though weather was fantastic we had the beach practically to ourselves." Another said the bay was one of Northumberland's "best kept secrets". Near Embleton Bay is a pub that has previously held the title of 'best beach bar in the UK' - it's called the Ship Inn in Low Newton-by-the-Sea. It once claimed top spot in a list of the best beach pubs in the country put together by Conde Nast Traveller. Newbiggin-by-the-Sea Sun writer Kevin Donald took a trip to Newbiggin-by-the-Sea - one of Britain's most budget-friendly seaside resorts. During his trip, one local said he wasn't surprised more people were visiting, he added: "The beach is stunning and there are loads of nice shops and pubs and cafes to visit but for me, the best thing about the place is the people. The property in Mumbles, Swansea, has been empty for years and is in a state of disrepair - but it's still on the market for a hefty price tag A dilapidated three-bedroom house in Swansea, hidden amongst lush greenery on a hill, is up for grabs at a staggering £450,000. That's more than double the city's average house price of £212,427, according to housing website Rightmove. ‌ The property, which has been vacant for years, may not seem like much with its missing roof slates, worn-out wooden decking and overgrown plot. However, it's located in Mumbles, where the average house price over the past year was £325,058, with detached properties like this one fetching an average of £518,500, as per Rightmove. ‌ The real selling point is the breathtaking view across Swansea Bay towards the city centre and the hills beyond, reports Wales Online. You just might need to hack the overgrown vegetation back to see it. ‌ Mumbles has always been a sought-after yet pricey place to live. According to Swansea councillor Will Thomas, it's become even more desirable with recent additions such as a new seawall, promenade, 3G sports pitch at Underhill Park, improved park facilities, and road crossings. Cllr Thomas, one of three councillors for the seaside ward, expressed his desire for Mumbles to be an attractive place for all residents, particularly young families, in order to keep local schools bustling. "A lot of Airbnb properties are up for sale since new Welsh Government policies and the 200% council tax in Swansea [for second homes]," he revealed. ‌ The house in question, Cairnside, is tucked away off Western Lane and has been listed since May. The estate agents marketing it have labelled Cairnside as a "hidden gem" on a large plot that could either be renovated or demolished and replaced with a new house, subject to necessary permissions. In addition to nearby shops and restaurants, the Blue Flag swimming beach Langland is within walking distance, and beyond that lies Caswell. Local bar owner Harry Gillies praised the former fishing village as a great place to live. "It's fantastic – everything is on your doorstep," he enthused. However, he did acknowledge a minor issue: "But there is a bit of a problem with parking." Mr Gillies, who owns Harry's Bar on Newton Road, added: "It's very busy at the minute. My bar is doing well." ‌ First-time buyers may find themselves taken aback by the house prices in Mumbles. Based on an annual survey of earnings by the Office of National Statistics, average salaries in Swansea were £34,871 in April 2024, making an average Mumbles property more than nine times the average wage. But for those lucky enough to secure a home there, the allure is as potent as ever. "Mumbles has always been a sought-after location thanks to its coastal charm, vibrant community, and excellent local amenities but in recent years we have seen demand grow even further," said Ricky Purdy, business partner at Dawsons estate agents, which isn't marketing the Western Lane house. "The new promenade has enhanced the seafront experience, creating a stunning space for walking, cycling, and enjoying the views while the area's restaurants, cafés, and independent shops continue to thrive." Mr Purdy said homes requiring significant work could hold great potential as buyers were investing not just in bricks and mortar but in the location. He added: "It's not just the sales market that sees the allure of Mumbles – our lettings team also see a high demand in those wishing to rent too."
