UEM Sunrise to benefit from MVV 2.0

PETALING JAYA: UEM Sunrise Bhd 's projects in Negri Sembilan are expected to benefit from the Malaysian Vision Valley 2.0 (MVV 2.0).
MBSB Research, which did not have a rating on the property developer, said the share price has a 'fair value' of 84 sen based on price-to-book ratio of 0.62 times pegged to latest book value per share of RM1.36, or slightly above the three-year mean.
'We think the slightly above mean valuation is justified for UEM Sunrise considering that it is the beneficiary of the property upcycle in Johor, while its growing presence in the central region of Malaysia supports future growth,' it said.
The research house noted that the development of MVV 2.0 together with job availability would drive demand for property in Seremban, which would support sales of Forest Heights, a mixed development township on 197.48ha of land in the heart of Seremban.
It pointed out that the company's offerings in Forest Heights sold at a slightly premium pricing compared to competitors in the same area due to the elevated living through its hilltop residences, providing scenic views.
Forest Heights has a gross development value (GDV) of RM1.9bil with residential projects making up 80% of total GDV and the remaining 20% comprising commercial projects.
In total, the company had 2,103.55ha of remaining land bank with a total GDV of RM90.9bil as of Dec 31, 2024.
Of the total, the company's central region comprising the Klang Valley and Negri Sembilan, had 204ha with a remaining GDV of RM28.6bil.
MBSB Research said the company has a financial year ending Dec 31, 2025 (FY25) new sales target of RM1.05bil, after achieving a new sales target of RM1.4bil in FY24.
Its first quarter ended March 31 (1Q25) new sales comprised 35% of the FY25 target, or RM370.6mil, with core net profit jumping 137% year-on-year to RM19.2mil.
In a filing with Bursa Malaysia on its 1Q25 performance, UEM Sunrise noted that the formalisation of the Johor-Singapore Special Economic Zone (JS-SEZ) in December 2024 is poised to amplify cross-border economic activity, further establishing Johor as a pivotal growth corridor.
'Looking ahead, UEM Sunrise is strategically positioned to leverage national economic initiatives, including the JS-SEZ and the National Energy Transition Roadmap, aligning its strategic vision with evolving market dynamics.
'With a firm commitment to creating stakeholder value, fostering resilient communities and shaping the future of real estate, UEM Sunrise remains poised to navigate the opportunities and challenges of 2025 with confidence.'
Against a backdrop of evolving global trade dynamics and supply chain realignments, the company noted that Malaysia faced both challenges and opportunities.

When tabling the 13MP in the Dewan Rakyat, Prime Minister Datuk Seri Anwar Ibrahim had announced the creation of STIZ in Johor, Melaka, Negri Sembilan and Sarawak. Anwar said the zones, developed through federal and state governments, the private sector and cooperatives, would catalyse new tourism products rooted in art, culture, heritage and nature. Johor Unity, Heritage and Culture Committee chairman K. Raven Kumar said the initiative fitted perfectly with Johor's push to become a premier tourism and investment hub in Southeast Asia. "These zones will strengthen our tourism offerings and breathe new life into untapped cultural, heritage and eco-tourism sites across the state," he told the New Straits Times today. "Districts such as Muar, Batu Pahat, Kota Tinggi and Endau-Rompin, rich in culture and nature, stand to benefit significantly from this move." Raven said the involvement of the private sector and cooperatives would pave the way for innovative tourism products, including integrated eco-resorts, artisan villages and curated heritage trails, particularly in rural areas. "This will not only attract high-value tourists but also create jobs and uplift local communities" "Among heritage sites set to benefit is the Muzium Tokoh in Johor Baru, which the state plans to revitalise under the STIZ banner." He said Johor would work closely with the federal government to ensure a smooth and impactful roll-out He also sees the STIZ as complementary to the Johor-Singapore Special Economic Zone (JS-SEZ), with tourism infrastructure and enhanced cross-border travel convenience playing a vital role in drawing regional visitors. "The STIZ initiative gives us the opportunity to further elevate Muzium Tokoh's profile as a cultural and historical landmark, potentially integrating it into heritage trails that celebrate Johor's rich legacy," he said. He added that strategic planning was underway to align state-level tourism assets with federal investment opportunities under the 13MP.

MBSM Research said private consumption, which accounts for more than 60 per cent of GDP, is expected to remain a key growth engine, supported by rising employment and income levels. The investment bank has anticipated that development expenditure will be maintained at around RM80 billion annually, contributing approximately 3.3 per cent of GDP, to ensure strong project flow and earnings visibility for construction players. "We opine that this level of spending is crucial to support multi-year infrastructure projects and public services, while avoiding excessive fiscal tightening that could hinder broader economic growth. "The government aims to reduce the fiscal deficit to 3.0 per cent of GDP by 2030, balancing investment needs with responsible fiscal management," it said in a note today. The investment bank opined that the key infrastructure projects set to anchor sector growth potentially include the mass rapid transit 3, Penang light rail transit, the East Coast Rail Link, Pan Borneo Highway, expansions at airports such as Penang and Miri, and various critical road projects nationwide. MBSB Research expects Sabah and Sarawak to receive substantial infrastructure funding to improve road networks, energy transition and logistics infrastructure. "Sarawak alone has proposed RM38.4 billion in allocations for new road construction and upgrades to existing roads, RM20.0 billion to ensure a clean water supply and RM7.90 billion for new health facilities.
