A trusting pensioner's £4million Belgravia home was wrecked after a tenant changed the locks and secretly sublet the property to droves of tourists on booking sites.
The four-bedroom London pad has been owned by Anabel Loyd's family for over three decades, and more recently the 69-year-old's mother decided to officially hand her the home.
After renting it out to family 'here and there', as well as a successful stint hiring it out as an AirBnB to various tourists, the Wiltshire woman decided to turn the property into long-term let due to 'slower periods during the winter'.
A family friend worked for Foxtons estate agents so she decided to go ahead with the firm, and soon a potential tenant emerged hoping for a two-year contract, which the 69-year-old accepted with break clauses, and a rent of £1,600-a-week.
They passed all of the estate agents checks, so Ms Loyd assumed all was well - but things started to go wrong almost immediately.
Upon moving into the home, the tenant claimed it was 'inhabitable' because of black marks on the windows despite a deep clean being carried out by the estate agents, according to Ms Loyd.
But the problems didn't end there, as the tenant changed the property's locks, dumped droves of Ms Loyd's items into a garage he shouldn't have had access to and began to rent the house out on Booking.com.
Ms Loyd told MailOnline: 'I was completely furious. [The tenant] was subletting to huge numbers of people and they would go to the pub for a drink, so the people in the pub, who are truly wonderful, knew exactly what was going on.
'There were all these people going and kind of minibuses of people arriving, I mean, sort of 12 people at a time in a house which isn't terribly big, I mean you could have perhaps fitted eight at a pinch.
'The house, meanwhile, has clearly, progressively been disintegrating.'
'My language on the subject has been truly spectacular. I really felt like going round and smashing my own front windows so that they couldn't let it anymore.
'I was flabbergasted, and very bad tempered. It so bizarre that you almost are laughing about it too because you can't quite believe it is possible.
She added: 'It is like having your house burgled, you feel everything is sort of dirty, in a strange way.'
'I wish I could say when I visit for the first time that I will be standing there in floods of tears, but I will be standing there in a tiring fury.'
And although her property is currently in the hands of another, a tenant subletting a property without permission is usually considered a civil matter, rather than a criminal one.
Recalling the moment she was told of hordes of unassuming Wigan supporters were descending on her home with crates of lager, she added: 'You do end up laughing because you can't believe it.
'And I have nothing against Wigan supporters at all.'
On Booking.com, the property advertised by Ms Loyd's tenant as 'Regal Haven Four Bed Home Near Buckingham Palace'
Luckily, her local publican and neighbours alerted her to the 'minibuses' of tourists packing into her property, which she said could only fit around seven or eight people 'at a pinch'.
After briefly searching online, she quickly found her 'unprincipled' tenant had been advertising her home via Booking.com, describing it as a 'regal haven', boasting a 9.3 rating out of 10.
And although to find her home on offer to strangers was 'salt to the wound', a string of images showing the damage to the property was 'the straw that broke the camel's back.'
'The sort of straw in the camels back was a US couple who had stayed at the property contacting us,' she said.
'There was dirty laundry, the doorknobs were falling off, a hole in the front door, and the three-foot high weeds in the backyard.'
Ms Loyd estimates she would have lost £20,000 in costs after repairing her home, a stone's throw away from Buckingham Palace, as she would have to re-carpet, repaint and more.
'Its accumulative damage and mainly cosmetic, but living in London, anything like that costs a lot of money to get.
'I know I am lucky to live somewhere else, and to have another home, but this is a story of when s**t hits the fan.'
'It doesn't really make it any better. all the same.'
And to add insult to injury, her tenant had also piled her possessions in the garage.
Ms Loyd also argued they shouldn't have had access to this part of her home, as the author feared some of belongings may be damaged.
'There may be some things that would be of a certain value that would be very difficult to replace.
'Some things you can't rectify if they are really damaged as opposed to paintwork.'
While she echoed concerns for books belonging to her husband's family, her main worry was for a painting of her beloved late pet.
'If they smash the picture of my late dog , I will wrangle somebody, because I just really mind about it. I mean, it's a pet long since gone.' she added.
And although she says Foxtons have offered to return the deposit and commission fee, she doesn't think it will touch the sides on repairs as well as money spent on renting - which includes a £499.20 a month management fee to the estate agents.
She added: 'The truth is had this been anywhere other than a small mews where everybody knows everybody business.
'It it wasn't for the local pub, no one would have known. From that point of view the tenant picked the wrong place for this sort of thing.'
She added: 'I think I would only consider renting to someone who was not to me or at least people I know in future.'
In light of her ordeal, Ms Loyd urged others to 'do their homework' when letting their properties, saying: 'Really press any agent before you let them let do something.'
It is understood Foxtons had been in contact with the tenant 12 times between April and May, having also issued him with a Section 8 during this time.
It is also understood the tenant has now signed a Deed of Surrender, a formal written agreement to end a tenancy earlier, and has until July 14 to vacate the property.

'He was dressed all in black, with a baseball cap, kind of hunched over,' the Tory MP said. 'I thought nothing of it.' But when he looked back, Davies, 41, noticed some unusual behaviour. The man crossed the road, walked past one row of cars, then crossed back and walked past another. 'I thought, 'That's a bit odd',' Davies said. 'So I decided to watch him and, sure enough, a couple of seconds later he's trying the doors of all the cars. He's pressing windows, trying boot handles. There were other people around — this was in broad daylight.' • Sebastian Payne: Middle-class vigilantes are turning against the state Davies called the police, providing a description of the man and his location. As Davies was talking, the man succeeded in breaking into a Mini. 'He's crawling all around the car,' Davies said, 'not looking to steal it but going through the glove compartments, side pockets, into the boot of the car.' The man filled a bag with items from the car then walked further down the road, trying more car doors. It was at this point that Davies decided to follow him, walking ten metres behind while remaining on the phone to the police. 'Anybody that spends any time in London these days will tell you they've seen something happen, whether it's jumping barriers at Tube stations, trying car doors, stealing phones out of people's hands,' he said. 'And I'm just getting fed up of it. At some point you can't just rely on hoping that the police will catch them. You've got to say something. You've got to act. I felt there was a possibility he could get away, that he may hide. Because I also didn't know how long the police would take to arrive.' Davies thought that sticking close to the man would increase the likelihood of a prosecution. 'There's over 60,000 thefts from vehicles every year and something like a 1 per cent detection rate. Jenrickman is here to restore a state of grace At one point the man turned around and clocked that he was being followed. 'He starts walking back towards me, which is unusual,' Davies said. 'The police said [to] get out of there very quickly. So I just crossed the road and pretended to walk away.' Davies subsequently saw the man attempting to hide behind a bus stop. 'Just at that point, the police car came, literally in front of me,' Davies said. 'I waved and pointed directly at the guy. They got out of the car, pinned him against the wall, took the bag off him.' Davies subsequently bumped into the Mini owner and explained that her car had been broken into. 'She felt a little uneasy about it and a bit confused,' he said. 'You feel violated by it. I think anyone would feel that way. This low-level crime is a real problem. In my part of the world, in Lincolnshire, you speak to farmers about equipment theft, sheds being broken into, tool theft. Robert Jenrick [the shadow justice secretary] has done some excellent work to highlight thefts from vans.' It is not Davies's first experience of crime. This year he found himself in a confrontation with two men on a motorbike who were attempting to steal his car from outside his house. He called the police but while he was on the phone decided he had no choice but to intervene. 'They were going to take the car so at that point I went and shouted after them outside,' he said. 'But they didn't seem to have any fear whatsoever. The guy jumped out of the car, jumped on the back of the bike. The guy who was driving pulled in front of the car to where I was and basically said, 'Come on then'.' Davies went back inside and the would-be thieves drove off. The police arrived 20 minutes later and found the plate that was fitted on the bike belonged to a van. The would-be thieves were not caught. For Davies, his experiences are part of a much bigger picture, which he linked to the row over police funding in after the spending review. 'The buildup of low-level incidents creates a feeling of a lack of trust,' Davies, a shadow Treasury minister, said. 'Sadiq Khan [London's Labour mayor] has said that as a result of the spending review there's not going to be enough money and there may be police cuts. The Police Federation is saying that the chancellor is not listening to the concerns of communities who feel unsafe and not listening to our own home secretary. That's a problem.' Would Davies advise others to intervene? 'I think they should, in the first instance, call the police. The only way we're going to tackle crime is by reporting it and making sure the authorities are aware. So you should not put yourself in danger, but you should call it out and you should call it in.'

An anaesthetist who took indecent photos of a five-year-old girl while she lay unconscious has lost a bid to shorten his sentence. Edward Finn committed 'about as egregious breach of trust as can be imagined' when he captured the pictures of four female victims. The 37-year-old made indecent images of a five-year-old girl and an adult patient after he anaesthetised them. And he also took photos of his wife while she was asleep, as well as a three-year-old daughter of a family friend. Finn was sentenced in June 2024 to eight years in jail with an extended licence of four years after pleading guilty at Nottingham Crown Court. He subsequently challenged the length of his sentence - though the Court of Appeal in London has now dismissed this. Mr Justice Johnson, sitting with Lord Justice Fraser and Judge Martin Picton, said Finn's offences took place between 2014 and 2023. He was caught after his wife found images of naked children on an old iPad, in a folder labelled 'hidden', the judge said. Further investigations into all of Finn's devices revealed thousands of indecent images of children, including more than a hundred in the most serious category, and images of an adult and a child taken during the course of his work. Finn, from Cotgrave in Nottinghamshire, told officers he was suffering from post-traumatic stress disorder after a girl he was treating had died. He also tried to take his own life before he was arrested and charged, the court heard. Andrew Wesley, for Finn, said at the appeal hearing on Friday that the sentence was too long because of 'the mathematics' of how it was reached. But the judges dismissed the appeal, with Mr Justice Johnson adding: 'This was about as egregious a breach of trust as can be imagined.' He continued: 'We conclude that the sentence imposed was not wrong in principle or manifestly excessive. 'We therefore dismiss the appeal.'

An alleged sword attacker has told a court how he tried to cook and eat his cat before killing a schoolboy. Marcus Arduini Monzo, 37, skinned and deboned his pet cat Wizard before allegedly launching a 20-minute spree of violence in Hainault, east London, while under the influence of cannabis, prosecutors say. He is accused of murdering 14-year-old Daniel Anjorin, mowing down pedestrian Donato Iwule with a van and attacking two police officers and a couple - Sindy Arias and Henry De Los Rios Polania - in their home on April 30 last year. Giving evidence at the Old Bailey on Friday, Monzo wept as he said he did not intend to harm anybody when asked about why he bought swords. He told jurors that in the days before the alleged attacks he 'received guidance and communication' in his head that the cat 'was being used against me by negative forces'. He said he took the animal to a park to get rid of it, but it had returned to his Newham flat on the morning of the alleged rampage, and that he then strangled it despite not wanting to. Asked why it was skinned, he told jurors: 'After I strangled him he (the communication) was telling me that the cat had taken energy from me and to replenish and get the energy back, I had to eat the cat.' Monzo said he tried to cook it, but became 'panicked and rushed', believing an event 'like an Armageddon' was happening. The defendant told jurors: 'I didn't have time to eat the cat.' He then put it in the back of his Ford Transit and picked up swords, a ball bearing gun and a backpack containing clothes. He said: 'I had this idea that the world was collapsing… something big was happening. I didn't know exactly what. I had the idea that I wasn't coming back.' Monzo said he then set off towards his parents' house. Prosecutors say he allegedly used his van to knock Mr Iwule into a garden, then slashed him in the neck with a samurai sword before his victim managed to escape. Asked why he changed direction, Monzo said: 'That is something I have thought about a lot, every day. Why just a block away from my parents house? A block later I would have arrived at their house.' Prosecutors allege he then virtually decapitated Daniel, who was wearing headphones on his way to school. Pc Yasmin Mechem-Whitfield allegedly chased the defendant through alleyways before he struck her three times with the sword which had a 60cm blade, prosecutors say. Monzo then allegedly entered a property and attacked a couple who were sleeping in an upstairs bedroom with their young daughter nearby. It is also claimed he struck Insp Moloy Campbell once with the sword before he was arrested. The defendant said he had no memory of what happened until he was Tasered. He told jurors: 'My memory after I left my home… gradually it becomes very vague and abstract… not very clear.' Monzo denies Daniel's murder and the attempted murders of Mr Iwule, Sindy Arias, Henry De Los Rios Polania and Ms Mechem-Whitfield, as well as wounding Insp Campbell with intent. He also denies aggravated burglary and possession of a bladed article relating to a kitchen knife. Monzo admits having two swords. The trial continues.
