
Saudi Arabia's real estate giant ROSHN using AI to enhance efficiency, improve services
Speaking to Arab News on the sidelines of the LEAP 2025 technology conference in Riyadh, Pablo Sanz, executive director of digital products, said: 'We are deploying multiple AI agents … so we can serve you better or we can solve your problems in a more convenient way.'
The move was part of the company's broader strategy to simplify processes and improve accessibility, to assist customers with purchases, moving in and managing services, he said.
Sanz said AI-powered tools were being used to create 3D models of buildings, automate the procurement process, streamline construction, reduce waste, improve efficiency and analyze data on real estate markets.
ROSHN recently partnered with Google Cloud to enhance its AI capabilities. The collaboration is designed to improve data-driven decision making and ensure the company's developments align with the goals of Saudi Vision 2030 for smart and sustainable cities.
'AI is changing how we do a lot of things,' Sanz said. 'The human touch is still important, but AI allows us to work faster and make processes more convenient in many areas, from customer interactions to supplier relationships.'
ROSHN has plans to build fully integrated communities in nine cities across the country and is a key player in the Kingdom's goal to achieve 70 percent home ownership by 2030.

SRC gets SAMA's nod to launch residential mortgage-backed securities
The Saudi Central Bank (SAMA) granted Saudi Real Estate Refinance Co. (SRC) a no-objection clearance to launch residential mortgage-backed securities (RMBS) in the domestic market, the bank said in a statement. This program is designed to strengthen the sector's financing capacity by transforming residential real estate financing portfolios into securities. This will contribute to establishing a robust securitization issuance framework, reinforcing the domestic debt market, broadening the investor base, and diversifying funding sources. In line with the objectives of Saudi Vision 2030, this step supports SAMA's mandate in fostering financial sector stability through its regulatory and supervisory role, the statement added.

The Kingdom was among the first nations to adopt UNESCO's Recommendation on the Ethics of Artificial Intelligence, endorsed in November 2021 by 193 member states. As AI technologies advance rapidly and influence daily life, concerns about their misuse have grown. Saudi Arabia has prioritized the creation of ethical frameworks that safeguard human well-being now and in the future. Core principles such as transparency, fairness, privacy protection, and justice guide its approach. Role of SDAIA, National Vision Through the Saudi Data and AI Authority (SDAIA) and in partnership with UNESCO, the Kingdom is shaping an ethical future for AI that benefits societies worldwide. These efforts reflect the vision and support of His Royal Highness Prince Mohammed bin Salman bin Abdulaziz Al Saud, Crown Prince and Prime Minister, and align with Saudi Vision 2030, which emphasizes knowledge-building, AI ethics awareness, and national capacity development. ICAIRE On the international stage, Saudi Arabia proposed the creation of the International Center for Artificial Intelligence Research and Ethics (ICAIRE).
