Zawya17-07-2025
Zada Developments is preparing to launch its latest project in New Zayed City soon. The project is a residential villa compound located in one of the city's most prime areas, surrounded by a number of upscale real estate developments.
Mohamed Awad Habib, Chief Commercial Officer (CCO) at Zada Developments, stated that the launch of this new project comes as part of an ambitious expansion plan that began less than six months ago. This marks the company's second project in such a short period, reflecting the rapid growth pace Zada has achieved since its inception.
Habib said that the company has successfully established a presence in the real estate market through its first project, and is now continuing its growth by launching a residential villa compound that represents a new qualitative leap.
He added that this swift achievement demonstrates the company's seriousness and clear vision to deliver upscale residential communities built to modern standards and world-class quality.
He noted that the project's prime location in a vibrant area surrounded by services and residents enhances its uniqueness, positioning it as one of the most prominent residential destinations in the area. The compound offers a fully integrated living experience, combining modern design, strategic location, and comprehensive amenities.
The company's CCO pointed out that the project adheres to the highest standards of quality in both planning and execution, including landscaped green spaces, recreational facilities, integrated security and smart technologies, all while offering a variety of unit sizes to suit different client needs.
Habib also pointed out that the company has already signed contracts with key partners responsible for the project's design and execution—renowned entities and leading names in architectural and engineering consultancy—which will be officially announced at the project launch.
He disclosed that the development consists of townhouses and twin houses with varied residential unit sizes and flexible payment plans tailored to the target clientele. The project includes both residential and commercial zones, with the commercial section serving customers in both Old and New Sheikh Zayed.
The company is also committed to bringing in strong retail brands for this commercial component, Habib concluded.

Empowering brokers with innovation: An interview with Dr Abdulaziz Albawardi, chairman of Skyloov Property Portal

From hidden fees to full transparency, Skyloov is the future of property portals Despite the dominance of major players in the UAE's real estate portal market, a new contender is making headlines by prioritising fairness, innovation, and real value for real estate agencies. Dr Abdulaziz Albawardi, chairman of the Board at Skyloov Property Portal, shares the vision, growth journey, and technological edge that are redefining how brokers and property seekers engage with the market. Question: Dr Abdulaziz, entering the UAE property portal market, home to well-established giants, is a bold move. What inspired this vision? Answer: The inspiration behind launching Skyloov in such a competitive environment stems from a deep commitment to empowering real estate agencies, particularly brokers who are the backbone of the industry. When we analysed the market, we found that many agencies - especially startups - were struggling due to unclear pricing models and a credit-based system that didn't prioritise their interests. Some agencies were forced to close because they simply couldn't keep up with the unfair structure. Skyloov was created to bring fairness, transparency, and support back to the real estate community. We offer a flat-fee model - no credit system, no hidden costs. Whether you list a studio in Ajman or a villa in downtown Dubai, you pay the same affordable price, starting at just Dh750 per month - more than 50 per cent lower than market averages. This approach has made Skyloov an increasingly popular choice for those looking to list or find apartments for sale in Dubai, giving both agencies and property seekers a reliable and cost-effective platform to connect. We also implemented rotational listings, meaning every listing gets visibility. No more being buried on page 99 just because someone else spent more on ad credits. Our focus is clear: help agencies list more and close more. Question: Skyloov is relatively new to the market. Yet, you've already gained impressive traction. Can you share some growth milestones and what drove this success? Answer: Certainly, we launched Skyloov in October 2024, and in just nine months, we've crossed 3.6 million monthly visitors, 130,000+ active listings, and onboarded 1,300 registered real estate agencies, with over 46 million property page views. This growth came with a digital-first strategy. We invested in performance-driven marketing across search engines, social platforms, and programmatic channels. Most importantly, we used AI to analyseuser behaviour, making our property matching smarter and faster. This tech-powered personalisation doesn't just enhance the user experience - it delivers real, high-intent leads to agencies, helping brokers close deals more efficiently. Question: Innovation seems to be at the heart of Skyloov's approach. What features set you apart from other property portals? Answer: Innovation is in our DNA. One of our standout features is "List Your Property" - a self-service tool for property owners to directly upload listings via our website or app. It simplifies the process and puts control in the hands of the owners. We also launched Broker Connect, a unique in-app feature allowing brokers across the UAE to connect in real time. They can send and receive property requests, share listings, and finalize agreements - all from one place. This tool makes collaboration faster and more efficient, helping brokers close deals without the back-and-forth. Another breakthrough is AI Voice Search - a first in the UAE. Users can simply speak naturally, for example, 'a two-bedroom in JVC under 1.2 million,' and instantly get relevant results. It's smart, intuitive, and saves time. Question: Have you seen a measurable impact among agencies using Skyloov? Any success stories to share? Answer: Absolutely. We've seen incredible feedback from agencies. One agency recently received over 1,500 qualified leads in a single quarter, without paying inflated fees. Because we don't operate on a pay-to-play model, agencies of all sizes get a fair shot at visibility and performance. We're giving them not just a platform, but a competitive edge to grow sustainably. Question: Looking ahead, what is your long-term vision for Skyloov in the region? Answer: Our vision is to become the number one property portal in the Middle East, GCC, and Eastern Europe - not just by traffic, but by trust, innovation, and real impact. We aim to be the first platform that property seekers think of and the most reliable partner for agencies. We're not here to replace anyone - we're here to fix a broken system that has, for too long, benefited only a few. The future of real estate in the UAE is collaborative, transparent, and tech driven. Skyloov is here to lead that future. Final thoughts Skyloov's rise in less than a year reflects a deep-rooted understanding of the real estate market's needs and pain points. By combining affordable pricing, real-time collaboration tools, AI-powered personalisation, and a user-first approach, the platform is redefining what a real estate portal should be in the modern era. With a strong foundation, customer-first mindset, and powerful technology, Skyloov is not just disrupting the market - it's setting a new standard for what property portals should be.

Union Properties inks $190mln deal for key real estate project

UAE - Union Properties, a leading UAE developer, has signed a conditional sales agreement valued at AED700 million ($190 million) for a significant real estate project in Motor City. This marks a pivotal milestone in the company's strategic roadmap, effectively concluding its comprehensive recovery plan which was designed to resolve all legacy debt settlements and restore long-term financial strength. Building on a record AED1.3 billion ($354 million) in plot sales achieved in 2024 as part of its comprehensive debt restructuring strategy, this latest agreement is expected to be recognized in the company's Q4 2025 financials. The Dubai developer said the real estate project will contribute meaningfully to the continued evolution of MotorCity, one of Dubai's most established communities. Structured under a deferred payment framework, the agreement further reinforces Union Properties' disciplined financial approach, with the initial deposit already secured, ensuring strong cash flow visibility and continued balance sheet optimization, it stated. Upon completion, the proceeds will enable Union Properties to fully settle its legacy debt, marking the culmination of a multi-year recovery strategy. This milestone positions the company to pivot decisively toward a new phase of sustainable growth, strategic capital deployment, and long-term value creation for its shareholders. Engineer Amer Khansaheb, the CEO and Board Member of Union Properties, said: "This transaction is more than a sale - it is a signal of strength. With this transition, we bring our recovery plan to a close, settle all legacy debts, and lay the foundation for a bold new chapter." "This milestone reflects not only the trust and confidence of the market in our vision, but also the resilience and discipline of our team in executing one of the most successful turnaround strategies in the sector. Today, we build from a position of strength, focused on strategic development, long-term value creation, and a sustainable impact across the UAE's Real Estate landscape," he added.

Aldar's affordable housing portfolio a 'top priority' amid growing UAE population

Aldar Properties, Abu Dhabi's biggest listed developer, will continue to ensure more affordable housing options to cater to a growing population in the UAE, its chief finance and sustainability officer has said. The affordable segment, alongside its industrial and logistics portfolio, is a 'top priority' for the company's recurring investments, Faisal Falaknaz told The National during a conference call after the company released its second-quarter results on Tuesday. 'That is one of the top asset classes that we are focused on growing today in terms of our capital allocation priority … there's a lot of pent-up demand for more affordable offerings in Abu Dhabi and Dubai,' Mr Falaknaz said. 'We have a lot happening in the pipeline and, in due course, we'll be announcing those.' Aldar reported a 25 per cent annual jump in its second-quarter net profit, underpinned by higher sales and a strong UAE economy. Net profit in the three months ended June rose to Dh2.2 billion ($599 million), the company said on Tuesday in a filing to the Abu Dhabi Securities Exchange, where its shares are traded. Revenue for the quarter leapt 46 per cent year-on-year to Dh7.7 billion, while earnings before interest, taxes, depreciation and amortisation, a key metric of profitability, climbed 39 per cent to Dh2.8 billion. For the first half of 2025, net profit surged 24 per cent annually to Dh4.1 billion. Revenue leapt 42 per cent to Dh15.5 billion, while Ebitda increased 38 per cent to Dh5.3 billion. Aldar said total sales in the second quarter rose 32 per cent annually to Dh9 billion, while first-half sales grew 35 per cent to Dh17.5 billion. Aldar's performance through the first six months of the year comes 'against a backdrop of positive macroeconomic fundamentals, underpinned by the UAE's strong fiscal position and sustained investment across key sectors', said Mohamed Al Mubarak, chairman of Aldar. Furthermore, Aldar currently has no plans to raise more capital in the near future, said Mr Falaknaz. The company has a 'very strong' balance sheet with about Dh30 billion in liquidity and is not looking to expand into other overseas markets outside Egypt and the UK, he said. Real estate remains one of the key pillars of UAE's economy, proving its resilience after strongly bouncing back from the dip brought about by the pandemic. Government measures such as residency permits for retired and remote workers and expansion of the 10-year golden visa programme have boosted foreign investment flows into the Emirates' property market over the past few years. The robust momentum in the UAE's economy − the Arab world's second largest − driven by the government's diversification efforts, have also support real estate market activity. Also, millionaire investors are increasingly looking towards Abu Dhabi real estate. The UAE capital is home to the highest number of luxury properties on sale in the country, with 352 homes for sale valued above $1 million, a recent report by developer Bloom Holding found. Last week, Aldar announced that it sold an eight-bedroom ultra-luxury mansion for Dh400 million, which it claimed was the most expensive home ever sold in the UAE capital. 'Our development business recorded high demand across existing inventory and launches … our focus remains on delivering our substantial develop-to-hold pipeline, while maintaining a steady pace of residential launches aligned to market demand,' said Talal Al Dhiyebi, group chief executive of Aldar.
