(WKBN) — June is National Homeownership Month, and the Ohio Department of Commerce Division of Real Estate and Professional Licensing is marking the occasion by offering advice to first-time homebuyers.
There are a multitude of things to consider when it comes to buying a new home, matters ranging from surface-level aesthetics to potential hazards buried in the basement.
Set a realistic budget: Before house hunting, take a close look at your finances. Consider not only your mortgage but also additional expenses like insurance, property taxes and ongoing maintenance. Securing preapproval from a lender can help clarify your price range and strengthen your offers.
Do thorough research: Look beyond aesthetics by researching neighborhoods, schools and property values. By choosing a home that aligns with your current lifestyle and future goals, you can help ensure you make a sound long-term investment. Take advantage of tools like Ohio's Homebuyers Guide and fair housing resources. These resources can help you understand how the real estate transaction process works and how you can properly prepare for each step.
Don't skip the home inspection: An inspection can reveal critical issues you might otherwise miss, saving you future headaches and large repair bills. Avoid the temptation to skip this step in order to speed along the transaction since you may end up regretting that decision.
It's also good to request a final walkthrough to ensure the previous tenants didn't cause any damage on their way out. If they did, patching those new holes will fall to you.
While it may also be tempting to go on a spending spree to furnish your new home, it's best to avoid any big expenditures before the deal is done.
Unlicensed individuals: Always verify the credentials of an agent or broker before you engage them since unlicensed individuals may lack the expertise and accountability needed to properly guide your home purchase. Working with a buyer's agent is strongly encouraged to ensure they prioritize your best interests. For example, if attending an open house without a buyer's agent, keep in mind that the listing agent represents the seller. By avoiding sharing sensitive details like your budget or timeline, you can protect your negotiating power. If you're working with a buyer's agent, discuss attending open houses with them in advance.
Insufficient property disclosures: Be wary of incomplete information about a home's condition since missing or vague disclosures could signal hidden problems. It's important to ask the seller and their agent as many questions about the condition of the property or other facts about the property that may influence your decision to make an offer to purchase.
Fraudulent listings: Exercise caution if you see homes listed on social media sites or other nontraditional platforms. It is possible that the home listed on those platforms may not even be for sale. Watch out for potential scammers who refuse to meet in person or via a video call, are willing to sell fast and have an asking price below market value.
Another good tip to keep in mind, if something seems too good to be true, it probably is.
'Becoming a homeowner is an incredibly exciting time in someone's life, but preparation is key to making sure this process goes smoothly for homebuyers,' Division Superintendent Daphne Hawk said. 'Because purchasing a home is likely the largest investment many individuals will ever make during their lifetimes, our goal is to make sure buyers are not only excited about owning a home but also educated as they take this important step.'

New library branch opening inside Eastwood Mall
NILES, Ohio (WKBN) – Warren-Trumbull County Public Library customers will soon have access to books and other library materials while shopping at the Eastwood Mall. A new branch — the Eastwood Mall Library — is tentatively scheduled to open Sept. 2 at the mall, according to a news release from W-TCPL. The branch will offer access to books, technology and programming for people of all ages at a central, accessible location. It will be located in the 2,500-square-foot storefront in the JCPenney concourse, near the children's indoor play area and across from Mercy Health St. Joe's at the Mall. Along with materials available for checkout, the library plans to offer Internet-accessible computers, printers and Wi-Fi for public use, as well as programming for children, teens and adults. 'The Eastwood Mall Complex is a thriving community destination with shopping, restaurants, and entertainment options,' said Jim Wilkins, W-TCPL's executive director. 'This is a wonderful opportunity to provide library services and support to the people who regularly shop, visit, and work there.' A ribbon-cutting ceremony and grand opening celebration will be held in early September, with special events and giveaways planned throughout the month. Valley Kitchen: Shrimp, grits, or lemon ricotta blueberry pancakes
BOARDMAN, Ohio (WKBN) – A local restaurant's second location, open just a few months, has exploded in Boardman. Valley Kitchen on Route 224 has a massive menu with a full bar and incredible breakfast and lunch entrees, whether you want sweet or savory. 'On the sweeter side, we have the lemon ricotta blueberry pancakes. We start fresh every day with our lemon ricotta pancake mix. We have a fresh lemon curd, fresh blueberries, and we top it all with whipped cream. This is a very big seller here at Valley Kitchen at both Boardman and Hermitage,' said Valley Kitchen General Manager Rachel Gassner. 'A little more on the savory side, we have our shrimp and grits. Shrimp freshly cooked along with bacon, peppers, onions, and we serve a side of Thai sauce with grits made in-house every day.' The Roasted Beet salad and variety of skillets are also big draws at Valley Kitchen. 'Fresh spring mix, pistachios, beets, feta cheese, Granny Smith apples, onions, and dried cranberries served with your dressing of choice, but most people like our white balsamic on that. You can add grilled chicken, blackened chicken, fresh shrimp,' said Gassner. 'We offer a wide variety of skillets. Our Chorizo Lime skillet. It has Chorizo sausage in there. There's corn, there's peppers, eggs of your choice, and it comes with our fresh bread, either multigrain, white rye, or a biscuit and a lime on the side.' If you've never tried Valley Kitchen's stuffed French toast, you're truly missing out. 'Our Strawberry Nutella stuffed French toast is three pieces of French toast with Nutella in the middle,' said Gassner. 'Our in-house housemade strawberry glaze, whipped cream, and topped with fresh strawberries.' Valley Kitchen also offers healthier dishes like the 'Locks and Loaded.' 'The Locks and Loaded starts with an everything bagel. Then we add dill seasoning, cream cheese, smoked salmon, onions, cucumbers, and capers,' said Gassner. 'It does come with a side of your choice being either grits, potatoes, or fresh fruit, which includes bananas, strawberries, and blueberries.' Not only is the menu at Valley Kitchen packed with variety and fresh choices, but so is the full bar. 'We can do coffee drinks, and we also serve alcohol. A Cinnamon Roll latte–you could do this. Hot or iced, and then toppings of choice. We can mix flavors together. Whatever you're interested in, we probably have it here,' said Gassner. 'Next, we will go to our Espresso martini. Then we have our in-house Margarita, and then here we have a Lavender lemonade martini.' No matter what day you head to Valley Kitchen, expect it to be buzzing with lots of customers and a great open atmosphere with a patio. Mexican restaurant to open in Niles
NILES, Ohio (WKBN) — It appears a new authentic Mexican restaurant is coming to Niles. Signs for Tlaquepaque Tequila have been put up on the old Stoneyard Grill in Niles. The former restaurant on S. Main Street closed abruptly last month. Niles Mayor Steve Mientkiewicz says in speaking with Tlaquepaque's owner, the tentative opening date could be within the next few weeks.
