
Northlight Capital Partners and Condor Partners Announce Refinancing & Future Funding for Mural Park
This redevelopment project has transformed two historic industrial buildings into modern, Class A brick-and-timber loft office buildings designed for today's modern tenants.
"Beginning in 2024, Northlight began looking at the office credit market as a compelling special situation investment opportunity," said Ben Gerig, Chief Executive Officer of Northlight Capital Partners. Mural Park is located in Chicago's historic Pilsen neighborhood – named one of the world's 12 coolest neighborhoods by Forbes in 2019. This redevelopment project has transformed two historic industrial buildings into modern, Class A brick-and-timber loft office buildings designed for today's modern tenants. Since opening in 2019, Mural Park has leased 150,000 square feet of office space, including over 130,000 square feet since the onset of the COVID-19 pandemic. Tenants include HCSC (Blue Cross Blue Shield Parent), One Hope United, Noble Charter Schools, Relay Graduate School of Education, Puratos, OneSix Solutions, Eversight, and 5 Rabbit Cerveceria.

Mural Park recently welcomed One Hope United, a nonprofit organization serving over 10,000 children and families annually across Illinois and Florida, with more than 800 employees and 9 locations. The organization took possession of 14,000 square feet of custom-built space in March, bringing the project to 75% leased and occupied. Additionally, 5 Rabbit Cerveceria is now under construction of a 12,000sf restaurant and mircrobrewery after years of pandemic-related delays. 'We are excited to reintroduce Mural Park to tenants seeking standout office space in Chicago,' said Konstantine Sepsis, Avison Young. 'Its continued leasing, even through challenging times, is a testament to the truly special nature of this project.'

It wasn't so long ago that Lululemon was a star in the always tough and highly competitive specialty clothing industry. A closer look at how it started falling from the sky, and whether it's got a chance at regaining altitude, will show the main reason for its drop. Stiff headwinds Basically, Lululemon has struggled to cope with two trends -- rising competition, and the end of the COVID-19 pandemic-era boom in exercise products, services, and apparel. With the many closures and lock-ins of that age, people were often stuck for things to do. Two activities that could be conducted at home with relative safety were working out or doing yoga, hence the rise in demand for athleisurewear. This coincided with the rise of Lululemon as a brand; the company had clothes and accessories that not only looked good but were highly practical for such pursuits. Excessive success leads to determined competition, and rivals inevitably piled into the space. At the same time, the company was maturing, a combination that slowed sales growth notably. From a 42% improvement in fiscal 2021, in the three subsequent years, growth withered to 30%, 19%, and finally 10% in 2024. To its credit, Lululemon has been able to consistently land in positive territory on the bottom line. But investors are always hungry for meaningful revenue growth, and when that slows, they often bail. One brand among many To its credit, Lululemon has remained profitable, as it's continued to -- sensibly, in my view -- focus on that combination of product style, durability, and usefulness. Yet with those determined competitors crowding its space, the company's wares aren't as distinctive as they used to be. Given that, I'd probably be hesitant to buy the stock for its growth potential until the company figures out how to better distinguish itself in the market again. TeamSense, a Seattle-area startup that helps track employee absences, raises more cash

The company recently raised $19.5 million, according to a new filing with the SEC. TeamSense CEO Sheila Stafford declined to comment when reached by GeekWire. TeamSense originally spun out of a joint innovation studio managed by Seattle-based Pioneer Square Labs and Fortive, the Everett, Wash.-based industrial giant. The company launched in 2020 and built software to help employers track COVID-19 symptoms at the workplace. The product has evolved into a text-based system designed to manage employee attendance in real-time. Employees can use TeamSense to tell employers when they can't come to work. Managers are notified immediately and the data is tracked for HR teams. The software uses automatic language translation and integrates with other HR platforms such as Workday, Zenefits, ADP, and more. TeamSense's customers include manufacturing and logistics companies. The startup has around 30 employees, according to LinkedIn. Fortive acquired TeamSense in 2021. The company has operated independently since 2022; Fortive remains a minority investor. TeamSense raised $4 million in 2023 from Bonfire Ventures and Operator Collective. Stafford previously held leadership roles at Fluke, Whirlpool, and GM.
