Located at 2-16 Springfield Avenue, Dublin 6W, and just 200 metres from Templeogue village, the site extends to 0.58 acres with two apartment blocks. These blocks accommodate a total of eight two-bedroom apartments which are fully occupied and generating €106,000 in gross annual rental income.
A feasibility study by Shay Cleary Architects demonstrates the potential for a development of between 16 and 20 dwellings under a choice of two designs. Each option would rise to three storeys and could be either three-storey townhouses or a combination of duplexes and apartments.
The site is zoned residential under South County Council Development Plan 2022-2028.
Springfield Avenue is well connected by public transport with a number of bus routes within walking distance.
Nearby Templeogue offers a range of amenities including cafes, pubs and shops while Terenure is located just 1.8 kilometres from the property.
A number of schools are also within walking distance including Terenure College, Templeogue College and Our Lady's School.
Cliona Lenihan, of the development and land consultancy team at CBRE, said that the Springfield Avenue property is located in a prime residential area.
"While there is no planning in place, the current passing income from the properties will be appealing to a wide range of investors and developers seeking redevelopment opportunities. We expect to see strong interest from a wide range of parties based on its location and its proximity to Templeogue village and Dublin city centre."

BEIJING, June 3 (Reuters) - China's factory activity in May shrank for the first time in eight months, a private-sector survey showed on Tuesday, indicating U.S. tariffs are now starting to directly hurt the manufacturing superpower. The Caixin/S&P Global manufacturing PMI fell to 48.3 in May from 50.4 in April, missing analysts' expectations in a Reuters poll and marking the first contraction since September last year. It was also the lowest reading in 32 months. The 50-mark separates growth from contraction. The result is broadly in line with China's official PMI released on Saturday that showed factory activity fell for a second month. According to the Caixin survey, new export orders shrank for the second straight month in May and at the fastest pace since July 2023. Producers said the U.S. tariffs restrained global demand. That dragged down overall new orders to the lowest since September 2022. Factory output meanwhile contracted for the first time since October 2023. Employment in the manufacturing sector declined at the sharpest pace since the start of this year, as producers cut headcount. Output prices have fallen for six straight months due to intense market competition. In the auto industry, for example, an intensifying price war in China has stoked fears of a long-anticipated shake-out in the world's largest car market. Robin Xing, Chief China Economist at Morgan Stanley, said this underscores how supply-demand imbalances continue to fuel deflation. "There is growing rhetoric about the need for rebalancing, but recent developments suggest the old supply-driven model remains intact. Thus, reflation is likely to remain elusive." Surprisingly, export charges rose for the first time in nine months, marking the fastest growth since July 2024, as companies cited rising logistics costs and tariffs. Overall, business optimism improved in terms of future output, as they expect the trade environment to improve with market expansion.

A Trump Official Threatens to Sue California Schools Over Trans Athletes
The U.S. Department of Justice on Monday threatened legal action against California public schools if they continued to allow trans athletes to compete in high school sports, calling the students' participation unconstitutional and giving the schools a week to comply. In a letter sent to public school districts in the state, Harmeet K. Dhillon, assistant attorney general for civil rights, said the California Interscholastic Federation's 2013 bylaw that allowed trans athletes to compete violated the Equal Protection Clause of the Constitution and discriminated against athletes on the basis of sex. 'Scientific evidence shows that upsetting the historical status quo and forcing girls to compete against males would deprive them of athletic opportunities and benefits because of their sex,' Ms. Dhillon wrote, referring to trans girls as males. Elizabeth Sanders, a spokeswoman for the California Department of Education, said on Monday that the department was preparing to send guidance to the state's school districts on how to respond, and that it would do so on Tuesday. The Justice Department's move came two days after a trans girl won championships in two girls' events at the California state track and field meet, and less than a week after President Trump decried her inclusion in the competition, saying that he would cut federal funding to the state if it let her participate.
