Casa Luna — a dramatic estate inspired by Greek villages — lists in CA. See it
Built in 1982, the picturesque four-bedroom, four-bathroom residence — which is listed for $5.5 million — was actually built by an iconic Northern California architect, who clearly had an idea in mind after traveling to a different continent.
'Casa Luna is a one-of-a-kind architectural masterpiece by Big Sur legend and the creative force behind Post Ranch Inn Mickey Muennig. Inspired by a visit to small villages in Greece, the home elegantly mirrors the curves of the moon and the rhythms of nature,' the listing on Sotheby's International Realty said.
'Set on over 5 private acres dotted with fruit trees, garden beds and lush landscaping within a gated community just minutes from Pfeiffer Beach and world class amenities, this iconic three-level residence flows organically down the hillside.'
The personality of the exterior of the home echoes the interior with its fantastical Greek muse, showcasing 'Muennig's signature style merging earth, light, and motion,' the listing described.
Another grand feature? The views — mountain and water included.
The listing is held by Nicole Truszkowski and Zak Freedman with Truszkowski Freedman & Associates of Sotheby's International Realty – Carmel Brokerage.

A 1,000-year-old castle near Milan has listed for $4.16M — centuries-old frescoes included
A 1,000-year-old Italian castle once designed for war is now courting peace — and a buyer. The sprawling 102,257-square-foot estate, located in the town of Landriano about 15 miles south of Milan, has hit the market for roughly $4.16 million. Originally built in the early 11th century as a military stronghold for the noble Landriani family, the fortress underwent a dramatic shift in the 1500s after it was acquired by the aristocratic Taverna family. Advertisement They softened its defensive edges, removing towers and battlements and infused the interiors with Renaissance flair. 6 A sprawling 1,000-year-old castle just 15 miles south of Milan, Italy is on the market for about $4.16 million. Italy Sotheby's International Realty 6 Originally built in the early 11th century as a military fortress for the noble Landriani family, the 102,257-square-foot estate in Landriano was transformed into an elegant Renaissance residence by the powerful Taverna family in the 16th century, complete with frescoes and ornamental flourishes. Italy Sotheby's International Realty Advertisement 'With the Taverna family, it became an elegant Renaissance home with frescoes — less severe and more for receptions,' Diletta Giorgolo of Italy Sotheby's International Realty, which began marketing the property at the end of July, told Mansion Global. Today, remnants of that transformation remain visible in the castle's vaulted porticoes and walls still adorned with centuries-old frescoes. A white stucco exterior and red-tiled roof encircle a central courtyard, anchoring the estate's architectural symmetry. 6 Abandoned by the 19th century, the castle was restored in the early 20th and has remained privately owned since the 1980s. Italy Sotheby's International Realty Advertisement 6 While the current owners never completed a full renovation, the castle still features original Renaissance frescoes, 10 bedrooms, 10 bathrooms and a central courtyard framed by a pointed arch portico. Italy Sotheby's International Realty Though once abandoned in the 19th century, the castle was brought back to life in the early 20th and has been privately owned ever since. The current sellers, whose identities remain undisclosed, acquired the property in the 1980s but never completed a full restoration. The structure, while grand in scale, is in need of significant work. The listing notes 10 bedrooms and 10 bathrooms. Advertisement Despite its renovation needs, the property offers substantial potential. 6 Set on 1.2 acres, the romantic property could serve as a hotel or foundation headquarters. Italy Sotheby's International Realty 6 Its location — close to Milan, Liguria, major airports and bordering countries — also makes it viable as a private residence, according to listing agent Diletta Giorgolo of Italy Sotheby's International Realty. Italy Sotheby's International Realty Giorgolo suggested it could be converted into a boutique hotel or a foundation headquarters, citing its sheer size and strategic location. 'It's ideal because you're close to the city, but you're already on the way down to the seaside [region of Liguria],' she told the outlet. 'It's also an easy reach from the airport and Germany, Switzerland and Austria, so it's centrally located.' She added, 'It's a very romantic place.'

Live The Idyllic Greek Vacation Life All At Time At Costa Navarino
I had long heard about Costa Navarino, a more than 2,400-acre development in Greece's Peloponnese that has been a game changer in the country's hospitality scene ever since its first phase opened in 2010. Actually, calling it a development is something of a misnomer- this is a place that's a full-scale destination and a sustainable one at that, which respects the surrounding land. Located in the Greek region of Messinia in the southwest, Costa Navarino brings an area to the limelight that locals know about but Americans largely don't. I, for one, hadn't heard about it until Costa Navarino came into the picture. Until then, I always associated Greece with Athens, Mykonos, and Santorini. Costa Navarino comprises four hotels: The Romanos, a Luxury Collection Resort, The Westin Resort Costa Navarino, W Costa Navarino, and Mandarin Oriental, Costa Navarino. Then there are four golf courses, multiple spas and gyms, upwards of 40 restaurants- each tastier than the next, boutiques with fantastic shopping, tennis courts, other sports facilities, and the list goes on and on. From my recent visit, I can tell you that there's so much to see and do in the Peloponnese that you would need a lifetime at least to explore the region to the fullest. The ancient sites are endless, the beaches are uncrowded and spectacular, the local towns are full of visit-worthy restaurants and stores, and taking a scenic drive along the coastline is just one of the many ways to explore. With the residences at Costa Navarino, this dreamy Greek life can be yours all the time. The real estate offering here features multiple neighborhoods and home types to meet a variety of tastes, but what makes them special is that they integrate beautifully into the landscape and impart a distinct sense of place. When I walked through the front doors of the villas I toured, it was clear that I was in the Peloponnese. In my recent interview with Evgenios Dendrinos, who is the managing director of Costa Navarino's developer TEMES, I learned more about the appeal of calling this vacation destination 'home.' Why should someone buy a home in Costa Navarino? What's so special about the development? The residential proposition at Costa Navarino presents a rare opportunity to own a home within a sustainably driven destination, in one of the most pristine coastal regions of the Mediterranean. It's one of the few beachfront developments in the Med offering such proximity to the sea, within a fully serviced, gated, and low-density environment, where 90% of the land will remain green forever. The properties are integrated into the landscape, and homeowners benefit from privileged resort access, high-quality infrastructure, premium property management, and a multitude of authentic experiences, including four golf courses, various sports, wellness, gastronomy, and recreational activities. Owning a home means becoming part of a growing community that is actively engaged with the local culture and surroundings. It's a destination designed for long-term living — with the infrastructure, services, and quality of life to match. This exclusive residential offering has garnered strong international interest, with over 85% of the villas within the 130-hectare beachfront Navarino Dunes area, already sold or reserved. This diverse owners' community includes families from across the world—among them USA, north, central and west Europe, and Greece. How many homes are there and what types of properties are available? Costa Navarino offers a curated range of private residences, featuring bespoke (off-plan) and turn-key villas with 5 to 7 bedrooms, in plots ranging from 1,570 m² - 2,200 m² and interiors from 470 m² to 630 m². Can you describe the different neighborhoods and how each is distinct? Sea Dunes, just 30 meters from the beach, offers large, low-rise 6-bedroom villas, affording sweeping Ionian views, ample space and privacy. They are offered off-plan, with extensive customization options. Olive Grove has turnkey 5 bedroom villas with extensive customization options. Owners enjoy stunning sea and golf views from garden level, in the privacy of verdant olive groves. What is the price range? Current pricing starts from €6.5 million for off-plan residences at the Sea Dunes neighborhood and from €6.4 million for turn-key residences at the Olive Grove neighborhood. What is the design style of the properties? Are there varying styles? The architecture blends contemporary luxury with bioclimatic design, using natural local materials, stone facades, and earth tones in perfect harmony with the landscape. Villas are designed with planted roofs, open layouts blending indoor and outdoor living, and extensive customization options. The strict design guidelines ensure full alignment with the region's traditional architectural patterns. What benefits do homeowners have? Owners enjoy access to resort facilities (golf, spa, sports, kids' programs, leisure activities, authentic experiences, etc), concierge and property management, membership at the exclusive Owners' Club, 24/7 security, and rental management programs, for renting their villa when they're not using it What about the surrounding infrastructure? Costa Navarino is located close to Kalamata International Airport (approx. 45 mins), which offers international and domestic connections. The marina in Pylos and the Bay of Navarino in general, provide safe anchorages for private yachts, sailing boats and cruise ships. From Kalamata to Pylos, the surrounding cities and villages offer a variety of experiences, from dining to nightlife, as well as well-equipped hospitals, commercial and shopping districts, including Navarino Agora: a modern marketplace for dining, shopping, and cultural events. How safe is Costa Navarino and the wider area? All resort areas at Costa Navarino offer a gated, secure community with 24/7 services. The wider Messinia region is known for its low crime rates, warm hospitality, and strong local traditions, making it a safe and welcoming place to live year-round.
