
Ajman leases hit $1.33bln in 2024, up 50%
The total value of lease contracts reached AED4.929 billion. The value of lease contracts recorded a growth of AED1.646 billion, with an increase of 50.13% compared to 2022, according to the Department's 2024 Annual Report.
Abdul Rahman Mohammed Al Nuaimi, Director General of Ajman Municipality and Planning Department, confirmed that the Emirate of Ajman has become a leading city that attracts residents, visitors, and investors, as it has all the elements that provide an ideal and safe living environment.
He added that the Emirate has become a preferred destination for visitors thanks to its luxurious amenities and modern facilities that guarantee a unique experience for visitors. He explained that the value of Residential Lease Contracts for the past year, 2024, amounted to AED2.647 billion, while commercial contracts recorded a growth of AED2.15 billion.
Investment Contracts reached AED266 million, which reflects that there is a growing demand for housing in the Emirate, in addition to a remarkable recovery in the commercial sector, as well as attractiveness of the Emirate's for quality investing.
Al Nuaimi noted that Ajman continues in its strong progress in attracting investments and supporting development projects, while ensuring its sustainability and success across all sectors.
He added that the Emirate's strategic geographic location, being a key link between the other emirates, has played a significant role in increasing demand for Residential, Commercial, and Investment Contracts.
He highlighted the wise directives of Ajman's wise Leadership, which places great importance on encouraging both citizens and investors by providing all kinds of support and facilities. He emphasized that the Emirate's legislation and regulations are flexible and provide a stimulating environment for entrepreneurs. As part of the Emirate's smart transformation, these initiatives have significantly contributed to accelerating transaction processing and providing services with high efficiency.
He added that Ajman Municipality and Planning Department continues to improve customer experience, thanks to its qualified staff who have worked towards developing integration projects with relevant partners and launching electronic and smart systems that contribute to completing transactions in a very short time. He explained that these efforts are in line with the Department's strategic goal of achieving Balanced Urban Development and improving the wellbeing of customers in Ajman.
For his part, Ammar Abdul Karim Al Kayed, MPDA's Director of Rental Regulation Department, explained that the attestation of all types of rental contracts, including Residential, Commercial, and Investment Contracts, witnessed a significant increase during the last year, 2024, compared to 2022 and 2023, as the cadres completed 100,236 Residential Contract Transactions, 37,855 Commercial Contract Transactions, and 269 Investment Contract Transactions.

Sharjah Ruler unveils decent living grant for some Emirati families
Sharjah has announced a "decent living grant" to help Emirati families live better with an aim to increase their monthly income to AED 17,500. It follows the directive of His Highness Sheikh Dr Sultan bin Mohammed Al Qasimi, Supreme Council Member and Ruler of Sharjah, to provide financial assistance to 3,162 families registered with the Social Services Department. The Department will be given an additional AED 134 million annually to be disbursed to the families starting September. Sharjah Electricity completes strategic gas pipeline relocation
SHARJAH: Sharjah Electricity, Water and Gas Authority (SEWA) has completed the relocation and adjustment of its strategic gas pipeline located in the emirate of Fujairah, under the supervision of the Kalba Department, adhering to the highest safety and quality standards. This project enhances the gas network infrastructure and improves operational efficiency. The relocated pipeline is 4,200 metres long, 10 inches in diameter, with an operating pressure of 60 bar. The project cost AED8,585,000, while removal of the old pipeline cost AED1,250,000. Engineer Yousif Al Hammadi, Director of Kalba Department at Sharjah Electricity, Water and Gas Authority, stated that this move reflects the authority's commitment to strengthening natural gas infrastructure in Sharjah and providing sustainable, safe services that meet the demands of population and urban growth. He explained that the relocated pipeline plays a pivotal role in natural gas supply and network enhancement, ensuring effective and stable network performance.

Dubai: Tenants negotiate lower rents with landlords as new units enter market
The growing supply of new residential units in Dubai is giving tenants more options to renegotiate their lease terms as rents dropped slightly during the first half of 2025. Based on rental contract data from the Dubai Land Department (DLD), residential rents saw a slight decline of 0.6 per cent in the first half of 2025 compared to the second half of 2024, said Cavendish Maxwell. 'This dip was mainly due to a fall in renewal contract rental rates, as more units have come onto the market, giving tenants more options and greater room to negotiate with landlords. This reflects growing tenant confidence, with many choosing to renegotiate lease terms or move, especially in areas with increased new supply. However, compared to the first half of 2024, rents are still up, "showing an annual growth of 9.9 per cent," the real estate consultancy's analysts said in the latest report on Dubai's real estate market. Rents in Dubai have been on the rise for over the past four-and-a-half years due to demand outstripping supply amidst strong growth in population. Most of the communities in the emirate saw a nearly double-digit increase in rentals over the past years. Data showed that around 17,300 residential units were completed in the first half of 2025. It is estimated that over 61,800 units are under construction, and more than 100,000 units are projected for delivery in both 2026 and 2027. This could be an average of 9,000 units being delivered each month through 2027, but actual completion rates are expected to be lower, which may lead to timeline shifts and delayed handovers. In the first half of 2025, over 244,000 rental contracts were registered, with renewal contracts continuing to dominate the market and accounting for approximately 66.8 per cent of all agreements. 'Should upcoming supply materialise faster than current market absorption, it could offer significant relief to tenants by easing upward pressure on rents,' said Cavendish Maxwell. 'Dubai's residential market continues to benefit from what is now becoming an identifiably almost unique combination of positive factors. First, global uncertainties are prompting investors to look for more stable environments, with the UAE emerging as a preferred destination for capital. Second, positive macroeconomic indicators across the board, including both economic growth and inflation. Third, and as a result of all these factors, population growth driven by job opportunities and political stability,' said Julian Roche, chief economist at Cavendish Maxwell. 'Whilst all real estate markets are cyclical and Dubai can ultimately be no exception to a point of inflexion driven by increasing supply, it is important to remember that by comparison to international benchmarks, Dubai remains competitive across the range of residential property, including luxury,' he added. The gross rental yields in Dubai stood at 7.2 per cent for apartments and 5 per cent for villas and townhouses. 'With sales prices continuing to rise at a faster pace than rental rates, yields recorded a slight decline compared to the second half of 2024. Despite this, Dubai's rental yields remain strong and continue to outperform those in many major global markets,' said Cavendish Maxwell.
