Godrej Properties sells homes worth ₹2,000 cr at Bengaluru project launch

Godrej Properties, the realty arm of Godrej Industries Group, has sold 1,450 homes worth Rs 2,000 crore at the launch of the first phase of its township project, Barca at the Godrej MSR City, in Devanahalli, Bengaluru.
The Mumbai-based real estate developer sold homes with over 2.2 million square feet (msf) of area, making it the most successful launch ever in the North Bengaluru micro-market by both value and volume of sales, the company claimed. The phase was launched in April 2025.
Godrej MSR City has a developable potential of 5.6 msf and has significant unlaunched inventory remaining, which the company plans to sell in the coming years. This is one of Godrej Properties' largest residential developments, the company noted.

Besides, in the past one year, Devanahalli has seen 212 new sales transactions with a gross sales value of Rs 133 crore, according to Square Yards Data Intelligence, a real estate data analytics platform.
The property rate in the area is around Rs 18,056 per square foot (sq ft) as of the first quarter of the calendar year 2025 (Q1 CY25), against Rs 14,105 per sq ft in Q1 CY24.
Earlier this month, the company announced that it will develop a premium residential project on a 14-acre land parcel in Hoskote, East Bengaluru, with an estimated revenue potential of Rs 1,500 crore.

Kalpataru IPO: Mumbai-based real estate developer Kalpataru Ltd completed its anchor investor round on Monday, 23 June 2025. The company raised ₹ 708 crore from its anchor investors ahead of the public issue, according to an exchange filing. As per the BSE filing, Kalpataru Ltd allotted a total of 1,71,09,783 or more than 1.71 crore equity shares to the anchor investors at an allocation price of ₹ 414 per share, with a face value of ₹ 10 apiece. The Government of Singapore, GSS Opportunities Investment (Bain Capital), SBI Mutual Fund, ICICI Prudential Mutual Fund, SBI General Insurance, Aditya Birla Sun Life, and 360 ONE WAM were among the top anchor investors who invested in the public issue ahead of the public subscription. Out of the total 16 individual allotments, the Government of Singapore was allocated 32.87 per cent of the anchor portion. GSS Opportunities Investment (Bain Capital) came in second with 24.17 per cent allocation, and the Monetary Authority of Singapore received 9.48 per cent ahead of the public bidding. As of Monday, 23 June 2025, the grey market premium for the Kalpataru IPO stood at ₹ 5 per share. With the upper price band for the public issue at ₹ 414, the public issue is expected to be listed at ₹ 419, a listing premium of 1.21 per cent, according to Grey market premium (GMP) is an indicator of investors' willingness to pay more for a public issue. The GMP of the IPO dropped to its current level of ₹ 3 per share on Monday, from its earlier level of ₹ 9 per share. The Mumbai-based real estate developer Kalpataru is offering a fresh issue of ₹ 1,590 crore without any offer-for-sale (OFS) component. The company fixed the price band for the issue in the range of ₹ 387 to ₹ 414 per equity share with a face value of ₹ 10 apiece and a lot size of 36 shares per lot. The IPO is scheduled to open on Tuesday, 24 June 2025, and will close on Thursday, 26 June 2025. The company plans to use the net proceeds from the issuance for several purposes, including the repayment or prepayment, either entirely or partially, of specific borrowings obtained by the company and its Subsidiaries, as well as for general corporate needs. ICICI Securities Limited, JM Financial Limited and Nomura Financial Advisory and Securities (India) Private Limited are the Book Running Lead Managers for the public issue, while MUFG Intime India Pvt Ltd is the registrar for the offer. SRINAGAR: The Union government's approval on Monday of 19 major road and tunnel projects worth Rs 10,637 crore, including a key tunnel on the historical Mughal Road linking Shopian, in the Kashmir Valley, with Poonch in Jammu, has caused widespread excitement across Kashmir. The proposed Peer Ki Gali tunnel, which will turn the 84-km Mughal Road into an all-weather road providing a crucial alternative to the Srinagar-Jammu national highway, has excited political leaders across the board. 'It is a major achievement of my government,' Jammu and Kashmir chief minister Omar Abdullah said. Construction of a modern road on the old Mughal Road began in the 1970s, during the government of Sheikh Mohammad Abdullah, but the project saw little progress. It was revived in 2003 under Mufti Mohammad Sayeed's government, and by 2009 traffic was allowed during the tenure of Omar Abdullah. Though the road is now operational, it remains open only during summer as heavy snowfall on the key stretches of Peer Ki Gali and Bafliaz forces its closure in winter. Finally, these major projects have been sanctioned,' CM Omar Abdullah told TOI. 'The tunnel on the Mughal Road is of crucial importance as it will provide year-round connectivity between Kashmir and Jammu. It holds both strategic and commercial value.' Omar said that ever since he first drove on the Mughal Road in 2009, his party and his government have been advocating for construction of a tunnel. 'We've been pursuing this for years, and I am glad it has finally received approval,' he said. Among the sanctioned projects is also the Sadhana Tunnel, which will connect Kupwara with the border region of Karnah, at an estimated cost of Rs 3,330 crore. Omar said he will also pursue a tunnel project for Gurez Valley in north Kashmir and intends to raise the matter with the Union government. The Mughal Road also holds historical significance. It was used by Mughal emperors in the 16th century to enter Kashmir. Emperor Akbar took this route to conquer the region in 1586, and his son, Jahangir, is believed to have died near Rajouri while returning from Kashmir. In a separate statement issued in Srinagar, both LG Manoj Sinha and Omar thanked Prime Minister Narendra Modi and Union road transport and highways minister Nitin Gadkari for approving these major projects. National Conference was quick to take credit, stating that 'under the leadership of J&K CM Omar Abdullah our government has successfully convinced government of India to take up key infrastructure projects like the Mughal Road tunnel and the tunnel to Tangdhar.' A senior NC politician said the projects were sanctioned because J&K's elected government pursued them with the Union government.
