4 Indian REITs post 13% YoY growth in distributions, top Rs 1,559 crore in Q1 FY26

India's four publicly listed Real Estate Investment Trusts (REITs) have collectively distributed Rs 1,559 crore to over 2.7 lakh unitholders in the first quarter of the current financial year (Q1 FY26), reflecting a year-on-year growth of more than 13% from Rs 1,371 crore distributed in Q1 FY25. ADVERTISEMENT The country's listed REITs include Brookfield India Real Estate Trust, Embassy Office Parks REIT, Mindspace Business Parks REIT, and Nexus Select Trust. Together, these REITs manage a portfolio exceeding 129 million square feet of Grade A office and retail assets across India. Since their inception, they have cumulatively distributed over Rs 24,300 crore to unitholders. In a major milestone for the sector, the combined market capitalisation of all four listed REITs crossed Rs 1 lakh crore as of market close on July 30, 2025 — highlighting the strong growth trajectory of the segment and its increasing significance in the country's financial ecosystem. 'This rise in quarterly distribution marks a strong start to the fiscal year and reflects Indian REITs' continued commitment to delivering regular and stable cash flows to unitholders. The consistent growth in quarterly distributions to REIT unitholders highlights the exceptional quality of underlying assets, the strength of rental collections, and disciplined capital management by REIT managers. Sebi proposes to add algorithmic trading into stock broker regulations

India's markets regulator on Wednesday proposed to include new market practises such as algorithmic trading and proprietary trading in its master regulations. At present, such activities are covered under broad guidelines and circulars that are legally binding and issued whenever needed, but the Securities and Exchange Board of India (Sebi) now aims to provide a more formal structure. These proposals come a month after Sebi temporarily barred US-based trading firm Jane Street, citing manipulation of key indexes. Sebi has invited market feedback on these proposals until September 3. Proprietary trading houses, which use their own funds to profit from market moves, and foreign investors made gross profits of ₹33,000 crore and ₹28,000 crore, respectively, from the Indian market in the three years to March 2024. Most of these profits were generated using trading algorithms that place trades using automated execution logic. Once the proposals are formalised, changes to the norms may require approvals from Sebi's board, which includes government nominees. The Sebi proposal also includes the need for stock broking firms' boards to have at least one director who has stayed in India for more than 182 days in a financial year to facilitate governing and implementation of compliance requirements. The regulator has also proposed to not define "small investors" by their trade size - of cash transactions of not more than ₹50,000 ($570.09) - anymore. Sebi data shows that nearly 91 per cent of retail traders, mostly small investors, made losses totaling ₹52,400 crore in the derivatives market in 2024. "As the definition is no longer relevant, it is proposed to delete the same from regulations," Sebi said. The regulator also proposed to align regulations better with other capital market intermediary regulations.

The US State Department has released the September 2025 Visa Bulletin, setting out immigrant visa availability for the final month of the fiscal year. While most employment-based (EB) green card categories for India remain stuck and could become unavailable by the end of September, Indian family-sponsored F2A applications are still open for filing. Family-sponsored category stays open for Indians Indian lawful permanent residents can continue submitting green card applications for their spouses and minor children under the F2A category. The Dates for Filing remain current at 1 June 2025 for all countries in September, allowing immediate submission of adjustment of status applications. However, the Final Action Date for this category is 1 September 2022. This means applications can be filed now, but will only be approved once visa numbers are available. Employment categories risk hitting the limit The Visa Office has warned that most employment-based annual limits may be reached in August and September 2025. If this happens, affected categories will become 'unavailable' until the new fiscal year begins on October 1, when fresh visa allocations are released. High demand and steady use of employment-based immigrant visa numbers this year are behind the potential freeze. Possible EB-5 backlog for India and China 'The US Department of State has issued a warning indicating that EB-5 visa categories for India and China may soon face retrogression or backlogs,' Sukanya Raman, immigration attorney and country head at Davies and Associates law firm told Business Standard. 'If this materialises, concurrent filing—which currently allows applicants to file for Employment Authorisation (EAD) and Advance Parole (AP) alongside their I-526E petition—will no longer be available to Indian-born applicants.' She noted this would be a major change for those already in the US on non-immigrant visas, particularly applicants in unreserved EB-5 categories from high-demand countries. 'While the EB-5 Reform and Integrity Act of 2022 introduced reserved visa categories — including Rural, High Unemployment, and Infrastructure — to promote investment in targeted areas, and these categories have generally remained current, even some reserved categories may experience backlogs due to rising interest and demand,' Raman said.
