JLL introduces Prism AI to boost property management efficiency

JLL has released new artificial intelligence (AI) capabilities for its Prism building operations platform, aiming to provide predictive analytics and automated workflows across its property management ecosystem. AI capabilities for property management The company stated that Prism AI, which operates as an add-on to the existing Prism platform, delivers operational intelligence designed to accelerate decision-making in areas such as resource allocation, tenant satisfaction, risk mitigation, vendor management, and capital investment. These capabilities are intended to assist property managers in maximising efficiency and reducing operational costs, as well as elevating the service provided to clients and tenants. Daniel Russo, President of Property Management Technology at JLL, said, "In today's market, where expectations around building performance are multifaceted, investors are hyperfocused on implementing technology solutions that deliver value across their entire portfolio. Prism AI supercharges our professionals to make smarter decisions. This isn't just about efficiency; it's about fundamentally elevating the standard of property management while delivering exceptional value to our clients and tenants." Core features According to JLL, Prism AI integrates data from disparate property documents within the Prism platform, transforming them into an accessible and searchable knowledge base. The system automates routine administrative tasks and streamlines workflows for property teams. It also provides smart recommendations for improving tenant satisfaction, derived from analysis of service request patterns and historical property management data. Prism AI enables engineering teams to cross-reference service manuals with warranty documentation, identifying opportunities to avoid unnecessary out-of-pocket repairs by detecting valid coverage. This data-driven approach is intended to help property teams plan strategically, ensure compliance, and achieve cost savings throughout the property management lifecycle. Users can interact with Prism's interface by posing natural language queries, such as, "What issues from last quarter's property inspection are still outstanding?" The platform returns instant answers and relevant recommendations, maintaining conversational histories to improve transparency and empower operational decision-making. Data privacy and security JLL emphasised that Prism AI was designed with security in mind, supported by reliable infrastructure with automatic data backups. The platform upholds data separation practices to ensure that property data, tenant information, and financial details remain private to each organisation using the system. Market context and outlook "Prism AI represents a transformative leap forward in property management technology, seamlessly combining advanced data analytics with practical, actionable intelligence," said Yao Morin, Chief Technology Officer at JLL. "As client expectations continue to evolve, JLL remains focused on developing solutions that not only meet today's challenges but anticipate tomorrow's opportunities, setting new standards for excellence across commercial real estate." JLL referenced its position as a fully technology-enabled commercial real estate (CRE) firm and highlighted the integration of its operational expertise with technical capabilities through products such as Prism AI. The company stated its ongoing focus is to enhance the value of properties and productivity for building occupants, shaped by two centuries of experience and a workforce incorporating technology specialists.

DeepHealth gains FDA approval for remote scanning in ultrasound

DeepHealth has received FDA 510(k) clearance for its TechLive remote scanning solution, enabling centralised operations and supervision for MR, CT, PET/CT and, for the first time, Ultrasound procedures. Addressing staffing challenges The company's announcement comes as radiology workloads continue to rise, with the number of qualified technologists failing to keep pace. This disparity has contributed to staffing gaps and periods of MRI room closures, limiting access to complex scans and procedures for patients. DeepHealth aims to address these issues by equipping technologists with the ability to operate scanning equipment for multiple locations remotely. This model enables improved operational efficiency and extends the scope of experienced staff to more cases across different centres. Results from pilot study During a pilot deployment at 64 RadNet sites in the New York area, DeepHealth's TechLive solution contributed to a 42 percent decrease in MRI room closure hours during the second quarter of 2025, compared with the same period in 2024. According to DeepHealth, this resulted in more timely scans for patients and improved access to complex procedures. The company has also reported that, through remote expert involvement, TechLive contributed to an increase in the number of complex imaging procedures performed at these locations. The TechLive system currently connects over 300 RadNet MR, CT, PET/CT, and Ultrasound systems. By implementing real-time remote expertise, experienced senior sonographers and physicians can now guide on-site technologists through complex ultrasound cases - a modality noted for its reliance on operator skill and immediate decision-making. Company perspectives "TechLive represents a paradigm shift in how we approach imaging operations. By enabling real-time remote expertise, we are not only addressing today's staffing challenges, we are creating a foundation for more efficient, financially sustainable, and high-quality patient care across the broadest set of imaging modalities. This FDA clearance validates DeepHealth's vision of a connected imaging ecosystem that scales human expertise beyond physical boundaries," said Sham Sokka, PhD, Chief Operating and Technology Officer at DeepHealth. Operational impact TechLive has been introduced to streamline imaging operations, with specific attention to enhancing operational efficiency, extending operating hours for centres, and improving access to more complex diagnostic and therapeutic procedures. The solution's extension to Ultrasound marks the first industry application of remote scanning and supervision for this modality. By matching expert staff to complex cases in real time, DeepHealth seeks to increase patient throughput and maintain quality standards, while also helping care providers manage ongoing labour shortages and wage pressures in health services. Sector implications The increasing adoption of remote scanning solutions comes as healthcare providers face higher demand for complex imaging and persistent difficulty in recruiting qualified technologists. As radiology services evolve, solutions like TechLive are being considered as part of long-term strategies to maintain patient access and support a sustainable operational model. Retirement village alternative: HouseMe answers new residential demand

That gave them a way to escape retirement villages but also keep the parents closer. HouseMe places are being sold as alternatives to retirement villages. Photo / NZME 'It's not only far more economical, but being nearer to family does wonders for people's wellbeing,' Glover said. But Graham Wilkinson, owner of national retirement village business Generus Living, called the places 'shacks' and said they were no real alternative. 'No companionship or engagement - think loneliness and dementia, no certainty of cost, no pathway to care and at the end, assuming you can sell a relocatable shack, you are likely to incur a loss. You get what you pay for,' Wilkinson said. Glover said the trend was not dominant in any one city, region or area but throughout New Zealand. Most retirement villages keep 25% to 30% of people's money, give no capital gain and charge weekly fees. The tiny house owned by Diane Wood in Warkworth, bought from HouseMe. Photo / Dean Purcell Ryman Healthcare, Metlifecare, Summerset Group, Oceania Healthcare, Bupa and Arvida Group are the dominant businesses in the sector. The JLL annual retirement study estimated that 53,444 people lived in retirement villages by December 2023. That is only a fraction of the over-75 population, ageing in their own homes. Even with a village population of 53,000, that is only 13% of the estimated 383,000 New Zealanders aged 75-plus. JLL says New Zealand has 41,111 village units in 470 villages. HouseMe makes transportable homes at its Takanini factory. It has enjoyed considerable growth since being founded 18 years ago. Photo / House Me JLL found Auckland had the most villages: 12,613 units in 106 villages, which are homes to an estimated 16,397 people. The city also has larger villages compared with the rest of the country: 119 units per village. Retirement Commissioner Jane Wrightson wants documents simplified, chattel responsibility clarified, a better complaints system and exit provisions to be fairer. Labour MP Ingrid Leary has drafted a bill to force retirement villages to pay capital sums to residents moving to higher care levels, or to families once a resident dies. It was founded 18 years ago but was reported last year as recording 143 per cent growth between 2021 and 2024. HouseMe built 17 homes in the year to October 2021. In the March 2024 year, it built 285 homes valued at approximately $33m. Bryce Glover inside one of the show homes at House Me's headquarters in Takanini. Photo / Michael Craig That is according to BCI, which tracks 152 house-building companies. HouseMe is now New Zealand's sixth busiest housebuilder, creating 287 residences valued at $36m in the April 2025 year. While a string of off-site prefabricated home companies have failed in the last few years, HouseMe has built more than 5000 homes. Its best-seller is a 42sq m two-bedroom $125,000 house. That does not include land, earthworks or delivery, but does include code compliance certification. A 15sq m studio with no kitchenette or ensuite is $49,500. A 15sq m place with a kitchen and end bathroom is $55,000. In 2021, a HouseMe client featured in Herald publicity about prefabricated homes, headlined Home truths: Are prefab homes the answer to high house-building prices? Diane Wood featured in publicity about tiny homes in 2021. Photo / Dean Purcell Diane Wood realised she needed a change after her partner died, and maintaining her motor home became too much for her. Encouraged by her son-in-law, she bought a tiny home from HouseMe for $75,000 and was enjoying living in it on her section north of Auckland. Glover said demand from families for homes for their parents was evenly spread geographically. 'No one region is standing out and that's because the ageing population issue is nationwide. It's not just a housing crisis any more, it's an aged-care crisis too.' Retirement Village Residents Association president Brian Peat. Older people did not want to be 'shipped off to another town just to get a bed in a retirement or lifestyle village. So instead, we deliver the home to them, straight onto the family's existing property," Glover said. Retirement Village Residents Association president Brian Peat said he knew people buying transportable homes in Auckland to avoid retirement villages. 'People are uncomfortable about the retirement village law in New Zealand. They worry about financial stress, losing capital, not getting capital gains and waiting months or even years to be paid out once residents die.' Anne Gibson has been the Herald's property editor for 25 years, written books and covered property extensively here and overseas.
