Flat in iconic Poirot building up for sale for £190k - but it's not exactly spacious

Daily Mail6 days ago
A studio flat in Barbican, London, is going up for auction later this month with a guide price of £190,000 before fees.
Located on Charterhouse Square, the building is instantly recognisable as Whitehaven Mansions, the fictional home of Agatha Christie's famous detective Hercule Poirot.
As well as exterior filming, a number of interior shots of the Grade II-listed Art Deco building were used for the programme during its 24 years in production.
In 2019, the building was used again for filming, after being selected as a home for one of the leading characters of the Batman spin-off, Pennyworth.
Built in 1936 by by Guy Morgan and Partners, the London building features classic Art Deco design and rare amenities for its era, including a rooftop garden with city views, an indoor swimming pool, sauna, gym and communal lounge.
The block, which spans nine floors and is home to 120 flats, also has a porter service, a secure entry system and two lifts.
Flat 28 Florin Court will appeal to buyers with a love of classic TV, as well as architecture and design.
A canny investor could also be drawn to the studio's location and potential.
And its City location means it could also be an ideal pied a terre.
However, anyone who lives there will have to be comfortable with a small space, as it measures just 209 sq ft, or less than 20 sq m.
The current minimum space standard says newly-built homes for one person should be at least 37 sq m.
The studio flat is located on the third floor of the curved building.
It has a bedroom and living space, and separate kitchenette and bathroom areas.
The property has an enviable location, providing easy access to the City of London and the Elizabeth Line. It is close to both Barbican and Farringdon underground stations.
The property is held on a 999 year lease from 1 April 2017, with around 991 years unexpired.
The studio flat has an EPC rating of C and has not been inspected by Auction House, which is selling the property via auction in August.
Viewings for the property are taking place on 1 August between 2.15pm to 2.45pm and on 5 August from 2.15pm to 2.45pm.
Potential: Flat 28 Florin Court is going under the hammer with a guide price of £190,000
How to buy at auction
Auctions are one area where good deals still come up. Properties sold this way can, in some cases, be substantially cheaper than on the open market.
According to Property Auction News, the average price properties sell at auction for is around £166,000.
However, properties sold in this way often - though not always - come with added complexities for the buyer.
It is therefore important to do as much research as possible before buying any property at auction.
Where possible, always visit the property in person before the auction.
Do not underestimate how much renovation work or reconfigurations could cost if you are taking on a project property.
Read legal documents for the property carefully and, when possible, get advice from a solicitor before heading to the auction.
Sometimes, the legal pack includes 'special conditions' that mean you might also be liable to pay an additional three per cent fee to a sales agent.
Before submitting any bids, always check what sort of price similar properties in the area have sold for. This will, of course, be harder if it is a more unusual property that you are after.
If you do bid, do not get carried away and bid more than you can afford.
Most properties bought via auction have a 28-day competition date and home loans for auction properties can be harder to get.
How to find a new mortgage
Borrowers who need a mortgage because their current fixed rate deal is ending, or they are buying a home, should explore their options as soon as possible.
Buy-to-let landlords should also act as soon as they can.

What if I need to remortgage?
Borrowers should compare rates, speak to a mortgage broker and be prepared to act.
Homeowners can lock in to a new deal six to nine months in advance, often with no obligation to take it.
Most mortgage deals allow fees to be added to the loan and only be charged when it is taken out. This means borrowers can secure a rate without paying expensive arrangement fees.
Keep in mind that by doing this and not clearing the fee on completion, interest will be paid on the fee amount over the entire term of the loan, so this may not be the best option for everyone.
What if I am buying a home?
Those with home purchases agreed should also aim to secure rates as soon as possible, so they know exactly what their monthly payments will be.
Buyers should avoid overstretching and be aware that house prices may fall, as higher mortgage rates limit people's borrowing ability and buying power.
What about buy-to-let landlords
Buy-to-let landlords with interest-only mortgages will see a greater jump in monthly costs than homeowners on residential mortgages.
This makes remortgaging in plenty of time essential and our partner L&C can help with buy-to-let mortgages too.
How to compare mortgage costs
The best way to compare mortgage costs and find the right deal for you is to speak to a broker.
This is Money has a long-standing partnership with fee-free broker L&C, to provide you with fee-free expert mortgage advice.
Interested in seeing today's best mortgage rates? Use This is Money and L&Cs best mortgage rates calculator to show deals matching your home value, mortgage size, term and fixed rate needs.
If you're ready to find your next mortgage, why not use L&C's online Mortgage Finder. It will search 1,000's of deals from more than 90 different lenders to discover the best deal for you.
Be aware that rates can change quickly, however, and so if you need a mortgage or want to compare rates, speak to L&C as soon as possible, so they can help you find the right mortgage for you.

David Beckham, 50, strips down to tiny trunks to be photographed by wife Victoria and son Cruz on lavish yacht... after being mocked by his kids for his trademark skimpy swimwear

The Beckhams have been enjoying a swanky getaway on their £16m yacht. And the fun continued on Wednesday as father David, 50, got into holiday mood by stripping down to his tiny swimwear to be photographed by son Cruz, 20, and wife Victoria, 51, on the summertime jaunt. A running joke during the holiday has been his cheeky sons Cruz and also Romeo, 22, stealing David's trademark 'budgie smuggler' style. David, whose trip is without their allegedly estranged son Brooklyn, 16, looked as buff as ever in the tiny shorts which gave his kids a run for their money. Victoria was also showing off her figure in a skimpy black swimming costume while protecting her complexion from the sun with a wide-brimmed sun hat. Victoria turned snapper to capture the best shots of her hunky husband in action David was seen readjusting his skimpy ensemble after hitting the high seas Cruz took a hilarious swipe at his father David as he mimicked him once again in a pair of tight white pants that mirrored his dad's underwear campaign on Instagram last week Cruz's look mirrored his dad's recent BOSS underwear campaign David's hard-worked frame was on full display, with his incredible six pack defying his years while his inkings drew the eye further to his frame. Last week, Cruz stripped down to some $550 (£410) white Prada budgie smugglers and frolicked on the sun deck with his bikini-clad girlfriend Jackie Apostel, 29, before diving into the water. Cruz's look was reminiscent of David's iconic Armani underwear campaigns, where he has previously worn white briefs to show off his muscular frame. He was again joining his parents and Jackie on the high seas, during which the aspiring musician took out his guitar to seranade his girlfriend. Posh and Becks traded in their £5million yacht for the much bigger vessel last year, and had been pictured on it sailing around Miami. The impressive looking vessel, understood to be worth £16million, was a significant upgrade on the comparatively modest 100-foot yacht reportedly purchased by Beckham in 2022. The football legend was said to have 'treated himself' to his original vessel in 2022 after being inspired by his maritime jaunts with close friends Sir Elton John and David Furnish - who often holiday at sea. A source told The Sun at the time: 'David had a look around some yachts in the summer, and decided to treat himself. He helped design the boat himself, and has been incredibly hands-on with everything. He was again joining his parents and Jackie on the high seas, during which the aspiring musician took out his guitar to seranade his girlfriend 'It's not an oligarch-style superyacht, but it's still pretty plush by anyone's standards. He was inspired after holidaying with Elton and David on their boat - and loves life on the water. 'There will be an area for the kids to snorkel, and the boat will be a brilliant base for the whole Beckham clan to have magical holidays abroad.' Earlier this week, Victoria gave a rare insight into her feelings about estranged son Brooklyn with a telling social media move. Brooklyn is the only Beckham child not on the getaway, having spent the week before in the same location with his wife Nicola Peltz, 30, and his in-laws. The eldest Beckham son looked to be missing out on a fun-filled trip, as the other offspring made the most of their trip together. Brooklyn left the south of France to return to the U.S, where he was spotted looking glum on an outing in New York with his wife and mother-in-law, Claudia, on Tuesday. Cruz enjoyed a moment alone on the boat

Good Night, Oscar is a Tony Award winner, but nobody this side of the Atlantic will care

Who is Oscar Levant? On myriad levels, this is the question both we and Doug Wright's play, coming to London after a Tony Award-winning run on Broadway, need to ask. Levant, as a minor character here so handily recaps, was a film actor and pianist, most notably in An American in Paris; in addition to this, he was a prized wit and raconteur, famed for his one-liners, just like another Oscar, Wilde. Levant also struggled with serious mental health issues and addiction to prescription pills which he talked about openly, if superficially. Yet we leave this 100-minute play no wiser as to the real man behind this troubled facade. Although we understand that Wright has serious points to make about the shifting morality of what is served up in the name of ratings and entertainment, we cannot help but feel a little bit grubby. The year is 1958 and Oscar (Sean Hayes) has been booked to star on the live late-night NBC chat show hosted by Jack Paar (Ben Rappaport). It's important to note that American pop cultural references abound, which makes the piece a tricky proposition this side of the Atlantic. Come almost start time there's still no sign of the man himself; Wright provides a good 15 minutes of anticipation building before Oscar appears. It transpires that Oscar's wife June (Rosalie Craig) has had him committed to a psychiatric institution but has fraudulently wangled an exeat for him for this recording, believing that the adoration of the public will prove beneficial. For his part, the crafty Paar knows that Oscar's mental instability will lead to firecracker television. Oscar has proved a career-changing role for Hayes, best known for his role as the flamboyant Jack on the long-running sitcom Will and Grace. Hayes won the Tony for Best Actor for his work and, accomplished though Oscar's slurred drawl and twitches are, it's a performance that lacks any sense of interiority. We must wait until right at the end of Lisa Peterson's production to witness Hayes in true virtuoso mode, as he sits down at a Steinway and reveals himself to be a dazzlingly accomplished pianist who blazes through a seven-minute segment of George Gershwin's Rhapsody in Blue. At this point, it's easy to think that we are in the Barbican Concert Hall rather than Theatre. All the same, I don't think that theatre awards should be given out for piano playing. Wright affords a similar lack of emotional depth to the stoic June, herself once a promising film actress and Craig, brisk and business-like, does what she can with a limited part. Elsewhere, it's all carelessly unsupervised pots of pills and characters telling each other things they surely already know. I cannot say that I was sorry to bid goodnight to Oscar and his colleagues.
