NCR-based County Group launches housing project in Ghaziabad; to invest ₹1800 crore

Real estate developer County Group has launched a new residential project, Jade County, in Ghaziabad. The company plans to invest ₹1,800 crore in the development.
Spread across 13.33 acres in Wave City township, the project will feature around 1,000 units. County Group acquired the land parcel from Wave Group for ₹400 crore, it said in a statement.
The total saleable area in this project will be 30 lakh square feet. The "total investment outlay will be ₹1,800 crore", the company said.
As per RERA timelines, the project is slated for delivery starting 2030 in a phase wise manner.
Strategically located in Wave City along NH24, Jade County will be an Indian Green Building Council's pre-certified gold project and will feature approximately 1,000 residential units across four premium apartment sizes - 2358 sq. ft, 2898 sq. ft, 3555 sq. ft, and 5094 sq. ft.
These residences will be housed in nine high-rise towers, ranging from 27 to 31 storeys.
It will comprise a 55,000 sq ft clubhouse and a 7,000 sq ft commercial complex.
The name of the project has been inspired by Jade stone. With 80% open space, the project features curvilinear balconies and petal-shaped crowns that lend a jewel-like presence to the skyline, the company said.
'Strategically located in Wave City along the NH24 corridor, Jade County sits at the heart of NCR's next real estate growth hub. With swift connectivity to Delhi, Noida, and Greater Noida, and backed by infrastructure upgrades like the Delhi-Meerut Expressway and Hindon Airport, the region is fast becoming a preferred destination for premium living,' said Amit Modi, director, County Group.
The company has delivered several real estate projects such as Orange County, Olive County, Cherry County, Coco County, Ivy County, County Spaces, besides Noida's First Luxury Project, Cleo County project and Noida's ultra luxury project County 107.
Its upcoming projects include Ivory County in Noida, Jade County in NH24, County Centre Court in Gurugram and County Courtyard in New Delhi.

Mumbai: Tanya Dubash, executive director and chief brand officer of the Godrej Group, has purchased a sea-facing duplex apartment in Worli for ₹225.76 crore through a real estate firm. The apartment is located in the upcoming luxury residential tower Naman Xana, being developed by Shree Naman Group along the Worli Sea Face. The project is slated for completion in 2027. The transaction was carried out through Shaula Real Estates Pvt Ltd, where Dubash and Clement Pinto are listed as directors. The duplex spans the 30th and 31st floors of the under-construction high-rise. According to documents accessed via property portal Square Yards, the per square foot rate works out to ₹1.97 lakh on the built-up area and ₹2.45 lakh on the carpet area. The apartment has a total built-up area of 11,485 sq ft, including a 1,227 sq ft balcony, and a carpet area of 9,214 sq ft. The deal also includes six car parking slots. A stamp duty of ₹13.55 crore was paid, and the sale was registered on May 26. Dubash is the daughter of Adi Godrej, chairman of the Godrej Group. The transaction is part of a growing trend of ultra-luxury real estate acquisitions in south Mumbai. Just two days after Dubash's purchase, Leena Gandhi Tewari, chairperson of pharmaceutical major USV, bought two duplex apartments in the same project for a combined ₹639 crore. That deal set a record price of ₹2.83 lakh per sq ft, based on RERA carpet area. Earlier in March, Pirojsha Adi Godrej, chairman of Godrej Properties, and his cousin Freyan Crishna Bieri acquired four apartments in Godrej Carmichael, a project by Godrej Properties. That transaction, made through Ceres Developers, totalled ₹290.59 crore, with a per sq ft price of ₹1.78 lakh. Clement George Pinto, the CFO of Godrej Industries, is also a director in Ceres Developers.

New Delhi: In an unusual development, Delhi Development Authority has moved the high court against another statutory body, Rera. Questioning the real estate regulator's competence to order DDA to register the housing projects, the latter stated that it was not a real estate promoter like private builders, but an independent authority whose activities were covered under the DDA Act and related Nazul rules. Last month, a bench of Justice Sachin Dutta issued notice to Rera and the central ministry of housing and urban affairs, seeking their stand on the DDA's petition. The land owning agency, which also comes under the direct control of the Centre, challenged a provision in Rera which makes it mandatory for all developers, including govt authorities, to register their projects for sale with the respective regulators in the state. Singh and Kapoor also contended that the Delhi Development Act, 1957 mandated DDA "to promote and secure the development of Delhi according to plan," establishing it as an "instrument of state policy rather than a commercial entity. " The plea said Rera required promoter details like name, address, type, registration and photographs, but DDA was created by a law of Parliament and "has a pivotal role in Delhi's development." While registration under the Real Estate (Regulation and Development) Act requires details of past projects, status, delays, pending cases, land type and payment, the civic agency doesn't need to furnish authenticated copies of approvals and commencement certificates from a competent authority, as it is itself the "competent authority" and sanctions its own layout and plans, it added. MUMBAI: Real estate firm Shaula Real Estates has purchased a duplex apartment in a luxury housing project at Worli in Mumbai for nearly Rs 226 crore. Tanya Arvind Dubash, the eldest daughter of industrialist Adi Godrej, and Clement George Pinto are directors in Shaula Real Estates Pvt Ltd. The purchased property is part of Naman Xana, an under-construction luxury residential project by Shree Naman Group. As per RERA, the project is spread over 0.64 acres and is scheduled for completion by 2027. According to the IGR documents reviewed by property consultant Square Yards, the transaction was a primary sale and the apartment was purchased from Naman Residency Private Limited and Karp Estate Private Limited. The duplex unit has a carpet area of 856 sq. m. (9,214 sq. ft.) and a balcony of 114 sq. m. (1,227 sq. ft.). The total built-up area of the apartment is 1,067 sq. m. (11,485 sq. ft.). The apartment includes six car parking spaces. The deal incurred a stamp duty of Rs. 13.55 crore and registration charges of Rs. 30,000, shpwed data shared by Square Yards.
