ADVERTISEMENT Q) Thanks for taking the time out. How are NRIs looking at India as a long-term investment destination? And, what are the other hot countries which they invest in?A) India is one of the most preferred markets for the long-term investments for NRIs. Several clients have increased exposure to India in recent years as there is no country other than India with strong and stable economic growth prospects.
Q) There is big debate on social media about taxation. Help us understand why NRIs In Dubai, Singapore & Mauritius have to pay zero tax on mutual fund gains?
A) The debate stems from a recent ruling by Income Tax Appellate Tribunal (ITAT) where it ruled that under the Double Taxation Avoidance Agreement (DTAA), NRIs are not required to pay long-term taxed on mutual funds gains and these should be taxed in the residing countries. And since some of the countries, such as UAE, that India has DTAA do not charge capital gains, the NRIs in those countries will effectively pay Zero tax on gains from mutual fund investments in India.
Q) What are the big mistakes which NRIs should avoid when making investment in India?
ADVERTISEMENT A) We always advise to understand the risk associated with the investments. We advise using a balanced approach instead of just chasing returns.Q) What is the money mindset which NRIs follow. Are there any common attributes?
ADVERTISEMENT A) Most of the NRIs that we engage with have a long-term investment horizon. They are looking to build wealth through compounding over the long-term.
Q) Which investment options or asset classes are hot favourites of NRIs and why?
ADVERTISEMENT A) Most of the NRIs are looking to diversify their exposure by building positions in high growth, stable economies.
Q) Which sectors are more preferred when NRIs look to invest in India?
A) Currently we are favouring financial services and consumption driven sectors, and that is what we are advising out clients to allocate money too.

Punjab National Bank ( PNB ), the second-largest state-owned lender in the country, has announced a reduction of 20 basis points (bps) in its interest rates for education loans offered under the PM Vidyalaxmi scheme , making higher education more accessible for aspiring students. This government-backed initiative aims to provide financial assistance to students enrolled in undergraduate or postgraduate degree/diploma courses. What is PM Vidyalaxmi scheme? The PM Vidyalaxmi scheme is designed to provide comprehensive financial support to students for quality-driven higher education. The scheme is open to Indian nationals, including Non-Resident Indians (NRIs) and Overseas Citizens of India (OCIs), who are pursuing graduation or postgraduation degree/diploma courses in Qualified Higher Education Institutions (QHEIs). What is the margin requirement for availing a loan under PM Vidyalaxmi? Live Events Financing will be need-based, depending on the specific requirements of the student. Margin requirements for students enrolled in AAA & AA-rated institutes: No margin is required. For other institutes, no margin is required for loans up to Rs 4 lakh; a 5% margin is applicable for amounts above Rs 4 lakh. What is the revised interest rate? Interest rates are institute-specific and start at 7.50% per annum Note that collateral is not required under the scheme. However, parents or guardians must be joint borrowers on the loan. Punjab National Bank has categorised Quality Higher Education Institutions (QHEIs) into three groups based on their ratings: Group I, classified as AAA, includes 85 institutions; Group II, labelled as AA, comprises 152 institutions; and Group III, categorised as A, consists of 623 institutions. What is the subsidy amount for the PM Vidyalaxmi scheme? Students pursuing higher education can avail themselves of interest subvention benefits based on their family's annual income and the type of course. For students enrolled in technical or professional courses, those with an annual family income of up to Rs 4.5 lakh are eligible for 100% interest subvention. If the annual income is between Rs 4.5 lakh and Rs 8 lakh, they can avail a 3% interest subvention under the PM Vidyalaxmi scheme. For students enrolled in other courses, a uniform 3% interest subvention is available under the PM Vidyalaxmi scheme, regardless of whether their family income falls below Rs 4.5 lakh or between Rs 4.5 lakh and Rs 8 lakh. Previous Qualifying self-attested copy of Mark Sheets. Entrance Exam Result. Offer letter from the Institution along with Fee Structure. Passport-size photographs. Previous or existing loans, if any, from Banks/Lenders, banks may obtain suitable documentary evidence. Proof of family Income from designated public authority of the state.

A new law is on the way that could completely change how properties are registered and verified in the banker Sarthak Ahuja recently posted on LinkedIn to caution people about this major shift. He wrote, 'If you own a property in India, you can't miss this because you'll need to do this asapThe government has taken a huge step and changed a 100 year old law... because of which a lot of real estate frauds will be avoided...' advertisementHe added, 'So far, the biggest fraud in real estate would be when someone who is not a rightful owner would sell the property... and the buyer would after having paid the money realise that they lost their money and the rightful owner was someone else. This is most common with NRIs - where the owners are not present locally... and would realise months or years later when they come to India.' In fact, for years, the biggest property scam in India has been when someone who isn't the real owner sells a property. The buyer, after paying a huge amount, later finds out they were cheated, and the actual owner was someone else all problem hits NRIs the hardest, as they are often not around to check on their property. Many realise the fraud months or even years later when they return to the government has taken a huge step to stop property fraud by changing a law that's over 100 years old. This new law, called the Registration Bill 2025, will soon make it mandatory to move all land and property records WILL CHANGE UNDER THE NEW LAW?Sarthak Ahuja believes the new law will be a game-changer in curbing property-related the updated rules, all property records will go digital, allowing buyers to access title deeds, ownership details linked to Aadhaar, and any bank loans or dues on the to Sell, and Builder Agreements must now be registered online, and even properties purchased earlier via Power of Attorney documents must be uploaded. With real-time access to all these details, buyers no longer need to rely on brokers or visit offices for wrote, 'The Registration Bill 2025 has been announced which aims to digitise land ownership data on where you can verify in real time the title deeds, the owners' details would be Aadhaar linked, bank loans and liabilities would be listed... So that you could verify all documents online, and not offline.'TIME TO FIX PAPERWORKAhuja says property owners should use this time to sort out any issues in their documents—mismatched names, wrong addresses, outdated bills or old paperwork. These small errors could create big problems once the system goes advised, 'This is the time when if you have to correct names on properties, fix known issues in utility bills etc. done, because you would want to get your paperwork in order so that there are no mismatches in data across your documents which will create a problem for you in online registration.'In other words, India's real estate system is finally entering the digital age, and that means less room for mistakes or fraud.
