Reit privitisation unsurprising amid higher-for-longer interest rates, but investment opportunities remain: SGX equities head

[SINGAPORE] Real estate investment trusts (Reits) being taken private is unsurprising as the sector is facing some challenges, but investment opportunities are still there for those 'willing to look beyond the surface', said Singapore Exchange (SGX) head of equities Ng Yao Loong on Saturday (May 24).
Speaking at the opening of the Reits Symposium at the Suntec Convention Centre, Ng said Reits as an asset class have a 'lower correlation with macro uncertainties as compared to equities and other asset classes', which makes the sector a compelling alternative in market volatility.
'But the Singapore Reit (S-Reit) sector is facing some challenges, and not just from the higher-for longer interest rate environment,' he said.
The sector currently trading at a 'cyclically low' valuation of 0.8 times price-to-book ratio, or around 20 per cent discount, and a forward dividend yield of around 6 per cent.
'Perhaps not surprisingly, we see Reits being privatised or in the process of being taken private, such as Paragon Reit and Frasers Hospitality Trust,' he said.
Despite this, there could be investment opportunities for investors who look deeper into the sector, noted Ng.

'We see discerning investors gravitate towards well-managed Reits with strong fundamentals. This should be an encouragement to Reit sponsors and managers to do more to manage their asset yield and optimise their capital structure,' he said.
He added that privatisation of Reits is 'part and parcel of corporate restructuring to unlock value'.
'We do see a healthy Reit initial public offering pipeline – particularly in emerging sub-sectors like data centres, purpose-built living spaces and logistics assets,' he said.
While he did not name companies, one possible Reit in the works could be the upcoming Nippon Telegraph and Telephone (NTT) DC Reit. Japanese-listed NTT said on May 9 that it would be transferring six of its data centre assets to its planned S-Reit for around US$1.6 billion.
Investor education
Ng also highlighted the importance of investor education, noting the range of resources SGX offers through its channels such as SGX Academy, its website and social media.
'A well-informed investor is essential to fostering a resilient and sustainable financial ecosystem,' he said.
One such resource is the newly launched Reits on the Move initiative by the Securities Investors Association (Singapore), or Sias. It is a 10-part educational series that aims to give investors a hands-on educational experience about the S-Reit sector.
The sessions will be guided by research analysts, trading representatives and Reit managers, offering investors practical insights into Reit fundamentals, portfolio strategies and the broader investment landscape, said Sias in a separate press statement.
The initiative is supported by SGX, the Reit Association of Singapore and the Securities Association of Singapore.
It features 12 participating Reits: Aims Apac Reit; CapitaLand Ascendas Reit; CapitaLand Ascott Trust; CapitaLand Integrated Commercial Trust' ESR Reit; Frasers Centrepoint Trust; Keppel Reit; Lendlease Global Commercial Reit; Mapletree Industrial Trust; OUE Reit' Starhill Global Reit and Suntec Reit.
More than 300 investors will be given exclusive access to behind-the-scenes tours of Reit-owned properties in Singapore.
David Gerald, founder, president and chief executive of Sias, said: 'Going beyond reading annual reports or attending webinars, investors will now walk through the actual assets, engage the managers, ask questions and understand the fundamentals as part of investor education.
'Investors will need to understand and assess the risks involved as well when investing in Reits.'
SGX's Ng noted that Reits have different strategies, countries and fundamentals, and 'are not a singular, homogeneous sector'.
'Gems can be found, especially by those who put in the effort to understand the quality of the underlying assets and management,' he added.

Simba is known for its affordable and generous mobile plans, starting at $5 per month for 400GB of data for seniors. Its 5G plans range from 400GB to 700GB, offering seamless connectivity across regional destinations. The most basic plan for adults, SuperRoam10, comes with 400GB of data for Singapore, Malaysia, Indonesia and Hong Kong at a price of $10 monthly. How big is Simba in Singapore? Simba had more than one million mobile subscribers as at December 2024. It is the fourth-largest telco here. Currency traders focus on Australian dollar and euro for bearish US dollar bets

Options traders are using currencies such as the Australian dollar and euro to express bearish US dollar views after recent disappointing American economic data. The Aussie is being supported by the Reserve Bank of Australia's 'cautious and gradual' stance on easing, as well as improving risk sentiment. The euro's allure has grown from expectations an increase in regional defence spending will support the eurozone economy, and a more hawkish-sounding European Central Bank. Meanwhile, things look rockier for the US dollar as data showed jobs growth missed expectations in July with downward revisions to prior months as well. Standard Chartered Bank has seen 'a lot of interest' in euro-US dollar and Australian dollar-US dollar call options after non-farm payrolls, according to Saurabh Tandon, global head of foreign-exchange options in Singapore. The market is now 'focusing on upcoming events' such as US inflation and the Federal Reserve's Jackson Hole symposium, he said. The rise in bullish Aussie and euro options signals growing conviction that the US dollar will weaken further, while also showing that traders are becoming more selective in positioning amid tariff risks and deteriorating data from the world's biggest economy. Some investors had begun to turn bullish on the US dollar as countries started to make trade deals with the US, and this signals a reversal of that momentum. 'Following the EU-US trade deal announcement, we saw directional demand for dollars via options, but that theme was quickly snubbed by the negative non-farm payroll revisions,' said Jamie Sanders, director of foreign-exchange options trading at RBC Capital Markets in London. The trading volume of Australian dollar call options expiring by September, which gain in value if the currency rises versus the greenback, was triple that of bearish put options on Aug 7, data from CME Group's options central limit order book showed. Euro call option volume was 77 per cent larger than that of puts that same day. National Australia Bank has seen a pickup in demand for bullish Australian dollar option wagers, as well as for those on the New Zealand dollar. 'Following the recent non-farm payrolls, we've observed significant activity in AUD/USD and NZD/USD short-dated call options, in anticipation of a busy data week, including the US CPI release and the RBA meeting.' said Con Davelis, Sydney-based head of FX options at the bank. [CANBERRA] Australian shares rose to a record close on Monday (Aug 11), with lithium stocks leading index heavyweight miners higher, while investors awaited the local central bank's monetary policy decision on Tuesday for further direction. The S&P/ASX 200 index rose 0.4 per cent to its highest close of 8,844.80. The benchmark gained 0.5 per cent earlier in the day to hit a record high of 8,852.30. Mining stocks climbed to a 10-month peak in their sixth straight session of gains, with BHP and Rio Tinto advancing 1.6 per cent and 1.5 per cent respectively, as iron ore futures rose. Lithium miners were the top gainers after battery giant Contemporary Amperex Technology Co said it had suspended production at a major lithium mine in China, which is capable of producing about 3 per cent of the world's total forecast output in 2025. Pilbara Minerals was the biggest gainer on the main index, surging 19.7 per cent, while Liontown Resources, Mineral Resources and IGO rose between 8.6 per cent and 18.3 per cent. 'Any reduction of lithium supply on a global scale bodes well for our local producers like Pilbara, as there is currently an oversupply of the commodity, placing downward pressure on spot prices,' said Grady Wulff, senior market analyst at Bell Direct.
