Thousands of urban Indians particularly the well-off, NRIs, and tech professionals began eyeing hill stations not just for a vacation, but for permanent escape. 'Work-from-mountains" became the new 'work-from-home."
But by 2024–25, something strange happened. The hills didn't get more lived-in, they got emptier. And in villages where most people can't afford real estate, plots now carry price tags that rival metros. So why are these homes being built if no one's really moving in?

Land prices have tripled in places like Mukteshwar since 2019. In Almora, locals report that 'out-of-towners" own nearly 40% of new construction, yet these houses remain empty most of the year. The impact of this is shrinking rental options for locals, groundwater strain, and rising resentment.
Himachal Pradesh (Manali, Dharamshala, Jibhi)
The Himachal government has been grappling with land-sale rules, especially around non-Himachalis buying property. While there are legal limits, workarounds via long leases and company names have made second-home investments surge.
Because of this, entire villages near Jibhi now host Instagrammable stays but no school-age children which is a serious demographic drain.
Coorg and Chikkmagaluru (Karnataka)
Coffee estate owners and wealthy Bengaluru families are buying up heritage properties and turning them into second homes or boutique stays. Many locals, however, are being priced out of ancestral lands.
This has resulted in cultural erosion, increase in waste, and uneven development of the land.
Ooty and Kodaikanal (Tamil Nadu)
NRI Tamil families and Chennai investors are pushing prices into crores. Old British cottages are being razed for modern second homes. This has led to pressure on hill ecology, waste disposal issues, and local youth migrating out due to affordability gaps.

Free Trade or Colonial Bias? After India-UK FTA, Homegrown Liquor Makers Accuse British Market Of Discriminating Against Indian Brands
New Delhi: The ink was barely dry on the India-UK Free Trade Agreement (FTA) when a new unease began brewing, not in trade offices, but in the distilleries of India. A growing number of Indian liquor companies say they are feeling left out and locked out. While the FTA has opened India's gates wider for British gin and Scotch with reduced import duties, the doors to the U.K. market, they claim, remain unfairly barricaded for Indian-made spirits. At the center of the anger is the Confederation of Indian Alcoholic Beverage Companies (CIABC), a body that speaks for India's local liquor manufacturers. According to its Director General Anant S Iyer, what India removed in tariff walls, the United Kingdom has maintained in 'non-tariff barriers', rules that may not show up in price charts but block access all the same. 'The United Kingdom and even the European Union (EU) do not allow fair imports of most Indian-Made Foreign Liquor (IMFL) products into their markets due to non-tariff barriers related to maturation and ingredients. We only wish that the Indian government had stood firm on the issue of non-tariff barriers,' he said. The bone of contention is the UK's strict definition of what can be sold as whisky. The British standard mandates that whisky must be matured for a minimum of three years. This rule is applied to both domestic and imported spirits. But Iyer says what works in cold European cellars does not work in the Indian climate. 'In India, the maturation is much faster due to the tropical climate. If we keep it for three years, we lose almost one-third of the spirit to evaporation. That is a financial loss. It also changes the flavour profile. It is a punishment for making whisky in a warmer land,' he explained. Because of the three-year rule, Indian whiskies that mature faster due to heat are disqualified from calling themselves 'whisky' under British law. Instead, they must be labelled as 'Indian spirits', a description that, Iyer says, cuts them off from mainstream whisky shelves and consumer attention in the United Kingdom and Europe. 'We want to be allowed to call it Indian Whisky or Indian Rum or Indian Brandy. Let consumers decide. Let the market decide. Right now, we are kept out simply because we do not age our spirits in cold basements,' he added. The CIABC has now urged the Indian government to actively pursue the matter with the United Kingdom. They argue that without reciprocal access for Indian products, the billion-dollar export vision for the Indian liquor industry will remain out of reach. 'The government has set an ambitious target of achieving $1 billion in exports from the Indian alcobev (alcoholic beverage) industry by 2030. However, without ensuring proper market access, it will be difficult to meet this target. Though Indian whiskies, rum, gins, wines, etc. have been winning accolades globally, the lack of removal of non-tariff barriers and absence of reciprocal market access will make this export target hard to achieve,' Iyer said. There is also growing concern about what is flowing into India. While British spirits are now allowed in at lower duties, Indian manufacturers fear that Scotch whisky and other bottled-in-origin (BIO) liquors may soon dominate Indian shelves by being routed through third countries at cut prices, hurting the premium Indian market before it even matures. To counter this, the CIABC has recommended that the Indian government fix a Minimum Import Price (MIP) on such foreign products. 'The government has incorporated MIP in the India-UK FTA on rum, brandy and other liquor products. The only exception on this count being Scotch Whisky/other whiskies/Gin originating from the United Kingdom,' Iyer added. He urged the government to monitor billing data and use technology to trace each bottle from port to shelf. 'We hope the government will ensure that Scotch whisky and other BIO spirits are not dumped in India at low import prices or routed through any other country at cheaper rates. This will hurt the growth of premium and luxury Indian brands,' he said. For now, India's liquor makers are pouring their hopes into diplomatic channels. Their demands include recognition, fairness and a level playing field. 'We do not want favours. We just want the right to sell our products under the names they deserve,' Iyer concluded.

He described Non-Resident Indians (NRIs) as Most-Reliable Indians (MRIs) as their role in the development of the homeland is significant. Speaking at the Telugu diaspora meeting organised by APNRT in Singapore on Sunday, Minister Lokesh emphasised that foreign investments are crucial to India's economy. He said that India received a total of Rs 6.73 lakh crore in foreign direct investments during the 2024-25 fiscal year, with approximately Rs 1.24 lakh crore coming from Singapore. He said that this accounts for 19% of the total FDI. "The global trust in Chandrababu Naidu is our investment. CBN (Chandrababu Naidu) is our brand. Let's promote the opportunities in our state to attract investments," Lokesh urged. Lokesh lauded the Telugu community's influence abroad, stating that NRIs are India's brand ambassadors. He urged all NRIs to partner in the state's development. "If a significant portion of the investments come to Andhra Pradesh, our state will become another Singapore," said Lokesh. U.S., E.U. reach an 'across the board' agreement on tariffs
The United States and the European Union reached a tariff deal Sunday (July 27, 2025) after a brief meeting between President Donald Trump and European Commission chief Ursula von der Leyen. A White House deadline was days away for imposing punishing import taxes on the 27-member E.U., which is America's leading global trading partner. 'It was a very interesting negotiation. I think it's going to be great for both parties,' Mr. Trump said. The make-or-break talks were meant to head off trade penalties — and promised retaliation from Europe — that could have sent shock waves through economies around the globe. Mr. Trump and Ms. Von der Leyen held private talks at one of Mr. Trump's golf courses in Scotland, then emerged a short time later saying they had reached an 'across the board' agreement. In remarks before the session, Mr. Trump pledged to change what he characterised as 'a very one-sided transaction, very unfair to the United States.' 'I think the main sticking point is fairness,' he said while also noting, 'We've had a hard time with trade with Europe, a very hard time.' Ms. Von der Leyen had said the U.S. and E.U. combined have the world's largest trade volume, encompassing hundreds of millions of people and trillions of dollars. Trump said the stakes involved meant of making a deal, 'We should give it a shot.' Ms. Von der Leyen said Mr. Trump was 'known as a tough negotiator and dealmaker' which caused the president to interject with 'but fair." She said that, if they are successful, 'I think it would be the biggest deal each of us has ever struck.' For months, Mr. Trump has threatened most of the world with large tariffs in hopes of shrinking major U.S. trade deficits with many key trading partners. More recently, he had hinted that any deal with the EU would have to 'buy down' the currently scheduled tariff rate of 30%. The Republican president pointed to a recent U.S. agreement with Japan that set tariff rates for many goods at 15% and suggested the E.U. could agree to something similar. Asked if he would be willing to accept tariff rates lower than that, Mr. Trump said 'no.' As for the threat of retaliation from the Europeans, he said: 'They'll do what they have to do.' Their meeting came after Mr. Trump played golfed for the second straight day at his Turnberry course, this time with a group that included sons Eric and Donald Jr. The President's five-day visit to Scotland is built around golf and promoting properties bearing his name. A small group of demonstrators at the course waved American flags and raised a sign criticizing British Prime Minister Keir Starmer, who plans his own Turnberry meeting with Mr. Trump on Monday. Other voices could be heard cheering and chanting 'Trump! Trump!' as he played nearby. On Tuesday, Mr. Trump will be in Aberdeen, in northeastern Scotland, where his family has another golf course and is opening a third next month. The President and his sons plan to help cut the ribbon on the new course. The deadline for the Mr. Trump administration to begin imposing tariffs has shifted in recent weeks but was now firm, the administration insisted. 'No extensions, no more grace periods. August 1, the tariffs are set, they'll go into place, Customs will start collecting the money and off we go," US Commerce Secretary Howard Lutnick told 'Fox News Sunday.' He added, however, that even after that 'people can still talk to President Trump. I mean, he's always willing to listen.' Without an agreement, the EU said it was prepared to retaliate with tariffs on hundreds of American products, ranging from beef and auto parts to beer and Boeing airplanes. If Mr. Trump eventually made good on his threat of tariffs against Europe, it could meant that everything from French cheese and Italian leather goods to German electronics and Spanish pharmaceuticals would be more expensive in the United States. The U.S. and Britain, meanwhile, announced a trade framework in May and a larger agreement last month during the Group of Seven meeting in Canada. Mr. Trump says that deal is concluded and that he and Mr. Starmer will discuss other matters — though the White House has suggested it still needs some polishing.
