Fundrise CFO Alison Staloch talks home affordability and Gen Z's investing trends

As housing affordability challenges persist across the U.S., institutional investors are increasing their presence in the residential real estate market, a trend some see as validation of real estate ownership as a long-term investment vehicle. However, critics argue it risks sidelining individual buyers and has resulted in an affordability crisis. Recently, legislation has been put forth by lawmakers in New York, Virginia, New Mexico and Georgia to limit this growing trend.
Fundrise CFO Alison Staloch, whose firm targets markets where housing demand outpaces supply, sees the momentum as reinforcing the case for real estate as an accessible investment. Her insights on the intersection of institutional capital and home affordability, along with the evolving expectations of Gen Z investors, reflect two trends with significant implications for her business. She also shares her views on cybersecurity as a finance function, reflects on her transition out of public accounting and weighs in on proposed changes to CPA licensure requirements.

ALISON STALOCH: On affordability — more renters means more demand, which is our opportunity. The housing crisis is a supply issue. We invest where more housing is needed, which aligns impact with opportunity. That includes single-family rental communities, build-to-rent developments and multifamily housing. The U.S. is short millions of units — I've seen estimates between three and six million — and that shortage drives affordability issues while reinforcing long-term rental demand.
We focus on markets with job growth and population inflows. This is where affordability challenges create sustained rental need. So when we invest, we're trying to address supply in a way that meets real demand and also makes financial sense. Maybe someone can't buy the house they want right now, but they can rent it and that's valuable too.
As for the bigger institutional investors, we're seeing more of them enter the space, and it validates what we've long believed: residential real estate is durable, attractive and fundamentally strong. Their interest underscores the same drivers we've focused on. Supply shortages, rental demand and appreciation potential.
Austin, Texas is a good example of this. But now, insurance costs and taxes are becoming challenges in places like Texas. We still believe the Sun Belt states are smart plays today, though climate change might shift that over time.
Gen Z isn't anti-investing, they just want to do it differently. They want real assets, not just stocks, and they want early access. They're digital-first and self-directed. They don't want to talk to a traditional advisor. They want to do the research and allocate capital themselves.
They're also drawn to transformative tech. A recent survey we ran showed 68% of retail investors believe AI has the highest growth potential, more than climate tech, e-commerce or crypto. And, two-thirds said they'd be more likely to invest in a product if they could access companies before they go public.
That's something regulators are thinking about too, how to open private markets safely to retail investors. So it's all evolving quickly.
Returns are king. If the returns aren't there, the experience doesn't matter. That said, Gen Z expects a smooth, transparent product experience. They want the information fast and accessible. But, without returns, none of that sticks.
Our [chief technology officer] leads it, but legal, finance and IT collaborate closely on resource allocation and prioritization. Securing investor data and transactions is table stakes. Prevention costs less than a breach, so we invest heavily there. For other areas, we use risk assessments to phase in improvements.
We also embed best practices across the organization. It's part of the culture. For example, our treasury team handles high-dollar wire transfers, so we run regular exercises, like Socratic seminars, to game out threats. One scenario we discuss is deepfakes: a fake CEO asking for a wire transfer. We ask, 'How would we know? How would we stop it?' It keeps everyone alert.
It's a topic that comes up daily. It's woven into everything, even if we're not calling it 'cybersecurity.' It's just part of how we operate now.
Honestly, I thought I'd be a lifer. I respected the career path and the role of auditors. But around that 10-year mark, I was looking for my next move. I thought maybe it would be a rotation to a national office.
Then the opportunity came up to do a fellowship at the SEC. People often return to their firms after, but I loved the experience. I ended up staying on as chief accountant for the Division of Investment Management. Eventually, I met Ben Miller, Fundrise's CEO, and loved his vision. I saw it as a chance to build something new rather than just operate in an institutional system.
Personally, I don't love bright-line rules. My practical experience was far more valuable than any specific class I took. A fun fact, I was pre-med, neuroscience minor, psych major. I took zero accounting classes as an undergrad. I took one accounting class after graduating and thought, 'This is easier for me than science.' So I did a master's in accounting and never looked back.
That said, I think having a more diverse educational background has helped me in leadership. Experience matters more than just racking up 150 credit hours. The real question is whether that extra year is truly the barrier. I think awareness is a bigger issue, because people don't realize how dynamic accounting can be. It's like coming in through the back door of a business, you see everything.

Gen Z is facing the worst youth unemployment rate in decades. Here is how it's different
Graduation cap in hand, Sarah Chung is posing for photos in school regalia ahead of her convocation ceremony. The campus atmosphere is joyful, but what comes next is sobering: this honours student is graduating into one of the worst youth labour markets seen in decades. "It's bleak," said the 23-year-old graduate of the University of Calgary's media and communications program. She hasn't been able to find a job in her field and said she intends to pursue a master's degree. "I believe that it's tough just because of everything that's happening with the economy, with our society and with politics," she said. "There's a whole [lot] of talk about 'there's a recession coming.' I'm not an economist, but I can also see it as well." Chung is part of a generation facing Canada's highest youth unemployment rate in about a quarter-century. Apart from the pandemic, Canadians between the ages of 15 and 24 are facing the highest youth unemployment rate this country has seen since the mid-1990s, according to first quarter data from Statistics Canada. At that time, Jean Chrétien was Canada's prime minister, Gen Z was but a twinkle in their parents' eyes, and the global workforce had yet to be transformed by social media, gig work and artificial intelligence. Fast forward to 2025, and Canada's youngest workers are grappling with a perfect storm of economic conditions: an inflation crisis that came on the heels of a pandemic; a surge in population growth that has outpaced the number of available jobs; and now, a country teetering closer to recession as the U.S. trade war wreaks uncertainty on the economy. One expert says youth unemployment can be a "canary in the coal mine" that foreshadows broader troubles in the labour market. "It's kind of an early warning indicator," said Tricia Williams, director of research at Future Skills Centre, a Toronto Metropolitan University lab dedicated to studying the future of work. "It's not just about getting jobs and skills experience. It's about the larger structural supports and the environment that young people are coming into." Labour market whiplash The Canadian labour market has endured a kind of whiplash in recent years. After pandemic-era restrictions were lifted, companies celebrated with a hiring spree — the economy regained jobs it lost during the crisis and Canadian youth reaped the rewards of a summer job boom. But employers were soon struggling to find workers and fill postings, a result of the workforce having shrunk during the pandemic. The federal government and public policy experts prescribed higher immigration as an antidote to the shortage, which led to a rise in the Gen Z and millennial working population. Hiring sentiment "was really high coming out of the pandemic, which probably was never going to last," said Brendon Bernard, a senior economist at Indeed who closely follows youth labour market trends. As the hiring backlog cleared, other conditions started to slow the economy down, he added. The onset of a fierce inflation episode in mid-2021 triggered a domino effect: consumers pulled back on spending and the Bank of Canada began an aggressive interest rate hike cycle, leading businesses to delay hiring as economic confidence deteriorated. Older workers started working second jobs to pay the bills during the affordability crisis. Some experts suspect that the automation of routine tasks could be leading to fewer entry-level opportunities, but there isn't enough data to say how widespread this is. "As things have turned back and employer appetite has fallen back down to earth, the youth employment situation has weakened," said Bernard. 'It is disheartening' Youth unemployment started ticking back up in the spring of 2024. At the same time, the number of young people not in education, employment or training — an economic measure called the NEET rate — has risen among youth in their early 20s, mainly driven by non-students having trouble finding work. Bernard said there was some cautious optimism at the beginning of this year, when the labour market seemed to be stabilizing. But the Canadian economy has been rocked by U.S. trade war uncertainty since April, potentially stifling the hiring appetite as the overall unemployment rate rises. "It is disheartening," said Thivian Varnacumaaran, an electrical engineering student in his final year at York University who estimates that he's applied for 400 to 500 jobs — with no luck — since he started searching in December. "I wouldn't say I'm pessimistic, but I'm really realistic about the situation," the 25-year-old added. Charles St-Arnaud, chief economist at trade association Alberta Central, says the economy is now "sluggish" even without having breached recession territory. He expects more signs of deterioration in the coming months, and noted that young people will likely bear the brunt of those conditions. "Often businesses do what I would call the 'last in, first out' type of strategy when they reduce headcount," said St-Arnaud. "The younger population that has been just hired are more at risk of being laid off in a downturn." WATCH | How the increase in temporary foreign workers is impacting job seekers: The scars of unemployment The bleak hiring landscape has some young people taking jobs just to stay ahead of the bills. "I spent two hours sweeping yesterday, and I have a mechanical engineering degree," said 24-year-old Ben Gooch of Dundas, Ont. The McMaster graduate is working part-time at a garden centre to cover some of his living expenses, having applied for upward of 100 jobs since December with only a handful of interviews to show for it. "I feel like I'm just throwing darts out at a wall and hoping to get lucky and hit something." Data shows that it's fairly common for young graduates to work in a job that only requires a high school diploma. But Canadian research has shown that being unemployed at a young age during a recession can lead to a persistent but non-permanent earnings loss for many years after — a well-studied phenomenon known as "wage scarring." Other research also suggests that entering the labour market during a recession can impact a person's health outcomes. "Where it can lead to scarring — I mean, we might think of it as sort of a temporary blemish — but it can have long term implications when the economy goes into a serious recession," said Miles Corak, an Ottawa-based economics professor at the City University of New York's Graduate Centre. LISTEN | What's driving high youth unemployment?: "Long-term earnings prospects are dampened for people graduating during the recession — not because they're not getting jobs, but eventually they fall into a part of the labour market that isn't as high-paying, in types of occupations that they didn't anticipate doing," said Corak. The economic downturns seen in Canada during the early 1980s and 1990s show the impact of that scarring. Youth unemployment reached a peak of 18.3 per cent in 1983, and rose again to 17.2 per cent in 1992 and 1993, with real wage declines observed among the 17 to 24 cohort in the years afterward. The lack of opportunities for young people aren't good for the rest of the country either, said Williams, the researcher. "Young people are a treasure of resource that we need to support and also yield dividends from," she said. Corak offers a different perspective. "I'm not so certain that it impacts the economy [so much] as the nature of our economy gets imprinted more clearly on younger people," he observed. Some young people, he noted, are doing very well and earning more than their parents did, while others are losing ground. "What we're seeing is many young people much more stressed, and running faster on a treadmill to stay still." Lately, Gooch has been reflecting on where his parents were at this stage of their lives. By the time they were in their mid-20s, they were working on their careers, owned real estate and were building a life together, he said. The young engineer hasn't given up on his search — he's applying for jobs across the country and abroad, both in and out of his field. He's accepted that he doesn't know what his circumstances will look like in a year. "I don't have a full time job yet, haven't started my career," he said. "I'm kind of waiting for life to start." Gen Z Wants To Own Homes—So Why Is It Still Out of Reach for Most?
Gen Z is falling behind on the path to homeownership. In 2025, they made up just 3% of all homebuyers, according to the National Association of Realtors®, the smallest share of any generation and a sharp contrast to baby boomers, who accounted for 42% of buyers. While high interest rates and higher home prices have made it harder for young adults to break into the market, new research suggests another force might be working against Gen Z: how they manage their money. Advertisement According to PYMNTS Intelligence, a payments data provider, despite valuing homeownership, Gen Z's top financial goal isn't buying a home. It's paying off debt. The average Gen Z adult carries an average of $94,101 in personal debt, with credit card debt being the most common. With so much of their income tied up in monthly payments, even high earners in this generation are struggling to save for a down payment or qualify for a mortgage. Debt, not disinterest, might be the real reason Gen Z is falling behind—at least for now. 4 Gen Z's biggest financial concern is how they are going to pay off their debt. Getty Images Advertisement 'Though Gen Z Americans may dream of homeownership, still-high housing costs mean that stepping onto the property ladder may not be possible at this point in time,' says Hannah Jones, senior economic research analyst at 'By prioritizing paying off debt, Gen Z prospective buyers are setting themselves up for success when homeownership does become more feasible.' The 2 financial personas and where Gen Z fits in PYMNTS Intelligence identifies two key money management mindsets: Planners , who proactively save and pay off credit cards , who proactively save and pay off credit cards Reactors, who handle bills as they come and often rely on credit or loans Advertisement Gen Z overwhelmingly falls into the latter group. A striking 73% of Gen Zers are classified as reactors, making them more likely to live paycheck to paycheck, carry high-interest debt, and struggle to build savings. That reactive approach can seriously undermine major financial goals, like buying a home, because it prioritizes short-term survival over long-term stability. Even more surprising, the reactor mindset is gaining ground among high earners across generations. Since February 2024, the share of six-figure earners who identify as planners has dropped by 25%. Now, 52% of top earners are reactors, a shift that underscores how widespread short-term financial thinking has become, even among those typically viewed as having the means to plan ahead 4 Even high earners in this generation are struggling to save for a down payment or qualify for a mortgage. Getty Images/iStockphoto Risk over security: The Gen Z money mindset Unlike baby boomers, 54% of whom are planners focused on long-term stability, Gen Z is chasing growth. According to the PYMNTS report: Advertisement Just 7.7% of Gen Z cite retirement saving as a top financial priority, compared with 22.1% of baby boomers. Nearly 7% of Gen Z say their No. 1 goal is starting a business, making them eight times more likely than boomers to focus on entrepreneurship. 'Gen Z Americans have time on their side and may be more willing to take big swings financially, while older generations are more risk-averse,' says Jones. While starting a business can lead to long-term wealth, it typically comes with short-term financial instability, exactly what makes it harder to qualify for a mortgage or build up a down payment. Irregular income, high credit utilization, and limited savings make it much harder to qualify for a mortgage under traditional lending models. Even high-earning Gen Z entrepreneurs might struggle to demonstrate the consistent income or financial reserves lenders expect. This risk-oriented mindset might be a reaction to the current conditions of the housing market. Buyers now need to earn 70% more than they did just six years ago to buy a home, to say nothing of the difference between buying a house now than in the 1960s and '70s, when many baby boomers bought their first homes. These conditions have made many in Gen Z feel that shooting for the moon in business is a more realistic goal than saving for that white picket fence. 4 Gen Z is more willing to take risks than previous generations. Getty Images/iStockphoto Why buying a home is still a priority—just not the first one Homeownership hasn't fallen off Gen Z's radar, but it's taking a back seat to paying off existing debt. Buying a house ranks as this generation's second most important financial goal, with 14.1% of Gen Zers ranking it as a priority. But deprioritizing homeownership, even temporarily, can come at a long-term cost. In a market where prices keep climbing, every year spent focusing elsewhere can make the eventual buy-in more expensive. And because lenders heavily weigh savings, credit usage, and income consistency, Gen Z's current financial behaviors—like revolving debt and low reserves—can delay homeownership even further, regardless of intent or income. Advertisement In other words, Gen Z still wants to own, but the reactive financial path they're following makes it harder to get there. Without a shift in priorities, many might find themselves stuck in a cycle where the dream of owning a home never quite catches up to their ambition. 4 The generation is mostly concerned with first paying off existing debt, putting homeownership on the back burner. Getty Images What Gen Z can do differently To bridge the gap between ambition and ownership, Gen Z might need to rethink how they prioritize and manage their money. The good news is that paying off debt, Gen Z's top financial priority, will eventually help them buy a house by lowering their debt-to-income ratio. The area where they can make the biggest changes, though, is in moving from a reactive mindset to a planning mindset. Here's how they can get started: Advertisement Automate savings to gradually build up a down payment. Track spending patterns to identify areas to cut back. Use credit strategically, aiming to pay in full each month. Pursue both goals in parallel—treat debt repayment as a priority, but not at the cost of building a safety net to support future homeownership. Gen Z hasn't turned away from homeownership, but when the top priority involves risk or volatility, it can make the second one harder to reach. With the right habits and tools, Gen Z can build both the freedom to pursue big dreams and the foundation to one day own a piece of them.

Gen Z infuriates bartenders with this bizarre behavior: ‘Someone has to bully these people'
If you're ever at a bar wondering if someone is Gen Z or a millennial, just keep tabs on how they pay for their drinks. Zoomers are purportedly averse to opening up bar tabs, preferring to close out and swipe their cards after every drink — no matter how many they end up having. According to The New York Times, there are a few reasons why this could be the case. For starters, Gen Z is drinking alcohol far less than previous generations, so opening a tab at the bar may seem unnecessary. 'Closing on the tab does a lot mentally to stop you from indulging, because you don't have easy access to it,' Jewel Chavez, 23, told the Times. Gen Z's have also become used to one-and-done transactions, mainly using Apple Pay and simply tapping their phones for a purchase rather than using a physical card. Therefore, they feel as though buying a drink at the bar is similar to buying a coffee at a café. And with growing fears of economic uncertainty, Zoomers appear to worry that they'll lose track of their spending if they leave their card with a bartender. Dr. Michael McMillan, a former portfolio manager and securities analyst who currently teaches personal finance at the University of Maryland, told the Times that his undergraduate students will decide not to keep a tab open in an attempt to be hyper-vigilant about their money. 'By opening up a tab and saying, 'Yep, I'm buying a round of drinks and closing it after that,' you know how much you're spending,' McMillan said. 'It's not going to be some great surprise at the end of the evening.' 'It doesn't save me anything if I keep a tab open,' Nareg Haladjian, 27, who lives in California's San Fernando Valley, added. 'I'll swipe my card again. It's an extra 10 seconds.' Meanwhile, millennials are taken aback by this action — with one person having called it 'psycho behavior.' 'At the bar last night, the Zoomers were all paying with credit cards and closing out on every round… Someone needs to teach these children how to go to the bar,' they noticed. Bartenders aren't thrilled with these antics from Gen Z, either. 'These kids never learned the proper way to be a barfly,' Al Barber, who manages the bar at the Prince in Los Angeles's Koreatown, said, adding that it often comes down to proper bar etiquette. Tiarra Horn, who works at Seattle's Central Saloon, told the Times that she'll call out groups of friends from behind the bar when they all close out separate tabs multiple times. 'They haven't even thought about it,' Horn said. 'Someone has to bully these people. Respectfully.' 'For each moment that one of my guys is standing there fumbling with your cellphone trying to unlock the code, that's time that is missed out on serving the next person when you're three deep on a Friday night,' Barber explained. 'So there's an opportunity cost.' When bars are slammed with people and bartenders are working hard to take everyone's orders and efficiently make drinks that require multiple steps, the constant opening and closing of a tab can slow down the process and the service for everyone in the establishment, according to bartenders. Plus, every time a customer's credit card is swiped at a bar, the bar has to pay a fixed fee plus a percentage for the transaction, economically hindering the bar's bottom line. Repeated single transactions can end up costing the bar more than a total bill that's paid all at once.
