Nashville to open its second Tempo by Hilton lifestyle hotel

Dive Brief:
A dual-branded Tempo by Hilton and Homewood Suites hotel will open in Nashville, Tennessee's East Bank district, commercial real estate investment and development firm Driftwood Capital, which delivered a preferred equity investment for the building, announced Monday in a release obtained by Hotel Dive.
The 18-story, 300-room property will be built near Oracle's future $1.4 billion Nashville headquarters, which is currently under development near the city's Nissan Stadium. The hotel is expected to open in 2028.
Nashville's East Bank district 'is poised to become a vibrant epicenter anchored by Oracle's forthcoming headquarters,' Pranav Bhakta, Driftwood's senior vice president of corporate business development, said in a statement. Nashville's hotel market is in the midst of a development boom, experts told Hotel Dive earlier this year.
Dive Insight:
The dual-brand hotel is a joint venture between Nashville-based Skyline Hospitality and Patrick Culligan, as well as Tampa, Florida's Sonari Capital Partners.
Driftwood will conduct full-scale development oversight through its Driftwood Development Services business. Once open, Driftwood Hospitality Management will operate the hotel.
The development will include approximately 10,000 square feet of meeting space, food and beverage outlets and a rooftop overlooking downtown Nashville, according to Driftwood.
In a statement, Bhakta called the hotel a 'high-impact project.'
'We are confident this project will deliver a high-quality hospitality experience that aligns with the dynamic growth of the surrounding district, including Oracle's headquarters and the new Nissan Stadium,' said Jaimin Patel, managing principal at Sonari Capital Partners.
Last year, Oracle announced that it would be moving its world headquarters to a 65-acre campus in Nashville, according to CNBC. Corporate relocations such as Oracle's are driving hotel growth in the city, Keith Kurland, senior managing director and co-head of New York capital markets at Walker & Dunlop, told Hotel Dive in May.
'That corporate migration, while the announcements have been made and the work is underway, those jobs still haven't even hit the market yet,' he said.
The hotel will house Nashville's second Tempo by Hilton, a brand which opened its second-ever location in the city's downtown last year after debuting in 2023. The flag is part of Hilton's rapidly growing lifestyle portfolio.

SoFi's asset quality is improving, with the net charge-off ratio declining by more than 40 basis points. 10 stocks we like better than SoFi Technologies › SoFi Technologies (NASDAQ: SOFI) recently reported its second-quarter earnings, and the stock soared to a multiyear high. Not only were the numbers generally stronger than analysts had been looking for, but the company also is growing in all the right ways and has big plans. With that in mind, here are some of the key takeaways from SoFi's earnings report that you need to know, and what to keep an eye on. 1. Growth momentum isn't slowing down In the second quarter, revenue growth was 44% year over year, an acceleration over its prior rate. The company grew its membership base by 34% year over year, adding 846,000 new members, the highest single-quarter total ever. 2. Capital-light revenue streams are strong SoFi has been a personal lender for years, but the recent focus has been on the loan platform business, which consists of several capital-light streams of fee income. In addition to securitizing loans and selling them to investors, the company has been originating a high volume of loans on behalf of third parties and referring applicants to other lending partners. Its loan platform is generating high-margin fee income at a rate of more than $500 million annually on a run rate of $9.5 billion in loan originations. Fee-based revenue now makes up 44% of the company's total, compared with 27% a couple of years ago, and this shift is a big reason for SoFi's surprisingly strong profitability. Noninterest income roughly quadrupled year over year, and the loan platform business has been the primary driver. 3. Profits are better than expected Not only did SoFi produce better-than-expected profitability in the second quarter, but the company also reported its highest earnings per share (EPS) ever. It produced an 11% adjusted net margin, and adjusted earnings before interest, taxes, depreciation, and amortization (EBITDA) increased 80% year over year. And management raised its full-year 2025 guidance for all major profitability metrics and now expects EPS to more than double from 2024 levels. 4. Asset quality is improving SoFi's loan net charge-off rate ticked higher in 2023 but it has been in a clear downward trend for nearly two years. Since it peaked at 3.98% in late 2023, the net charge-off rate for personal loans has declined to 2.83%, including a 48-basis-point sequential drop in the most recent quarter. 5. More than personal loans SoFi is well known for its personal loan business, and for good reason. But the company also originates student loans and home loans, and I'd argue that these are underappreciated growth drivers. In the second quarter, student loan volume grew by 35%, and I wouldn't be surprised to see it accelerate in the second half of the year, since more pandemic-era federal student loan protections have expired recently. For example, borrowers whose loans are in limbo as the SAVE repayment plan makes its way through the legal system just recently saw interest start accumulating on their student loans again. Perhaps most exciting is the fintech's home loan business, which grew volume by more than 90% year over year despite a slow real estate market and persistent high interest rates. There's a lot of pent-up demand for home purchases as well as for refinancing and home equity lines of credit, and if mortgage rates fall, this could become a big business. What to watch The second half of 2025 could be an exciting time for SoFi. The Federal Reserve is widely expected to resume interest rate cuts, and this could help lower the company's deposit cost. Also, management is bringing back cryptocurrency trading before the end of the year and has other big plans to integrate cryptocurrency and blockchain technology throughout its platform. Along with its earnings report, SoFi announced a plan to raise $1.5 billion in fresh capital by selling new common stock. Reddit Stock Pops After a Blowout Quarter, But Is It a Buy?

Key Points Reddit is growing quickly and it posted revenue of $500 million in the second quarter. Although the stock is up 260% in the last year, there are valuation concerns. 10 stocks we like better than Reddit › Two weeks ago, I wrote that Reddit (NYSE: RDDT) was one of my picks as a stock to buy on the dip and hold for the next decade. I was confident in the company's upcoming earnings report and its growing profits. Fast-forward to today, and Reddit is smoking hot, up 43% in the last week on the strength of its glowing second-quarter filing. The dip is over, but do you still have an opportunity to take a position in Reddit stock? Or should you wait for a better buying opportunity? Reddit shows huge numbers The biggest figure in the second-quarter earnings report is rapid revenue growth. Reddit reported $500 million in revenue, up 78% from a year ago, marking its fastest quarterly growth since 2022. It was the company's most profitable quarter. There was also a 21% increase in daily active users, a number that reached 110 million in the quarter. The company posted a profit of $89 million and $0.48 per share, versus losses of $10 million and $0.06 per share in the second quarter of 2024. Reddit stands out from social media platforms like Meta Platforms' Facebook and Instagram because, by design, its users are anonymous. The platform is organized into structured "subreddit" communities where people can talk about anything -- including their favorite games, cars, and movies, as well as current events. Because subreddits can be devoted to very specific topics, conversations are usually on point and user moderators can halt any spam or threads going off-topic. "For people, conversation and connection are becoming more valuable and rare," CEO Steve Huffman wrote in a letter to investors. "In a world increasingly dominated by algorithms and automation, the need for human voices has never been greater. We see this every day as nearly 50 million scrollers come to Reddit for their favorite communities, and 60 million seekers land on Reddit in search of better answers to their questions." The company posted Q3 guidance for revenue of between $535 million and $545 million, which would be a 55% gain from a year ago. What's next for Reddit? While Reddit gets more than 80% of its revenue from the U.S., it's taking steps to grow its international presence. The company is embracing machine translation in order to allow Reddit to expand in Asia, Europe, and Latin America, and is currently targeting around two dozen languages. By expanding internationally, Reddit has the opportunity to increase marketing, add local content and contributors, and create specialized subreddits to serve international markets. While international revenue increased by 71% to $91 million in the second quarter, this is a massive opportunity to grow the company. Reddit is also embracing artificial intelligence (AI) to make its platform more relevant. The Reddit Answers tool is an AI search engine specifically geared toward Reddit content and can help people find answers on the platform. The company says its core search product has 70 million weekly users, and that Reddit Answers grew from 1 million users in Q1 to 6 million in Q2. By rolling Reddit Answers out globally, it can sell advertising in its search engine much as Alphabet's Google does. Should you invest in Reddit stock? By any measure, Reddit is an expensive stock, particularly compared to Meta, which operates the highly successful platforms Facebook, Messenger, Instagram, Threads, and WhatsApp. It's also more expensive than Snap, which operates the Snapchat platform: While I still think that holding Reddit stock is a good idea, I do think it's pretty pricey right now. Up 260% in the last year, Reddit appears to be overvalued; if I were buying a social media stock at these prices, I would lean toward Meta right now. I have full confidence that Reddit will hit its third-quarter revenue numbers, and I'm eager to see if it can increase its international audience and open the door for long-term revenue growth.
