Southern Sun announces R1. 5 billion hotel project at Oceans Umhlanga

The Oceans Umhlanga development continues to anchor major investment in KwaZulu-Natal, with Southern Sun announcing a landmark R1.5 billion hotel and residences project set to open in late 2027.
The announcement, made during the official roof wetting ceremony of the R1.4bn North Residential Tower on Friday, further cements Oceans Umhlanga's position as a key driver of regional economic growth. Southern Sun CEO Marcel von Aulock said: 'We're thrilled to be part of this extraordinary development. Oceans Umhlanga offers a world-class setting with unmatched positioning, and we are proud to anchor the hospitality component.
'This new hotel will stand as a flagship for our group and a key asset in our national portfolio.' The new property will be called Southern Sun Hotel & Residences Oceans Umhlanga and will cater to both short- and long-stay guests. It marks Southern Sun's return to the area nearly 60 years after it opened the Beverly Hills Hotel and adds to its existing portfolio of over 90 hotels and more than 300 conference venues across Southern Africa.
'This development represents a new opportunity for us to both increase our capacity in the vibrant Umhlanga Rocks area as well as enter a new market for quality serviced apartments,' said von Aulock.
'We are proud to be able to partner with the Oceans Umhlanga team and look forward to bringing something special to the market.' The partnership with Southern Sun brings the total investment into the Oceans Umhlanga precinct to over R5bn.

He added that Umhlanga faced a chronic shortage of premium hotel rooms. 'Our Radisson Blu hotel has consistently achieved high occupancies and is fully booked during every major event in Durban. Even with five more hotels, demand would still outstrip supply. That's why the Southern Sun Oceans Hotel isn't a competitor, it's a complement. Together with Radisson Blu, it will enrich the guest experience.'
Oceans Umhlanga CEO Brian Mpono described the precinct as 'more than a landmark development; it is a catalyst for Durban's long-term economic recovery and its rebranding as a globally competitive investment destination.'
'Our vision has always been to create a world-class mixed-use environment that integrates luxury retail, hospitality, and residential offerings while stimulating job creation, tourism, and investor confidence,' said Mpono. 'Durban's future lies in bold, integrated precincts that attract both local and international capital. Oceans Umhlanga exemplifies that.'
He added that the precinct's success is not an isolated one but a multiplier for surrounding communities. 'Our partnerships with leading brands and our commitment to working with government, local businesses, and community stakeholders ensure that the precinct is not an isolated success but a multiplier for inclusive economic growth.'
Despite the tough economic climate, Mpono said the project has remained on track. 'The current economic climate, including rising interest rates and construction costs, has required us to be more agile and strategic, but it has not slowed our commitment to Oceans Umhlanga.
'We've adapted by sequencing phases responsibly and managing costs efficiently, all while maintaining the premium quality and vision of the precinct.'
Economist Dawie Roodt said developments of this scale can have a major impact on regional economies. 'It will be good for the economy of KZN, especially in that specific region. And it will also be good for sentiment,' he said.
'If people invest so much money, it must be a good place to be, and that will attract other investments as well.' Roodt added that the project would likely improve investor confidence. 'Certainly, it's good for perception and improvement in confidence as well.'
The Oceans Umhlanga precinct, which includes the already operational Oceans Mall and Radisson Blu Hotel, has so far created over 25 000 jobs during construction, many filled by residents from nearby communities such as KwaMashu, Inanda, and Ntuzuma.
The North Tower, which officially launched on Friday, offers 258 luxury apartments with ocean views, direct mall access, and high-end lifestyle amenities.

The current interest rate environment has already begun to support improved affordability and sentiment, particularly within the affordable housing segment, says Siphamandla Mkhwanazi, the senior economist at FNB. 'Our latest data shows that house price growth accelerated to 3.2% year-on-year in June, alongside strengthening market indicators,' Mkhwanazi said. Last week, the South African Reserve Bank's Monetary Policy Committee decided to reduce the repo rate by a further 25bps, reducing it to 7.0% with the prime lending rate dropping to 10.5% Mkhwanazi said the MPC's decision, coupled with signals of further rate cuts, is expected to reinforce the gradual recovery underway in the property sector. He said interest rate-sensitive segments, such as first-time property buyers, stand to benefit the most, supporting price growth in the lower end of the market. 'However, a broader and more sustained recovery will hinge on the performance of the wider economy, which remains dependent on structural reforms and greater policy clarity both domestically and globally,' he said. The South African Reserve Bank's decision to cut the repo rate by 25 basis points to 7.00% offers modest relief to the residential property market, says Renier Kriek, managing director at Sentinel Homes. He said the modest reduction translates into an estimated saving of around R250 per month on a R1.5 million home loan over 20 years, nominally easing affordability for buyers and existing homeowners. He added that the cut brings total interest rate relief in SARB's current cutting cycle, which started in September 2024, to 1%, with the repo rate having been cut from 8% to 7% over the period. However, Kriek said the SARB simultaneously revised its GDP growth outlook downward, signalling that economic momentum remains weak. As a result, he said, consumers are unlikely to be buoyed significantly by this marginal lowering of interest rates, and property demand may see only gradual or shallow improvement. Tension rises between KZN Cogta and uMkhanyakude Municipality after court ruling on salaries

Image: Supplied by KZN Cooperative Governance and Traditional Affairs The tension between the KwaZulu-Natal Department of Cooperative Governance and Traditional Affairs (Cogta) and the uMkhanyakude Municipality in northern KZN is worsening, with the municipality accusing MEC Thulasizwe Buthelezi of misleading the public. In a statement, the municipality further accused Buthelezi of being on a crusade to undermine ANC-run municipalities in the province. This accusation stems from an order handed down by the Pietermaritzburg High Court on Friday. The South African Municipal Workers Union had taken the municipality and other defendants to court after workers' salaries were not paid due to a stand-off between Cogta and the municipality over the decision to appoint an administrator. The stand-off triggered a freezing of the municipality's bank account, and the administrator has also been blocked from accessing the municipality's offices. The municipality was named in the case as the first respondent, MEC Buthelezi as the second, the provincial government as the third, and administrator Bamba Ndwandwe as the fourth. Absa Bank appears as the fifth respondent. In the order, the court addressed the issue of salaries and ordered that the first respondent (municipality) and the fourth respondent (Ndwandwe) work together to ensure that the wages of the workers are paid and that payments are made on time. The court stated that, 'this shall apply mutatis mutandis for future months for as long as the first respondent (uMkhanyakude) is under provincial intervention and for as long as the fourth respondent (Ndwandwe) is in office as the provincial representative. The fourth respondent's rights and responsibilities will fall away if and when the current provincial intervention is terminated or he is discharged from office,' the order concluded. 'The court's decision effectively reaffirms the authority of Mr. Bamba Ndwandwe as the administrator. Since the court has reserved judgment on the application to set aside the intervention, this means the intervention remains in place until the judgment is delivered. The court further ordered the municipal manager to submit the payroll to Mr Ndwandwe so that the Administrator can process the July salaries for municipal employees. 'MEC Buthelezi has called upon the Mayor of uMkhanyakude to ensure that the gates of the municipality are opened. This will allow the administrator to assume his duties and enable the resumption of normal operations for the benefit of the community. It is important to note that the MEC does not act on his own accord; it is a cabinet decision that he acted upon. There must be full cooperation from all municipalities when there is an intervention,' said the Cogta statement. In a statement, Municipal Speaker Solomon Mkhombo, however, disputed that the intervention was in force and accused the MEC of making misleading claims. 'We want to inform the public that the court has reserved its judgment on the matter regarding Buthelezi's decision to place uMkhanyakude District Municipality under administration, meaning that no final decision has been made. We urge the MEC to accurately represent the court's position and avoid spreading misinformation that could confuse or mislead the public,' said Mkhombo. 'The illegal act by Cogta and the bank to freeze the municipal account was uncalled for, and we thank the High Court for ruling in favour of uMkhanyakude employees. It is worth mentioning that a Cogta legal representative could not provide a substantive reason in court for why Cogta wants to place uMkhanyakude under administration.

Finance minister Enoch Godongwana has given the City of Johannesburg a deadline to stabilise its finance or face a cut in grant payments On one hand, it is heartening to see Finance Minister Enoch Godongwana giving Joburg mayor Dada Morero a two-week deadline to address the city's escalating financial troubles. However, if the minister carries out his threat to cut grant funding to the city, matters are only going to get worse for residents and ratepayers. Yesterday, DA Joburg caucus leader Belinda Kayser-Echeozonjoku set out the consequences for a failure to heed the warning. 'Johannesburg's R89 billion budget is funded through a mix of grants, loans, revenue collection and conditional grants. 'Conditional grants, which form a significant portion of the city's funding, can only be spent on what they are intended for,' she said. 'If Treasury pulls back or suspends these funds, as the minister warns in his letter, the city's ability to deliver the little basic services it is currently able to deliver, will collapse entirely.' Dire Johannesburg finances The numbers are horrific. Apart from repeated non-compliance with the Municipal Finance Management Act, the metro incurred R1.4 billion in unauthorised expenditure, R22 billion in irregular expenditure, and R705 million in fruitless and wasteful spending. Let's put that in plain language: the comrades are looting the city's coffers. If there is another explanation, we'd like to hear it. Apart from the lack of service delivery – power, water, roads, traffic lights are all in a state of collapse – the city abuses those residents who do pay by saddling them with outrageous – and frequently incorrect – bills. All the while, however, those who can afford to pay but don't – we're looking at many of you in Soweto, for example – are allowed to get away with it. We would like to suggest a better option: put Johannesburg under administration, as has been done with other delinquent municipalities around the country.
