
Avaland acquires 3.2-acre Kuala Lumpur land for RM149mil
In a filing with Bursa Malaysia, the company said the proposed acquisition is in line with the group's long-term strategic objective to strengthen and expand its footprint within the Klang Valley.
'This acquisition will also further solidify the group's footing in Kuala Lumpur, complementing its existing presence in Seputeh and Taman Desa, and presents an opportunity to strengthen its brand presence through the introduction of investment-focused product offerings in a prime urban location.
'Moreover, the proposed acquisition would reinforce the group's brand positioning as a high-quality property developer in the Klang Valley.'
Avaland said the Land is strategically located within an established neighbourhood surrounded by prominent high-rise developments and key landmarks including Sunway Putra Mall, World Trade Centre Kuala Lumpur, Chow Kit Road Market, Petronas Twin Towers, Bukit Bintang, Menara Kuala Lumpur, Dataran Merdeka, and Titiwangsa Park.

Intraday short selling for NexG suspended
KUALA LUMPUR: NexG Bhd's intraday short selling (IDSS) is suspended for the rest of the day following a sharp plunge in its share price. The counter tumbled 28.04%, or 15 sen to 38.5 sen with 161.53 million shares traded at 3.51 pm. Bursa Malaysia suspended the IDSS of the security as the last done price dropped more than 15 sen from the reference price. The short selling under IDSS will only be activated on Aug 12 at 8.30 am. NexG announced that it is purchasing a 32.61% equity interest and 414.31 million warrants in Classita Holdings Bhd for a total cash consideration of RM76.78mil. BIMB Securities is neutral on the deal's fundamentals as the near-term earnings impact is minimal, while long-term execution risk remains high given Classita's volatile track record. Nevertheless, the share price has rallied in recent months, with much of the perceived upside highly likely has been priced in. 'Hence, we are downgrading our call from 'hold' to 'sell', while keeping our target price at 45 sen based on 18x PER (+1SD above average 3-year forward PER) applied to FY26F diluted EPS of 2.5 sen,' BIMB said.

Kimlun to raise RM40.64mil from private placement
KUALA LUMPUR: Kimlun Corp Bhd has proposed a private placement to raise up to RM40.64 million to raise funds for working capital. This includes property development expenditure, staff costs, as well as marketing and general operating expenses. Kimlun, in its filing with Bursa Malaysia, said the proposal involves issuing up to 35.34 million new shares, about 10 per cent of the company's total issued shares. The bulk of the proceeds of about RM30 million has been earmarked for property development expenditure in Johor. This includes funding for the Pinegate Residency Phase 1 project, which has a gross development value (GDV) of RM320 million. The company also plans to use the funds for its Arden Residence and Pinegate Residency Phase 2 projects, with estimated GDVs of RM800 million and RM330 million respectively. "The allocation of funding for the property development projects will be determined over the progress of the projects. Any shortfall required to fund these projects will be financed through the company's internally-generated funds and/or borrowings," it said. Another RM7 million will be allocated for staff costs, and RM3 million for marketing and general operating expenses. "This includes diesel, utilities and other office expenses," it said. Kimlun remains cautiously optimistic on its outlook, which is supported by improved operating margins, active project execution and property launches in Johor as well as a strategic focus on the core construction sectors in Malaysia and Singapore. For the three months ended March 31, 2025, the company recorded a revenue of RM460.0 million, being its highest quarterly revenue to-date, which signals positive momentum for the year ending December 31, 2025.

FBM KLCI climbs cautiously ahead of key economic data releases
KUALA LUMPUR: The FBM KLCI trended higher but remained cautious at midday as investors awaited key economic data releases this week. The market barometer climbed 5.39 points, or 0.35%, to 1,562.37, just shy of its intra-morning peak at 1,563.43. Winners and losers were closely balanced, with 453 gainers against 431 losers and 460 that were flat. Traded volume stood at 1.5 billion shares valued at RM971.6mil. Malaysian Pacific Industries led Bursa Malaysia's gainers, surging RM1.18 to RM21.42. Nestle added RM1 to RM88.50, Kuala Lumpur Kepong rose 34 sen to RM19.56, and United Plantations gained 24 sen to RM22.02. On the downside, Tenaga Nasional topped the losers, slipping 20 sen to RM13.60. PETRONAS Dagangan fell 16 sen to RM22.68, NexG dropped 12.5 sen to 41 sen, and Chin Tek declined 12 sen to RM9.83. Apex Securities said that despite ongoing investor caution amid US tariff issues and geopolitical risks, the local market showed resilience. 'Notably, foreign net selling moderated over the week, signalling a potential shift in sentiment and providing some relief to the market. 'Looking ahead, investors will remain attentive to key external drivers, including upcoming US inflation rate on Tuesday, while domestically, corporate earnings announcements are expected to guide near-term direction,' Apex said. The research house noted that the recent surge in gold prices, partly driven by new US tariffs on gold bars, may attract buying interests in gold-related counters. 'We also continue to see merit in selectively accumulating domestic-focused power ancillary and renewable energy players, which stand to benefit from structural growth drivers such as data centre expansion and the energy transition— trends we expect to remain resilient despite global trade uncertainties,' it added. Meanwhile, TA Securities said technical momentum for the FBM KLCI shows signs of improvement after last week's rebound, indicating a possible near-term recovery. However, the cautious market tone and weak follow-through buying suggest recent gains may be hard to maintain. 'As traders remain on the sidelines awaiting fresh domestic catalysts, the index remains vulnerable to profit-taking and selling pressure. 'On the external front, US President Donald Trump's latest wave of aggressive tariffs has also heightened global market anxiety, rattling investors across major regions and triggering sharp volatility in trade-sensitive sectors,' it said. 'Immediate resistance is kept at 1,564 with the next upside hurdles coming from the recent high of 1,586, followed by 1,610 ahead. 'Immediate index support is maintained at 1,490, with stronger supports found at 1,465 followed by 1,444,' TA said.
