Homeowners who spotted green shoots sprouting through the wall of their home were left facing extensive repairs, including the demolition of their conservatory. The couple had settled in after buying their detached home near Brighton a year earlier when they suddenly noticed leaves appearing through the floor of the conservatory and from a crack in a wall.
Not knowing what it was they dug up a path only to discover it was bamboo running from the house next door. And they quickly realised it would be a bigger job than first thought after seeing just how far the network of bamboo rhizome - or stem of the plant - had spread.
The conservatory is now being demolished with the neighbour's building insurers picking up the bill under a liability damage claim. The householder, who has asked to remain anonymous, explained how he noticed the plant when viewing the house but hadn't thought much of it.
He said: 'There was a large stand of bamboo growing next door when we bought the property, but we didn't think anything of it and nothing came up on the survey. When we first saw the green leaves emerging inside our conservatory, we thought it was some kind of grass, but then pretty quickly we realised it was bamboo.
"We hoped that if we dug up the rhizome underneath the path between our properties, that would solve the problem, but it quickly became apparent that it was much more serious. When the conservatory floor was taken up and we saw the mass of bamboo underneath, we couldn't believe it.'
So-called "running" varieties of bamboo can spread further and faster than the notorious Japanese knotweed. It can cause serious damage to properties if planted directly into the ground, according to invasive plant specialist Environet.
These varieties have evolved to spread rapidly with roots often travelling over 10 metres. Their shoots are strong enough to pierce tarmac, paths, cavity walls, and exploit cracks in concrete or gaps in brickwork. Some varieties of bamboo actually have a higher tensile strength than steel - 28,000 PSI compared to steel's 23,000.
However a YouGov survey of moe than 2,000 people conducted in March 2025 showing that 54% of people are unaware that it can cause problems such as property damage or legal disputes. Bamboo remains popular for its hardiness, beauty and screening qualities in overlooked gardens, and is still sold by garden centres and plant nurseries with minimal warnings or advice.
Emily Grant, director of Environet, said, 'We're receiving significantly more calls about bamboo infestations than Japanese knotweed these days, and in most cases the damage caused to property is far greater. There was a particular craze for bamboo around 15 - 20 years ago and where it's been planted into the ground rather than in a pot, those plants are now fully mature and causing havoc.
'We've seen it growing out of living room skirting boards, kitchen floors and even sprouting out from behind an oven. In most cases the only way to deal with it once it's found its way into a building is to dig up the floor and remove every rhizome. In this case, the conservatory has had to be completely demolished, through no fault of the homeowner's.
'If you do decide to plant bamboo in your garden, it's your responsibility to make sure it doesn't spread into adjoining properties. Choose a clumping variety and plant it in a pot lined with a bamboo-proof root barrier.
"If bamboo is present on a property you want to buy, or on the boundary, it's a good idea to get a bamboo survey so you understand any risk you're taking on and ensure there's no chance of a legal claim against you as soon as you move in.'
Last year, Environet launched the UK's first insurance-backed guarantee for bamboo removal, in response to growing demand for bamboo excavation services which has more than doubled in the last five years. It typically costs around £3,500 +VAT to remove bamboo from a residential property, although costs often exceed this.

Mystery of 600-year-old Japanese mummified 'dragon' solved
The mystery of a 600-year-old mummified creature that looks like dragon has been solved. The remains are part of a collection at the Japanese royal family's Shosoin Treasure House in Nara. It's thought they were found in 1429, by the shogun, Yoshinori Ashikaga, during a visit to Nara's Todaiji temple. At the time, a monk at the temple recorded that as Ashikaga cut a piece from the Ranjataii – a rare and treasured piece of agarwood – he 'saw something in the shape of a small dragon' dried by the sun. Now a new study of the 'dragon' using X-ray technology and radiocarbon dating has found the creature to be a Japanese marten, a weasel-like mammal. The study's authors wrote: 'The two premolars are clearly visible, and this characteristic indicates that it is a species of the Martes genus.' It was likely a full-grown female, they added, measuring 40cm in length. Radiocarbon testing shows the remains date from the mid-11th to the mid-12th century – a time when the repository underwent multiple repairs. It's therefore thought the animal may have entered the building during repairs, got trapped, and died, before becoming mummified. Alternatively, it could have been brought in deliberately, since the animal is missing its forelegs, which have never been found. According to legend, after the 'dragon' was added to the treasure house collection, it would rain every time the repository was opened. The legend appeared to become eerily real when researchers from Tokyo were forced to reschedule their visit to see the creature after heavy rains caused their bullet train to be cancelled. Conservationist Mami Tsuru of the Shosoin Treasure House said she believed the 'dragon' to be the same one found by Ashikaga in the 1400s. She said: 'The age determination has significantly increased the possibility that the mummy is the sun-dried dragon-looking object recorded in the document from the Muromachi Period. 'We believe this is a good example of how Shosoin has protected not only beautiful items, but also all the items inside the repository.' After 50 years, is our comprehensive system still fit for purpose?
I have every sympathy for our schools. Staff and students are facing significant challenges – challenges aggravated by the demoralising effects of poverty punishing so many decent families. It is very much to the credit of our schools that they continue to have the positive support of parents and their local communities, conscious that they are trying their best in challenging circumstances. Things were so different when I started teaching in 1969. Yes, there were undoubted challenges but there was a sense of excitement that positive changes were on their way. In just a few short years, our old selective system with junior and senior high schools had changed to a national comprehensive system. New schools were being built; the school-leaving age was raised to 16 and a new system of examinations was introduced that was designed to offer national qualifications to students of all abilities. In addition, corporal punishment was abolished and supportive Guidance systems introduced. For young probationer teachers there was a network of invaluable support. Each secondary school was staffed with a team of subject principal teachers who really were the backbone of the school. They were the subject experts familiar with the curriculum and the various exam requirements; they offered encouragement to the members of their departments and used their experience to support the effective running of the school. The removal of these posts to save money was a serious mistake which has had a negative effect on academic results. In addition, the loss of these promoted posts has made teaching a less attractive career option for graduates. So what needs to be done? It seems that there is an administrative mindset at all levels of government that we don't need to look elsewhere for answers to our challenges. It's almost as though Johnny foreigner can't teach us anything. So for example, after over 50 years, is our comprehensive system still fit for purpose? Are there lessons to be learnt from different models of school organization? Our two grandchildren both attend their local schools in Japan. As grandparents my wife and I are impressed with what we have learnt about Japanese education. One feature that we should seriously consider is the emphasis in Japan on team work rather than here, where we still cling to the notion of child-centered education. Interestingly your education feature commented very positively on education in Finland ('Why Finland's real innovation is putting students first', May 17) Our son in Tokyo reports that there has been a recent visit from a team of Finnish educationalists to look specifically at the place of team work in Japanese schools. I then decided to do the same with Walter Scott's works, which are naturally very different in subject and style to Dickens. Having already read 10, I decided to go back to Waverley and to read the full opus in chronological order. Unlike Mr Dow, who says he has read many, I have now read the vast majority of the 27 works (only two to go!) so I think I have the right to esteem Scott. Also – unlike him, but like Rosemary Goring – I find Scott page-turning stuff. I find Mr Dow's comparison of other artistic figures somewhat unfortunate. For a start, Milton and Spenser lived in different centuries; Constable and Turner painted in different genres; and Handel was first and foremost an opera composer. Bach wrote none.
