DLF to invest Rs 23,500 cr to complete ongoing housing projects in NCR, Mumbai
According to an investor's presentation, the 'total pending cost" to complete all launched projects is estimated at Rs 23,500 crore.
To meet its pending construction spend, DLF mentioned that the company has a cash balance of Rs 10,429 crore, of which Rs 7,782 crore is parked in the escrow account of the Real Estate Regulatory Authority (RERA).
That apart, the company has receivables of Rs 37,220 crore from its customers against residential properties sold to them.
In a recent conference call with market analysts, DLF Group Chief Financial Officer (CFO) informed that the company invested around Rs 750 crore in construction during the first quarter of this year. He said the number would go up slightly in the coming quarters.
Post-COVID pandemic, DLF has launched many residential projects in Delhi-NCR, Mumbai and the tri-city of Chandigarh.
During the current July-September quarter, DLF Ltd and Trident Realty launched a housing project comprising 416 flats in Mumbai and also sold all units for around Rs 2,300 crore.
In the first quarter, the company launched and sold all 1,164 luxury apartments for about Rs 11,000 crore in its new housing project 'DLF Privana North' in Gurugram. This project is part of its 116-acre township.
Last year, DLF had in this township launched and completely sold out two projects — 'DLF Privana West' and 'DLF Privana South' — for around Rs 12,800 crore.
These new launches have helped DLF in achieving record sales bookings during the last fiscal year, and the company is targeting to repeat its performance.
DLF's sales bookings stood at a record Rs 21,223 crore in the last fiscal as against Rs 14,778 crore in the 2023-24.
During the 2022-23 fiscal, the company's sales bookings stood at Rs 15,058 crore.
For the current financial year, DLF has given a sales bookings guidance of Rs 20,000-22,000 crore, and it has already sold properties worth Rs 11,425 crore in the first quarter of this fiscal.
DLF Group is primarily engaged in the business of the sale of residential properties (development business) and leasing of commercial and retail properties (annuity business).
The Group has developed more than 185 real estate projects comprising a total area of more than 352 million sq ft. It also has an annuity portfolio of 46 million sq ft.
DLF has 280 million sq ft of development potential across the residential and commercial segments, including current projects under execution and the identified pipeline. PTI MJH MJH DR DR

The Andhra Pradesh Capital Region Development Authority (CRDA) has proposed works worth Rs 81,317 crore for the greenfield capital city of Amaravati, with tenders already issued for projects valued at Rs 50,552 crore. Chief Minister N Chandrababu Naidu reviewed the progress of Amaravati's construction at the Secretariat, in a meeting attended by Municipal Minister P. Narayana, senior officials, and contractors. "CRDA has proposed works worth a total of Rs 81,317 crore for the construction of the capital city. Currently, it called tenders for projects worth Rs 50,552 crore," said an official press release. Officials informed the CM that construction work has commenced on 74 projects, covering housing, public buildings, roads, ducts, flood control measures, and other TDP supremo instructed officials to complete Amaravati construction work six months ahead of the schedule. He reviewed the progress of infrastructure development in areas under the LPS (land pooling scheme) and the construction of residences for ministers, MLAs, officials, employees, and judges. On returnable plots to farmers, Naidu called for measures which would neither inconvenience the peasants nor impact Amaravati's master plan. Further, the CM instructed officials to expedite approvals to agencies intending to build their offices in the greenfield capital city, especially for institutions like BITS - Pilani, XLRI and others. In addition, he suggested continuous monitoring of progress by 72 organisations which received land in the capital CM noted that mere allocation of land does not complete the capital's development as investments and ventures need to follow. He sought investments across diverse sectors in Amaravati, including Sport City, tourism, airport infrastructure, biotechnology, educational institutions, and hospitals and directed officials to invite India's top 10 real estate companies to take up projects in the region. Emphasising the vision of transforming Amaravati into a green energy corridor, Naidu called for the promotion of electric vehicles, including monitoring and displaying air quality across seed capital, capital city and capital area regions of Amaravati.

As India and China try to revamp their political ties, they are set to resume direct flights as early as next month, a Bloomberg report said, citing people familiar with the negotiations. Air connectivity between the two nations had been on hold since the Covid-19 pandemic. During that time, travellers had to pass hubs like Hong Kong or Singapore. However, the government has asked airlines in India to be prepared for flights to China on short notice. According to the report, an official confirmation could come as soon as the Shanghai Cooperation Organisation summit at the end of August, in China. The change comes as relations between India and US have hit an all-time low after US President Donald Trump doubled the tariffs on India to 50 per cent as a penalty for buying Russian oil. Air India announced on Monday that it would suspend its direct link to Washington owing to "operational factors". However, the airline still flies to New York and San Francisco. Prime Minister Narendra Modi is scheduled to attend the SCO summit in Tianjin from August 31, where he may meet Chinese President Xi Jinping. Following border clashes in 2020, the relationship between India and China had worsened. It caused the death of 20 Indian soldiers and an unknown number of Chinese troops. Per the report, Air India and IndiGo could restart flights to China. The discussion regarding resuming flights between the two countries had just opened in January when a conflict between India and Pakistan shut off the countries again.

India, China To Resume Direct Flights Soon; Airlines Told To Prepare For September Launch
India and China will soon resume direct flights as early as September, marking a major step in an effort to defuse years of tense diplomatic relations, sources close to the situation said. The government has informed domestic carriers to be ready for flights to China on short notice, and an official announcement is expected by the Shanghai Cooperation Organisation (SCO) summit set for later this month in China. Sources indicate that IndiGo, a major Indian carrier, has already been asked to commence preparations for the resumption of services. Direct flights between the two Asian economic powerhouses were suspended following the outbreak of the Covid-19 pandemic, forcing travelers to endure lengthy journeys via transit hubs like Hong Kong or Singapore. The suspension of flights coincided with a sharp deterioration of bilateral relations, which hit rock bottom after the fatal border clashes broke out in eastern Ladakh's Galwan Valley in June 2020. The clash claimed the lives of 20 Indian troopers and at least four Chinese soldiers. In retaliation, New Delhi had imposed a series of measures, such as the banning of 59 Chinese mobile applications, a step described by Beijing as "discriminatory" and vowed to oppose in the World Trade Organisation. Though, a move towards normalisation had been seen last month when India said it was restoring tourist visas for Chinese citizens. That was a conscious attempt to repair bilateral relations, which were at an all-time low since the military confrontation on the Line of Actual Control (LAC). Before the suspension, over a dozen of these direct flights ran on a weekly basis, connecting large Indian cities such as New Delhi, Mumbai, and Kolkata with Chinese destinations like Beijing, Shanghai, Guangzhou, and Kunming. These direct flights were operated by both Indian and Chinese airlines such as Air India and IndiGo, and Air China, China Southern, and China Eastern, respectively. The key agreement to restore direct flights was initially made in January this year. In a meeting between Indian Foreign Secretary Vikram Misri and Chinese Foreign Minister Wang Yi, the two countries also agreed to promote people-to-people exchanges, especially between the media and the think tanks. The talks also covered the restoration of the Kailash Mansarovar Yatra, a pilgrimage that was suspended since 2020. India-China Relations Aiming To Comeback Amid Deeper Geopolitical Realignments? The fresh push to revive direct flights and enhance bilateral ties comes on the eve of Prime Minister Narendra Modi's first visit in seven years to China to take part in the SCO Summit on August 31 and September 1. China has officially extended a warm invitation to the expected visit, with Chinese foreign ministry spokesperson Guo Jiakun saying, "We believe that with the concerted effort of all parties, the Tianjin summit will be a gathering of solidarity, friendship, and fruitful results, and the SCO will enter a new stage of high-quality development featuring greater solidarity, coordination, dynamism, and productiveness." HT has also said PM Modi's visit would potentially open the door for a bilateral meeting with Chinese President Xi Jinping. This warming up of India-China ties comes against the background of rising trade tensions between the United States and India. US President Donald Trump recently doubled the duties on Indian imports from 25 percent to 50 percent, blaming New Delhi's purchases of Russian oil. In a remarkable display of solidarity for India, Chinese Ambassador Xu Feihong publicly rebuked Trump as a "bully," warning India against caving in to US trade pressure with the maxim, "give the bully an inch, he will take a mile." China itself has been involved in its own retaliatory tariff war with the US under President Trump. But in a recent twist, President Trump on Monday announced a 90-day delay on scheduled tariff increases on Chinese products.
