A Big Four bank executive reveals the hottest housing markets that buyers are flocking to as the country prepares for imminent back-to-back interest rate cuts.
Denton Pugh, who is the National Australia Bank executive for home lending, explains below where the momentum is currently building and which housing markets are seeing strong growth nationally from a borrowing perspective.

We might be deep into the winter months, but there's definite signs of warmth returning to Australia's property market.
Home values across the country have nudged higher again, rising 0.5 per cent in May and lifting the national index 1.7pc over the first five months of the year. And every capital city recorded growth. A sign that confidence in the market is continuing to grow.
We're seeing this confidence play out in people like Emily Chalk, a 32-year-old first-home buyer who recently bought a home just outside of Rockhampton, in regional Queensland.
She'd spent six months looking for a place to call home.
A conversation with her banker helped her understand how the Government's Home Guarantee Scheme could help get her into her first home sooner than she thought. Within weeks she'd bought a home in the town she grew up in.
Stories like Emily's are becoming increasingly more common.
It's not just upgraders or investors sitting on equity returning to the market. Many first-home buyers have been waiting for banks to reduce home lending rates so they can not only borrow more but also have that confidence to take the leap into homeownership.
New NAB home lending data shows lending to first home buyers is up 16pc since February, and up 32pc to home buyers more broadly.
While interest rates are still relatively high, recent rate cuts are helping. These cuts combined with initiatives like the Home Guarantee Scheme, we're starting to see more people take that first step into homeownership.
Of course, we can't ignore the bigger picture. While monthly growth is returning, the annual pace of property price increases has slowed. Not great news for investors but good news for those trying to break into the market.
We're also seeing strong momentum in regional markets; a trend that's been building since the pandemic years and is not going away.

In fact, Queensland regional hotspots dominated our list of the five hottest regional markets so far in 2025. Toowoomba, Burnett, Springfield-Redbank, and the Sunshine Coast Hinterland all ranked high for home loan activity. Geelong in Victoria was the only non-Queensland regional hotspot to break into the top five.
It may be the weather, or the lifestyle, but regional markets offer more than just charm and appealing work life balance. They offer affordability and the potential for long-term growth. For buyers like Emily, the appeal of staying close to family, and finding space for a young family was strong.
'I already know most of my neighbours, I definitely didn't have that when I was living in Brisbane,' first-home buyer, Emily Chalk.
This continued momentum is promising, but it also highlights one of the biggest challenges still facing the market – we need more homes.
Lower rates are helping on the demand side, but affordability and supply remain big hurdles.
Addressing those issues will take time, commitment, and smart policy. Particularly when it comes to getting new housing built in the places people want to live.
The winter months are usually quieter for the housing market, however, with most economists expecting further interest rate cuts this year, winter activity is expected to be a little higher than usual, continuing to build for the busier spring period.

A Coogee Diggers' Club restaurateur will have her day in court on Friday when an arbitration tribunal determines whether the businesswoman should be permitted to continue trading at her recently opened cafe/restaurant. Tina Plessas, proprietor of Cece's cafe/restaurant, is fighting to have the terms of her original contract with the Diggers Club – which is in dispute – upheld and honoured after the club moved to 'forcibly evict' her without notice last month. Ms Plessas alleges Coogee Diggers has violated interim orders made by the NSW Civil and Administrative Tribunal (NCAT) on June 4 granting her the right to resume trading without interference until the June 27 hearing date. The businesswoman alleges the club has acted hostilely by twice turning off her beer supply, changing the restaurant lock, removing tables, introducing party restrictions including a dance and cake 'ban' and contacting her suppliers to request they close her accounts. With a week of trading to go, at the weekend the club disconnected Mr Plessas' EFTPOS facilities. 'It's been a nerve-racking time for myself and my team,' Ms Plessas said told 'We are all walking on eggshells as we don't know when (we) will discover the next act of sabotage. 'My staff and I just want to get on and serve the community and look after our loyal customers and the club members who have supported us. We truly love the community and if we didn't feel our services were appreciated by them I wouldn't continue fighting to remain.' In addition, a frustrated Ms Plessas told the management style of the club's CEO Peter Gallagher had made serving her customers a daily battle. Ms Plessas' fight for professional survival at the club began when the Diggers' CEO abruptly terminated her catering agreement on May 30 and evicted her. Weeks earlier, in March, she had enthusiastically opened the doors to her cafe/restaurant after recruiting 15 of her best former chefs to join her. This came after she was awarded the lease for the Diggers Club's lavishly renovated new downstairs eatery in 2024. According to Ms Plessas, in dispute are two catering contracts the club sent her, one of which stipulated she could trade rent free for the first three-months while establishing her business. An attempt was made in a second contract to delete that clause. The plucky businesswoman claims she has been subjected to a sustained campaign of alleged bullying and intimidation at the club – including attempting to smear her reputation – by attempting to evict her and disrupt her new business. On Thursday the club, through a lawyer, denied the allegations. 'Coogee Diggers is aware of a number of false claims that have recently been made and strongly rejects any suggestion of misconduct or improper behaviour by the club's leadership team,' a spokesman said in a statement. 'The club categorically denies any suggestion of noncompliance with NCAT. These allegations are baseless and no findings of breach have been made by NCAT. Coogee Diggers strongly denies the suggestion it has deliberately obstructed the operations of Cece's.' Ms Plessas believes she is a victim of her own success having taken in the ballpark of $120,000 at Cece's in her first full month of trading in April. According to club sources, Coogee Diggers is under pressure to increase profits after taking out huge bank loans to finance Mr Gallagher's grand vision of creating a premium gym and bar precinct at the 90-year-old community centre. The building work, for a ground floor renovation, cost in excess of $6 million and may, say sources, run as high as $8 million. A hefty, short-term loan with the Commonwealth Bank for $3 million is due for repayment later this year. A second loan, for $1.6 million, was also still on the books in December 2024 when the club released its annual report. One former board director and ex president has called for a forensic audit to be conducted to show club members how the money has been spent.

Meghan Markle has been branded 'Meghan Mark-up' after it emerged she is selling her herbal tea for three times the price. Meg's tea costing AU$17 for a dozen bags sold out within minutes of being restocked on her As Ever website last week. It can now be revealed that Meghan sourced her ingredients from American firm The Republic of Tea. But the company sells its comparable tea for between AU$17 and AU$21 for 36 tea bags – meaning Meg's offerings will set you back three times as much. Sources close to Meghan confirm Republic of Tea is her supplier but insist her blend is 'different' to what they offer. Royal expert Margaret Holder said: 'Customers are paying a considerable increase for Meghan's label. 'She is taking advantage of celebrity branding. But it's a case of Meghan Mark-up not Meghan Markle.' The Duchess restocked her Herbal Hibiscus Tea and Herbal Lemon Tea last Friday for AU$17 for 12 tea bags. They sold out within hours along with her AU$23 flower sprinkles and AU$43 limited edition orange blossom honey. But internet sleuths scoured the page source of the As Ever website tea and found the brand was listed as The Republic of Tea. Since it emerged online and on social media the brand has been changed to 'As Ever store'. The Republic of Tea sells a vast range of teas included one branded from Netflix show Bridgerton and ITV series Downton Abbey. Its headquarters are in California but factory is 2,000 miles away in Nashville, Illinois. As Ever has also launched its first alcoholic beverage with a 2023 Rose. The booze is set to be available from July 1 which has raised eyebrows as would have been Princess Diana's 64th birthday. Ex-palace spokesman Dickie Arbiter, speaking on The Sun's show Royal Exclusive, said: 'I don't think we should be surprised that anything she does and as far as bringing out a wine, it's going to sell for something like £20 or 28 US dollars (AU$43). It's a lot of money.' 'And if you're going to go into that sort of business, you've got to produce a lot of wine to make money. If her jam is anything to go by, it's going to be sold out in about ten minutes. 'How many bottles is she producing? Who's producing it? She's not a wine expert. So, you know why go into something that you probably know nothing about?' A spokesman for Harry and Meghan declined to comment. This comes as eagle-eyed royal fans have spotted a surprising blunder in Meghan latest Instagram post – despite the Duchess being praised for her 'attention to detail'. The photo, posted on the official Instagram page of her lifestyle brand appears to be a heartfelt thankyou to followers. But the image, believed to be taken in Meghan's kitchen in Montecito, California, seems to have accidentally revealed more than intended. At first glance, the post looks polished and charming. A handwritten note sits neatly in the centre of the picture on a marble work top, reading: 'You're beautiful. Full stop.' The note is surrounded by sprigs of thyme, two eggs, a rolling pin and scattered flour, with Meghan's hand peeking into the bottom left corner of the image. However, fans quickly noticed something that seemed out of place – a small black mouse cursor just above Meghan's hand on the left edge of the picture. The digital slip suggests the image may have been taken as a screen grab, rather than a fresh photograph. And, royal experts have claimed the Duchess is 'social mountaineering' herself to the top but has a lack of 'authenticity.' Their comments came off the back of the mum-of-two being interviewed by 'self-made' Emma Grede, co-founder of Skims with Kim Kardashian and podcast host for Aspire. The two women sat down for a chat, covering family life for Meghan and Prince Harry as well as her ventures after leaving the royal family. Speaking on The Sun's Royal Exclusive show, news commentator Samara Gill said: 'It was like the lack of authenticity in that interview was really palpable. 'Emma Greed, who was the interviewer, she's such a self-made East Londoner who actually really fought for what she has. 'She's really the brains behind a lot of big brands, the Kardashians etc, which is a little bit tawdry, but you know she really is someone who worked her way to be there. 'Meghan on the other hand really socially mountaineered her way to the top. 'So it's very difficult to take this authentic side that Emma was giving and this complete lack of authenticity that Meghan was showing in the interview, it was very hard to watch.' Royal author and broadcaster Hugo Vickers agreed, saying: 'The thing is, would nobody ever listen to Meghan Markle if it wasn't the fact she'd married Prince Harry?
