
IGB Reit 1Q net profit rises to RM106.58 mln
KUALA LUMPUR: IGB Real Estate Investment Trust (REIT) posted a higher net profit of RM106.58 million for the first quarter ended March 31, 2025 (1Q 2025) from RM99.61 million in 1Q 2024.
Revenue rose by 5.4 per cent to RM171.44 million compared with RM162.56 million previously, IGB REIT Management Sdn Bhd, the manager of IGB REIT, said in a filing with Bursa Malaysia.
Similarly, net property income (NPI) grew by 7.1 per cent to RM133.1 million in 1Q 2025 from RM124.2 million in 1Q 2024.
"The increase in both the revenue and NPI were mainly due to higher rental income in 1Q 2025," it said.
The manager said it has proposed a distribution per unit (DPU) of 3.19 sen for 1Q 2025 up 0.23 sen or 7.8 per cent versus 1Q 2024.
This translates into an annualised distribution yield of 5.75 per cent, based on IGB REIT's unit price of RM2.25 as at March 31, 2025.
On outlook, IGB REIT remains steadfast in its commitment to delivering long-term value to stakeholders through ongoing property upgrades, tenancy mix management, and sustainability-linked improvements.
IGB REIT owns two major retail assets, Mid Valley Megamall and The Gardens Mall, located in Mid Valley City, within the Klang Valley.
Committed to customer experience and cost efficiency, the manager said both malls are undergoing asset enhancement initiatives to upgrade their spaces and streamline operations.
IGB REIT is managed and administered by IGB REIT Management, which works to increase income and enhance asset value over time with the objective to maximise returns from investments.

KUALA LUMPUR: Paradigm Real Estate Investment Trust (Paradigm REIT) has three hotels and a commercial gateway in its acquisition pipeline for the next three years. The assets are Hyatt Place Johor Bahru Paradigm Mall, Le Méridien Petaling Jaya, Premier Hotel Klang and Gateway@Kuala Lumpur International Airport (KLIA) Terminal 2. Paradigm REIT Management Sdn Bhd's investment, finance and accounts director, Chong Kian Fah, told reporters after the company's listing on the Main Market of Bursa Malaysia today that the proposed acquisition would be funded with a 50:50 combination of cash and newly issued REIT units. 'We plan to raise the cash portion through medium-term notes. Our proposal is to pay the vendor half in cash and half in new REIT units,' he said. The hotels, which are currently owned by Paradigm REIT's sponsor, WCT Holdings Bhd, are in the vicinity of its mall assets in the trust. Paradigm REIT is looking to do this as early as 2026 to inject the three hotels and then potentially 2027 or 2028 for the commercial gateway asset which the company is looking into besides eyeing other potential acquisition targets. Asked if there are any plans to acquire new malls following the listing, Paradigm REIT executive director and CEO Selena Chua Kah Noi said the company is open to it but it would depend on several key factors. 'We have to look at a few key things, including location, type of tenants, the mall surrounding, catchment and other factors,' she added. Chua said the company is looking to leverage on Visit Malaysia 2026 and is working closely with Tourism Malaysia on the programme. She said Paradigm Mall Johor will benefit the most out of the programme as many Singaporeans will be excited to come visit the country and spend their time shopping. 'Last year, we did a midnight sale in Johor Bahru which was very well received and the tourists from Singapore came in and shopped and we had a lot of activities lined up.' Paradigm REIT made a flat debut on Bursa Malaysia, opening at RM1 per share, unchanged from its initial public offering (IPO) price, on volume of 1.73 million units. It traded within a narrow range and closed at RM1, with 44.58 million shares traded. In May, Paradigm REIT's IPO garnered strong investor interest, with the public tranche oversubscribed by 1.49 times. The non-Bumiputera portion saw an oversubscription rate of 3.7 times. Paradigm REIT's IPO involved no issuance of new units, meaning the trust itself did not receive any proceeds. The entire RM560 million raised from the IPO went to WCT Holdings. Paradigm REIT chairman and independent non-executive director Tan Sri Shahril Ridza Ridzuan said the listing of Paradigm REIT marks a proud milestone for their team and for Malaysia's REIT landscape. 'While we opened flat at RM1, we view this as a stable and encouraging start – especially in a market where volatility has become the norm. CGS Malaysia supports WCT's RM560mil listing of Paradigm Reit
KUALA LUMPUR: CGS International Securities Malaysia says it has completed its role as joint bookrunner and underwriter for Paradigm Real Estate Investment Trust's RM560 million initial public offering (IPO). Paradigm Reit's IPO, in conjuction with its listing on the Main Market of Bursa Malaysia, raised RM560 million in gross proceeds for its sponsor WCT Holdings Bhd. This marks the largest Malaysian Reit IPO in over a decade and represents one of the largest listings on the local bourse so far this year, CGS Malaysia said. The company said the IPO's 560 million units on offer were priced at RM1.00 per unit with an indicative distribution yield of 7.16 per cent in 2025. "Paradigm Reit saw positive institutional demand, with the full subscription of the institutional tranche of 426.59 million units, including reallocated units from the retail portion, amid challenging market conditions. "The completion of Paradigm Reit's IPO highlights the enduring quality of its RM2.4 billion portfolio of retail assets across key population centres in West Malaysia," it said. The assets are Bukit Tinggi Shopping Centre, Paradigm Mall Petaling Jaya and Paradigm Mall Johor Bahru. SST revision, expansion to have minimal impact on construction, consumer segment
KUALA LUMPUR: The upcoming revision and expansion of Sales and Service Tax's (SST) scope is expected to have limited impact on the construction and consumer segments, according to Kenanga Investment Bank Bhd . However, the exercise is likely to have an adverse impact on the Real Estate Investment Trust (REIT) sector, as well as financial services and private healthcare, it said in a note today. It said the construction and consumer sectors were likely to be more insulated, noting that the changes to the SST were drafted with the welfare of the majority of Malaysians in mind, particularly in the case of the consumer segment. It also welcomed the fact that the revised SST framework remained mindful of potential cascading effects along the business supply chain. Meanwhile, Hong Leong Investment Bank Bhd believes that the expanded SST is a non-event for markets, as it is targeted in nature and deliberately structured to avoid essential goods and services. "While sectors such as construction, banking, and healthcare may appear exposed, we expect any profit impact to be negligible," it said in a separate note. It noted that in terms of construction services, most contract structures allow for cost pass-through mechanisms, and new project tenders are likely to be repriced, transferring the incremental cost to the end-customer. For financial services, it does not expect any material impact on banks, as they primarily serve as tax collection agents on behalf of the government.
