CGS Malaysia supports WCT's RM560mil listing of Paradigm Reit

KUALA LUMPUR: CGS International Securities Malaysia says it has completed its role as joint bookrunner and underwriter for Paradigm Real Estate Investment Trust's RM560 million initial public offering (IPO).
Paradigm Reit's IPO, in conjuction with its listing on the Main Market of Bursa Malaysia, raised RM560 million in gross proceeds for its sponsor WCT Holdings Bhd.
This marks the largest Malaysian Reit IPO in over a decade and represents one of the largest listings on the local bourse so far this year, CGS Malaysia said.
The company said the IPO's 560 million units on offer were priced at RM1.00 per unit with an indicative distribution yield of 7.16 per cent in 2025.
"Paradigm Reit saw positive institutional demand, with the full subscription of the institutional tranche of 426.59 million units, including reallocated units from the retail portion, amid challenging market conditions.
"The completion of Paradigm Reit's IPO highlights the enduring quality of its RM2.4 billion portfolio of retail assets across key population centres in West Malaysia," it said.
The assets are Bukit Tinggi Shopping Centre, Paradigm Mall Petaling Jaya and Paradigm Mall Johor Bahru.
"The Reit's portfolio boasts full or near-full occupancy and a diversified tenant mix, combined with WCT's backing as its sponsor, serves as a solid foundation for the Reit's long-term performance," said Alan Inn, deputy chief executive officer of CGS Malaysia.
"The success of Paradigm Reit's IPO underscores the resilience and depth of Malaysia's equity capital markets, and reaffirms our commitment to supporting corporate development and fundraising initiatives in Malaysia," he added.

Malaysia's labour market continued to show steady improvement in April 2025, with employment rising and unemployment falling to its lowest level in ten years, according to the latest data released by the Department of Statistics Malaysia (DOSM). The number of employed persons rose by 0.2% month-on-month, adding 40,100 jobs to bring the total to 16.82 million. The employment-to-population ratio remained stable at 68.6%, reflecting sustained economic capacity to generate jobs. According to the DOSM report, services led the increase, particularly in wholesale and retail trade, accommodation and food services, and transportation and storage. Manufacturing, Construction, Agriculture, and Mining & Quarrying also posted job gains. The employee category, which makes up the bulk of the workforce at 75.1%, rose to 12.63 million, while the number of own-account workers—typically self-employed individuals—increased by 0.6% to 3.16 million. Malaysia's unemployment rate dropped to 3.0% in April, the lowest since April 2015, marking a 0.1 percentage point decrease from March. The number of unemployed persons declined by 3,700 to 525,900, further cementing a positive trend in the job market. The total labour force expanded by 36,400 persons to 17.34 million, pushing the labour force participation rate (LFPR) up to 70.8%, a 0.1 percentage point increase from the previous month. Meanwhile, the number of individuals outside the labour force rose slightly by 11,300 to 7.17 million. The main reasons cited were housework or family responsibilities (43.7%) and schooling or training (41.1% April's labour data highlights growing confidence in the Malaysian economy, with strong job creation across multiple sectors and a record-low jobless rate. SINGAPORE: Household goods maker Cuckoo International has reduced its Malaysian initial public offering price by 16.3% to RM1.08 a share from RM1.29, a stock exchange filing showed on Wednesday. That would reduce the size of its IPO to about RM394mil from around RM471mil. Cuckoo International in April postponed the listing by two months citing global market volatility. The IPO, initially planned for April 30, is scheduled for completion by June 24. Cuckoo International is 62.5% owned by South Korea-listed Cuckoo Homesys, its IPO prospectus showed. - Reuters
