Clear vision ahead for Focus Point's growth trajectory

KUALA LUMPUR: Focus Point Holdings Bhd's prospects remain positive, with both core segments poised for continued expansion, according to Hong Leong Investment Bank Bhd (HLIB).
In a note, the firm said the group plans to expand its optical segment into underserved areas in East Malaysia, with three new outlets slated for Karamunsing, Bintulu, and Miri.
On the food and beverage (F&B) front, it said while sales momentum persisted, the segment slipped back into the red due to elevated operating costs and soft corporate sales in February 2025 because of Ramadan.
"Nevertheless, management remains focused on improving cost efficiencies and enhancing scalability through greater business-to-business (B2B) contribution.
"Given Focus Point's strong brand presence, expanding footprint, and operational agility, we view it as a compelling proxy for rising consumer spending," it added.
Meanwhile, HLIB noted that Focus Point's optical division delivered a solid seven per cent year-on-year growth in the first quarter of 2025 (1Q25), underpinned by strong traction in both corporate and franchise sales.
It said this growth trajectory is set to continue, driven by robust brand equity and the group's store expansion strategy.
It noted that three new outlets were added in 1Q25, bringing the total to 202.
"Management is guiding for 10 new store openings in financial year 2025, with expansion focused on the Signature, SightSavers, Concept Store, and Anggun formats.
"We also see upside from the recent Medical Device Authority ban on online sales of optical devices and contact lenses, which is expected to redirect demand to brick-and-mortar channels," it added.
Furthermore, HLIB said Focus Point continues to reinforce its leadership in the optical space through strategic marketing.
It noted that the group's 360 Advanced Primary Eye Care campaign, offering free advanced eye screenings led by licensed optometrists, further enhances brand trust and customer conversion.
HLIB added that the group's F&B sales expanded by five per cent year-on-year thanks to positive contributions from retail.
Its Komugi retail arm saw healthy growth, supported by effective marketing activities with more engagement in social media and by key opinion leader influencers.
The group also recently secured a new corporate client to supply frozen Komugi products to a grocery retail chain with 30 outlets.
Management has revealed that negotiations are ongoing with several high-potential new clients, including national coffee chains and a convenience store operator.
"If these materialise, these partnerships could meaningfully boost capacity utilisation for the CK2 facility and lift profitability in the segment.
"Management expects B2B to emerge as the primary growth driver, while retail sales should remain stable," it said.
HLIB has maintained a "buy" call on Focus Point, with an unchanged target price of RM1.10.

Industrial spillover: Johor to gain from Singapore's northern expansion

ACCORDING to Hong Leong Investment Bank (HLIB), there are plenty of news about JSSEZ in Johor as well as developments near to RTS Bukit Chagar in JB that it seems all the hype about JSSEZ is centred in Johor. But what about the other end of the causeway in Singapore? During the annual National Day Rally speech on Sunday (17 Aug), we get a glimpse of what Singapore is doing on its side as Singapore PM Lawrence Wong unveiled long-term development plans for the northern region of Singapore (Woodlands, Kranji and Sembawang) over the next 10-15 years. To support the JS-SEZ, the Woodlands checkpoint of the Johor–Singapore Causeway will be redeveloped in phases over the next decade, expanding to five times its current size. Redevelopment works are slated to begin in 2025, with the revamped checkpoint designed to cut average clearance time from one hour to just 15 minutes during peak periods. 'This transformation aims to deliver shorter waiting times, smoother traffic flow and more efficient yet secure clearance procedures,' said HLIB. On top of transport efficiency, the RTS station in Woodlands will connect directly to Woodlands North MRT station on the Thomson–East Coast Line, enabling seamless transfers between the RTS and Singapore's MRT network. Around the RTS Link station, Singapore will introduce new 'flexible' industrial spaces targeted at businesses seeking to tap into the SEZ. Complementing this are new public housing projects, including 4,000 flats near Admiralty Park and additional residential developments along the Woodlands waterfront. Beyond Woodlands, Singapore also has plans to rejuvenate adjacent areas such as Kranji and Sembawang. Together, the three districts will anchor a vibrant new northern waterfront destination, reshaping the economic and social profile of Singapore's northern gateway. These large-scale plans underscore that the JS-SEZ is not a one-sided initiative. Singapore is also investing heavily in its northern frontier to create a stronger, better-integrated cross-border ecosystem. For Johor, this carries several implications: Residential upside With faster checkpoint clearance and direct RTS–MRT integration, daily commuting for workers who work in Singapore and stay in Johor becomes more practical. This strengthens Johor's appeal as a lower-cost housing base and should, in turn, drive property value uplift around RTS Bukit Chagar and nearby areas. Listed developers with exposure near the RTS Bukit Chagar station include Sunway (RTS TOD project and Sunway Majestic), Mah Sing (M Grand Minori), UOA Development and Crescendo (Senyum Residence). Industrial spillover The development of 'flexible' industrial spaces near RTS Woodlands should enhance the feasibility and convenience of businesses to set up complementary industries in Johor, capitalising on its lower cost advantage, particularly logistics, warehousing, and manufacturing functions that require scale. Developers with significant Johor industrial exposure include IOIPG (1.1k acres land in Kulai), SP Setia (307 acres in Tanjung Kupang) and UEMS (1.1k acres under its revised masterplan pending approval). Uplift in retail and tourism demand As northern Singapore urbanises into a lifestyle and waterfront hub, Johor stands to benefit from spillover in retail, hospitality, and tourism demand, where Johor can provide more affordable and larger-format offerings. Key beneficiaries include Sunway (RTS TOD project with mall and hotel components, retail mall component in Sunway Majestic and the upcoming redevelopment of Sunway Big Box Mall), IGB Reit (Southkey Mall), Paradigm REIT (Paradigm Mall JB). In short, northern Singapore's redevelopment raises the overall profile of the JS-SEZ corridor. Given Singapore's inherent land and cost constraints, Johor is positioned as the natural 'overflow valve' absorbing demand for housing, larger-scale commercial space, and cost-sensitive industries, thereby reinforcing the integrated growth story of the JS-SEZ. 'We maintain our OVERWEIGHT rating on the property sector,' said HLIB. —Aug 19, 2025 Main image: Gloria Jeans Coffee

IJM's RM1.4bil data centre contract lifts FY26 pipeline

KUALA LUMPUR: IJM Corporation Bhd's latest RM1.4 billion data centre contract has caught analysts' attention, given its significantly larger scale compared with the group's past projects. According to Hong Leong Investment Bank Bhd (HLIB), the award – together with the NPE 2.0 project – has boosted IJM's total contract wins for FY26 to RM2.8 billion, already surpassing the RM2.7 billion secured in FY25. "The tally amounts to 62 per cent of our initial assumption of RM4.5 billion for FY26. We believe with more than half the year to go, there is upside to our initial estimate. "In our view, this win is impactful to our earnings forecasts given the accelerated execution period (typically 3-4 years vs 13 months for such contract sizes) and likely rests within the higher range of IJM's typical profit before tax (PBT) margin guidance of 6 to 9 per cent," it said. HLIB said IJM now sits on a substantial order book of RM9.4 billion, translating to a sizeable cover ratio of 3.7 times. "With this latest win, IJM is delivering on contract wins momentum in the much-coveted data centre space as project sizes continue to tangibly climb. "We gather that the company remains in the running for upcoming multiple data centre award cycles," it added. RHB Investment Bank Bhd (RHB IB) said this marks IJM's fourth data centre project to date and also its biggest one yet, with the job expected to deliver a pre-tax profit margin of between 5 and 8 per cent. It said IJM's earlier data centre contracts, based on effective share, were each valued at under RM500 million, with the largest being Telekom Malaysia Bhd's data centre in Iskandar Puteri at RM332 million before this latest award. "With the latest job win being the second job awarded to IJM in financial year 2026 (FY26), its new job wins for the year now stand at RM2.8 billion vs our own FY26 target of RM5 billion. "As such, its total domestic outstanding order book is now at about RM9.2 billion, almost matching the level recorded at the end of financial year 2018, which was at RM9.4 billion," RHB IB said. It further noted that, by its estimates, data centre projects currently account for about 22 per cent of IJM's domestic outstanding order book. HLIB reiterated its 'Buy' recommendation on the company, raising its target price to RM3.50 from RM2.96 previously, while RHB IB also kept its 'Buy' call with an unchanged target price of RM3.73.

HLIB sees Sunway as prime domestic growth proxy, retains 'Buy' with RM5.90 target

KUALA LUMPUR: Hong Leong Investment Bank (HLIB) is doubling down on Sunway Bhd's growth prospects, reiterating its BUY call with a sum-of-parts (SOP) target price of RM5.90, underpinned by rising exposure to Malaysia's accelerating economic upcycle. The investment bank's bullish stance cements Sunway as a key proxy for Malaysia's growth story heading into 2026. HLIB said Sunway is well-positioned to capitalise on domestic momentum, with multiple catalysts on the horizon – from stronger-than-expected construction order book wins and a potential conversion of its Medini land to freehold status to the planned healthcare arm listing in early 2026, which could unlock substantial shareholder value. Over the longer term, HLIB expects Sunway's property segment to stay resilient, supported by healthy take-up from phased launches, strategic landbank expansion, and leverage to the Johor-Singapore Special Economic Zone (JS-SEZ), alongside steady progress in its Singapore-based projects. HLIB said the technical outlook for Sunway remains bullish. It noted that Sunway's share price has rebounded sharply from a double-bottom at RM4.00 (January 17) and RM3.93 (April 7), breaking above its 200-day moving average (RM4.65) to hit an all-time high of RM5.16 on July 18, before closing at RM4.74 on Monday. The investment bank sees the stockholding firm above the RM4.64 support level, with upside potential towards RM4.84, RM5.00, RM5.15, and RM5.32.
