Waterford's Glassworks 'first commercial property to be developed in city in over 20 years'

This week's launch of a flagship office building on the Kilbarry Waterford City site of the legendary crystal plant is a 'historic but important moment in the history of the Glassworks site and the first commercial property to be developed in Waterford in over 20 years'.
That's according to letting agents Cushman & Wakefield of the €43m Building One, the advance offer at a proposed €130m, 37-acre enterprise and innovation campus linking industry with South East Technological University (SETU) academic and research facilities.
'Building One', the initial 80,000 sq ft flagship office building of the Glassworks University Enterprise Quarter, is expected to open by Q3 2025
Space at the 80,000sq ft Building One, with floor plates of 17,000sq ft and planned to run free of fossil fuels, is expected to come on stream from Q3 2025 at rents of €32.50psf, with scope for 800 employees. The larger enterprise and innovation campus will accommodate up to 6,000 employees.
At its peak in the 1980s, Waterford Crystal employed up to 3,000. The crystal works finally ceased production in 2009, after 62 years, while the undeveloped site since continued to have an enormous significance for the South East region.
Crystal clear: entrance foyer of 'Building One'
Part of the ambitious Glassworks campus masterplan — to include a 580-bed student accommodation element on an adjacent site — the building is in a pivotal location beside SETU, the IDA business & technology park and the IDA industrial park. Building One will be Waterford's first purpose-built, BER A3-rated office building, meeting LEED Gold and WiredScore Gold standards.
Now under advanced construction, Building One is being developed in a joint venture between the Ireland Strategic Investment Fund (ISIF) and Frisby, the second-generation family Waterford-based developers.
Cushman & Wakefield are agents for the joint venture scheme, which includes core partner SETU.
As a link to the site's legendary crystal manufacturing legacy, Building One incorporates the former Waterford Crystal showrooms, remodelled as offices, with two dedicated ground-floor access points plus strong profile onto the Cork Rd.
'ISIF's commitment to Building One is an example of its double bottom line mandate at work, investing on a commercial basis in a manner designed to support economic activity and employment in the State,' said ISIF director, Nick Ashmore.
Further purpose-built buildings allow for enterprise, research, and students 'meeting the same stringent sustainability standards as Building One,' it was stated at this week's formal launch.
Building One's flexible floor plates range from 1,400sq ft to 17,000sq ft, with double-height entrance lobby, two lifts, parking, EV charging points, concierge service, cycle storage, and shower facilities, along with landscaped public spaces including seating.
The development team say that elements of the new education and enterprise-led development pick up reference points from university enterprise quarters such as the University of Nottingham's Innovation Park and the Cortex innovation district in St Louis, Missouri.
The Glassworks launch is 'a defining moment for the region and Ireland as a whole,' said SETU president Veronica Campbell. 'Glassworks will play a pivotal role in Ireland's knowledge economy where students, startups, and researchers can collaborate, test ideas, and create the next generation of ground-breaking products, technologies, and businesses,' she said.

FRIENDS OF THE Earth Ireland, An Taisce and Friends of the Irish Environment (FIE) have called on Kildare County Council to refuse planning permission to a planned €3 billion data centre due mainly to the increased greenhouse gas emissions it will produce. In August of last year, multimillionaire engineering entrepreneur and co-owner of Monaghan-based forklift manufacturer Combilift, Robert Moffett's Herbata Ltd, lodged plans for the six data centre campus for a site next to the M7 motorway and business park at Naas, Co Kildare Last October, the Council stalled the plan after stating that the projected CO2 emissions from the data centre campus on lands in ­the Jigginstown, Halverstown and Newhall areas of Naas represents 49.35% of the 'Sectoral Emissions Ceiling' for the entire Commercial Built Environment Sector to 2030. The Council stated that the level of emission is 'excessive' for one development. In June, Herbata lodged extensive further information on the scheme in response to the Council concerns pointing out that the data centre will not be reliant upon the existing electricity generation and will get 50% of its power from renewables. Consultants for the applicants, RPS stated that the utilisation of Combined Cycle Gas Turbines (CCGT) would result in a consequent reduction of 552,000 tonnes in greenhouse gas emissions However, in new submissions ahead of a Council planning decision this week, Friends of the Earth Ireland, An Taisce and FIE call on the Council to reject the plan while County Kildare Chamber has urged the planning authority to grant permission. On behalf of FIE, director Tony Lowes stated that FIE strongly oppose the proposed development of six gas-powered data centres due to their projected high greenhouse gas (GHG) emissions and incompatibility with Ireland's climate obligations He stated that the development 'could emit nearly one million tonnes of CO₂ equivalent per year. Over five years, this would account for almost a quarter of Ireland's electricity sector carbon budget – posing a major adverse impact on national emissions targets'. Advertisement Lowes adds that 'the mitigation measures proposed, such as Corporate Power Purchase Agreements (CPPAs), the potential use of biomethane or hydrogen, and future district heating, are either mismatched, unreliable, unproven, or dependent on fossil fuels'. On behalf of Friends of the Earth Ireland, campaigns director Jerry Mac Evilly stated that 'the central message of this submission is that the applicant has not clearly or sufficiently addressed significant emissions impacts of the six gas-powered data centres. 'We therefore call for the application to be rejected,' he said. He said that 'the proposed data centre's extremely high associated emissions directly conflict with legal obligations to reduce emissions under the 2021 Climate Act and would undermine national decarbonisation efforts'. On behalf of An Taisce, senior planning and environmental policy officer Phoebe Duvall has told the council that to grant permission 'would be in contravention of Ireland's legally binding emissions reduction obligations and contrary to the national climate objective'. In a submission on behalf of County Kildare Chamber, CEO Sinead Ronan has told the council that 'this project represents a significant and timely investment in Naas and the wider Kildare region, delivering multiple economic, environmental and infrastructural benefits'. Ronan stated that 'the revised proposals submitted in response to the request for further information highlight several key enhancements'. She said: 'Notably, the data centre will not draw power from the national grid. Instead, only a minimum of 50% of its energy demand will be met through on-site solar PV generation or renewable energy sourced via Corporate Power Purchase Agreements (CPPAs)'. Ronan stated that 'this proposal presents a forward-looking opportunity to enhance the local economy, support employment and position Kildare as a leader in sustainable digital infrastructure. 'The project also has a clear alignment to planning policy, climate goals and heritage protection'.

And although you may not have heard of the brothers, who are both in their 20s, this year they were significantly named in a Forbes article with the headline: 'The World's Youngest Billionaires 2025.' Within the piece, it said the siblings had a net worth of $4billion (€3.4bn) each and that they were both citizens of Ireland. Below, we look back on how they became super rich and how they are connected to the Emerald Isle. The Mistry Family To understand why Firoz and Zahan were recently listed on Forbes, you need to go back to their grandad, a man named Pallonji Mistry. Pallonji gave up his Indian passport after becoming an Irish citizen in 2003 when he married Pat 'Patsy' Perin Dunbash – a woman who was born in Hatch Street Nursing Home in Dublin in 1939. As well as Tata Sons, Pallonji also controlled construction firm Shapoorji Pallonji Group. After his death in 2022, this was inherited by his son, Shapoor, who remains the wealthiest citizen in Ireland, with a $9.9bn fortune. Shapoor is Indian-born and has been described as an engineering tycoon. Firoz Mistry and Zahan Mistry Shapoor's nephews, Firoz, 28, and Zahan, 26, made it onto the Forbes report for being among the youngest billionaires on the planet after a tragic circumstance. Firoz Mistry is one of the richest Irish citizens at the age of 26 (Image: @aotemmaD/X) That is because in 2022, shortly after their grandad, Pallonji passed away aged 93, their father, Cyrus, died in a car crash. This meant they inherited 4.6% stakes in Tata Sons and subsequently they both now have net worths of over €4bn. They also inherited 25% ownership of Shapoorji Pallonji Group and according to Forbes, the brothers successfully secured $3.3bn in credit for the company from five private funds. Zahan is also worth $4bn despite only being 26 (Image: @aotemmaD/X) Like their grandfather, they try to remain out of the public eye, and interviews are not something members of the powerful family engage in. While not much is known about their personal lives, Firoz is believed to have studied in the University of Warwick in England, while Zahan was educated at Yale University in America. Although both hold Irish citizenships, they are based in Mumbai.
