Estate agents and sellers not trusted in home-buying process

Lack of information leaves buyers confused, frustrated and in limbo, with lengthy delays often the result of the lack of transparency.
Friends and family are the most trusted source of information, followed by the solicitor the buyers are using. Engineers are also trusted.
Sellers are trusted by just 16pc of respondents, with 22pc having faith in estate agents.
The research shows that consumers want more information earlier in the process, and are strongly in favour of that information being shared openly. Close to 80pc agreed that if a potential buyer asks a question, the estate agent should have to disclose the information to all others hoping to buy the property.
Just 16pc of those surveyed say that the current system is transparent for buyers, according to a survey commissioned by the CCPC and carried out by Ipsos B&A on 1,007 people.
Buyers also feel that they waste time on viewings and researching properties that end up being unsuitable due to exaggerated adverts.
Delays due to conveyancing are another huge issue. The CCPC found the average conveyancing timeframe in 2024 was 17 weeks. Just 13pc of Irish consumers who bought or sold properties in 2024 reported that the process took eight weeks or less.
Furthermore, 30pc of homeowners discovered something after the sale that they wished they had known about the property, its contents or the surrounding area before buying their home.
Director of research, advocacy and international at the CCPC Simon Barry said: 'The legal principle of 'buyer beware' puts the responsibility of gathering the necessary information about a property into the buyer's hands.
'Therefore, the CCPC is calling for that information to be more accessible to buyers much earlier in the process. This will empower them to make more informed decisions.'
The CCPC called on the Government to legislate for the requirement of pre-sale information to avoid delays and possible sales falling through.
It also called for the creation of a new conveyancing profession to enhance the efficiency of the legal process, and has recommended that no property should go to market without details – including whether the property is tax compliant, whether the seller or their solicitor has the title deeds, and if the property is undergoing probate – being confirmed.

Tullamore Show came as the season, for stock farmers at least, is slowing down while the tillage men are in full swing with the harvest and ground preparation for the following year's crop. It is time for the machinery industry to take stock of the season so far and try and glean some indication of how sales will fare the following year. The mood around machinery at this year's event was quiet; sales had not been as bad as some had feared and certainly not as terrible as anyone listening solely to the big three tractor manufacturers might assume. All the manufacturers and dealers Agriland spoke with at the show carried the same message - things were ticking over, machinery was being sold and life carried on as normal, even if there were no records being broken. The accolade for the biggest tractor at the show this year went to E.V. Condell Ltd, which was showing the first Massey Ferguson 9S.425 to arrive in Ireland There were also one or two strands of thought permeating the air that might just be straws in the wind or they might turn out to be more substantial. The first is that the quest for power might be abating. Ever since they were invented, tractors have been getting more powerful as engineering technology allowed greater outputs from smaller machines. However, this rush might now be slowing, according to voices in the trade, although it is difficult to ascertain from the published figures, which are simply not detailed enough to give any indication of what is really going on. Despite the talk of power demand peaking in tractors, Krone still finds customers for its 1,156hp harvester Yet the Farm Tractor and Machinery Trade Association (FTMTA) did note a small decline in tractor size in sales totals for July despite there being enough confidence within Irish agriculture for 55% more tractors to be sold compared to July last year. This might be due to dairy and stock farmers buying smaller tractors while prices for beef and milk remain healthy rather than tillage upsizing, a factor mentioned by more than one exhibitor. The other filament of thought is the concern that no matter how big or wonderful a tractor may be, it is nothing if there is nobody available to service it. By lunchtime, the stands throughout the show were heaving with visitors and sales staff had folk queueing to talk to them - which can only bode well for the industry. After a slow start, the show quickly filled up There was little that was new in the way of machinery. Tullamore is not the place for big machinery announcements in Ireland, they will happen at the National Ploughing Championships or, this being an Agritechnica year, we will have to wait until November. One exception was the new stock trailer from Nugent, which had brought along a model from its new TDC range. Th new TDC trailers from Nugent are fully galvanised units designed for a long life These are fully galvanised heavy duty stock trailers that are available as either 20ft or 24ft models. They mark a new direction for the company, which has so far focused on trailers for cars and light goods vehicles. McHale was also showing its F5 550 fixed chamber baler, which has been upgraded with various improvements and was being displayed in public for the first time. Materials handling has become a strong area of focus over the past few years and showgoers had plenty to choose from. With the change in dealership arrangements, JCB is closer to its farm customer base JCB has revamped the way it does business over here and Kellys Agricultural Machinery of Co. Kilkenny had several models available for inspection, along with the news that they are moving well. FJS of Co. Kildare is an agent for both Merlo and Kubota, and is also looking after the Multifarmer won by the Guinan family - who happen to live close by to the showground. Merlo is becoming a force to be reckoned with in the Irish loader market with both agricultural and construction-orientated machines That particular machine is being put to good use and Agriland will be visiting it again sometime over the winter feeding season to report on progress. A newcomer to Tullamore is the German brand Weycor, here being represented by Vaughan & Sons of Co. Cork, which has been selling the machines for around 10 years. Weycor loaders have a large slice of the German market and is looking to expand in Ireland There are 17 models from 2.5t up to 16t, with the smaller machines being powered by either a Yanmar or Kubota engine while the larger have a Deutz at their heart. Whether a tractor, loader, or harvester, all these vehicles require tyres and Nokian was one of the few tyre manufacturers present. Nokian tyres are a little different from the competition in having a Nordic approach to to dealing with tough conditions The company distinguishes itself from the competition with a different approach to tyre design; it is one of orientation towards forestry as well as field conditions, leading to a tougher and longer lasting carcass. Once again, the Tullamore Show demonstrated its worth as a window into the shape of the Irish machinery market and this year it was reassuring, rather than alarming or extravagant in its claims of heightened sales.

Over the next couple of weeks, as the Autumn political season starts to kick in, debate on October's budget will get underway in earnest. As ever, there will be a cacophony of demands from interest groups and lobbyists, looking for more spending or lower taxes for their particular cause. The job of the Government, of course, is to look through the noise to what is important. Despite the generous amount of €9.4 billion set aside for budget measures, this will not be easy. Money will be quickly eaten up through spending pressures in providing State services. Plans to hike vital investment expenditure need to be allowed for. And the demands on the table already would take up the €1.5 billion set aside for tax reductions a few times over. Yet while the choices will be sharp in some areas, context is needed. This is not shaping up to be a 'tough' budget. The promised package is still nearly three times the size of the last pre-Covid budget in 2019. The first job of the Government, indeed, is to start returning annual budgets to more sustainable levels, reducing them from the huge spending rises required during Covid-19 and to tackle the cost-of-living crisis. Claims that households are still squeezed need to be met in two ways. One is by appropriate increases in welfare and other support packages. The other is by continuing to improve the provision of services in areas such as health, education and childcare. These are much more effective in the longer-term than another round of universal cash supports. But by engaging in a blatant pre-election manoeuvre last year to repeat these 'once-off' supports again, Ministers have created a rod for their own back this time around. READ MORE Statements from Ministers that there would be no cost-of-living package this time appear to have become more equivocal in recent weeks. But giving a lot of money out again through these payments to all households is an inefficient use of State cash. If the Government does not bring this process to an end in the first budget of its new term, then – barring a big squeeze on the State finances – it never will. The plan to increase vital State investment is a key reason why there needs to be some restraint elsewhere. Realistic budgeting for the provision of State services also needs to be restored, ending the annual overruns in areas like health. Relying on corporate tax to keep outperforming as a way to pay for spending coming in ahead of target each year is not a good strategy. The other reason for caution is the uncertainty faced due to the policies of Donald Trump. Despite the trade deal between the EU and US, the economic and political backdrop for Ireland remains risky and unpredictable. Having cash in reserve and pursuing a strategic approach have seldom looked more important.

Hotel, bars and restaurants say if the VAT rate is cut they they need to keep the cash to survive. A cut in the VAT rate for the hospitality sector must be passed on to customers, a Government TD has insisted. Paula Butterly, the Fine Gael Deputy in Louth said consumers must also benefit with reduced prices in our bars, restaurants and hotels. The Finance Minister Paschal Donohue is expected to axe the vat rate in the October budget from 13.5 to 9pc at a cost of almost €1 billion to the exchequer. However a large number of Fianna Fail backbenchers are against it and want some of this money used on a cost of living package to help families instead. They also say if the VAT cut is coming it should be brought into play from July 2026 - thus freeing up half a billion quid. Bar. News in 90 Seconds - August 16th But Deputy Butterly said the hospitality industry is struggling and needs help. She said the cut in the hospitality VAT rate is also part of the programme for government and must be delivered. She stated: 'Our SMEs are the fundamental employer in our economy and the tourism sector plays a very significant role in this, especially in regional areas. "While I fully support the VAT reduction I would hope to see their customers benefiting from this with reduced prices. "It is vital we protect and support employment in this sector but we also need to ensure that people coming through their doors see the benefit of the reduction as well." However the hotel, bars and restaurants say if the VAT rate is cut they they need to keep the cash to survive. They argue their costs from food to energy have soared in recent years and they have had no option but to hike up prices to stay in business. They say if they get the VAT rate cut it will mean no job losses and pubs especially in rural Ireland will survive. Adrian Cummins the CEO of the Irish Restaurant Association said the Government decision to increase the VAT from 9pc back up to 13.5pc in September 2023 was catastrophic for the whole industry. He said: 'Restaurants, cafes and food businesses operate on notoriously tight margins. The average profit margin goes between 3 to 5pc in good times and far less in rural parts during the off season. "The increase of 4.5pc was a massive blow. A lower VAT rate supports job security, keeps wage bills manageable, and allows businesses to invest in training and growth. "It is not a gift but an investment in Ireland as a tourist destination."
