Bahrain Launches Google Maps Integration For Property Location Services

As part of ongoing efforts to enhance the real estate sector and accelerate digital transformation in government services, the Survey and Land Registration Bureau (SLRB) has announced the integration of property location services with Google Maps. This initiative aims to improve property management efficiency, provide user-friendly tools for customers, and enhance transparency and competitiveness in the real estate market.
According to the SLRB, the new feature allows property owners and clients to access a property's exact location on Google Maps by scanning a QR code found on the ownership document. The system utilizes precise geographic coordinates to ensure accuracy in location tracking.
The bureau emphasised that this feature facilitates access to reliable property information with full transparency, saving time and effort for clients who no longer need to visit properties in person. Additionally, it supports decision-making by offering direct and visual insights through digital maps, further strengthening confidence and credibility in Bahrain's real estate sector.

Real estate transactions in Bahrain reach BHD 775 million in H1 2025

Bassim bin Yaqoub Al Hamar, President of the Survey and Land Registration Bureau (SLRB), announced that real estate transactions in Bahrain reached BHD 775.2 million during the first half of 2025, across 5,099 transactions. This marks an increase from BHD 745.8 million and 5,005 transactions recorded in the same period of 2024. The highest single day transaction value in this period was recorded on April 21, reaching BHD 53.6 million, underscoring the continued growth of Bahrain's real estate market. Al Hamar noted that statistics showed a 20.75% year-on-year increase in transaction value among non-Bahrainis, compared to a 4.39% increase among Bahrainis. By governorate, the Capital Governorate led with BHD 265.4 million in transactions and a 32.84% growth rate, followed by Muharraq Governorate with BHD 197.6 million (13.52% growth), and the Northern Governorate with BHD 215.1 million (5.82% growth). House sales accounted for the largest share, with a total of BHD 215 million and a 14.54% increase. Apartment sales followed at BHD 107.8 million, reflecting 1.91% growth. Ownership transfer figures showed a near gender balance, with 58% of transactions by men and 42% by women, indicating an inclusive and attractive property market supported by various incentives. Al Hamar added that real estate activity has seen growing participation across age groups, highlighting the sector's diverse market demand. He attributed this to increased public confidence in a transparent and well regulated real estate environment that enables informed decision making through access to accurate information. He reiterated that the SLRB continues to implement digital transformation initiatives, aiming to deliver high quality and efficient services by simplifying procedures, accelerating processing times, and enhancing the customer experience. Bahrain: Court Restores Marital Home To Husband After Sham Sale To Ex-Wife

A man has won back ownership of his home after the High Civil Court ruled that a BD270,000 property transfer to his ex-wife was a sham intended only to protect the asset. The court found that the sale contract between the couple was not genuine and ordered the house to be returned to the husband's name. The decision followed the submission of a signed statement from the ex-wife, confirming that the sale was only on paper and that her husband had remained the rightful owner throughout. The statement, dated 21 February 2010, was presented by the man's lawyer, Zuhair Abdullatif. The court deemed it legally binding, noting that the ex-wife neither denied her signature nor challenged the content. Under Bahraini law, a private document stands as valid unless its signature is explicitly denied. The man had purchased the home in early 2010 but soon faced financial difficulties. To protect the property, he transferred it to his wife's name in a fictitious sale, trusting she would safeguard it. Just one day after the transfer, the property was registered in her name. Less than a year later, she divorced him through khula, a form of wife-initiated divorce. Despite efforts to resolve the matter privately over the years, the ex-wife refused to return the property and even threatened to sell it. The man eventually took legal action, presenting the court with his ex-wife's written admission that the deal had been for formality only. In its ruling, the court referred to precedents set by the Court of Cassation, affirming that in sham transactions, the true intent of the parties takes precedence over the registered deed. If it can be proven that a transfer was only symbolic, actual ownership must be honoured. The court concluded that the sale was not real and ordered the Survey and Land Registration Bureau to remove the ex-wife's name and reissue the property deed in the husband's name.
