Australian house prices hit surprising new milestone in July
Australia's house prices hit a new record high in July, with an interest rate cut and the warmer months tipped to continue to spur on the housing market in the months to come.
National home prices reached a new record high of $827,000 in July, up 0.3 per cent over the month of July.
Home prices are now 4.9 per cent higher or around $39,000 more expensive than they were this time last year.
REA Group senior economist Anne Flaherty said the gains were off lower volumes and strong growth out of the regions.
'Regional areas outperformed their capital city counterparts in most markets, recording stronger growth over both the month and the year,' she said.
'South Australia remains the strongest market, with Adelaide and regional SA the two top performing regions in the country.'

The gains came despite the RBA shocking markets and holding the cash rate in July.
Experts now widely predict a rate cut will come after the RBA's 11-12 August meeting.
Ms Flaherty said despite July being the slowest growth rate this year, house price growth could pick back up on strong demand and future rate cuts.
'While the number of homes for sale has slowed over winter, buyer demand remains strong, with auction clearance rates sitting at the highest level in more than two years,' she said.
'Home prices are expected to break into new territory later this year, with further interest rate cuts expected to add momentum to price growth.'
The gains were led by regional areas which were up 0.4 per cent over the month and 6.5 per cent over the year.
Leading the capital city growth was Adelaide up 0.9 per cent in the month, followed by Hobart which gained 0.5 per cent and Brisbane which is up 0.4 per cent.
Offsetting these gains were more subdued growth out of Sydney and Darwin which were up 0.1 per cent each.

New houses picks up
While supply of housing remains a struggle and a key driver of house price growth, there is signs of life in the construction sector.
According to data released by the Australian Bureau of Statistics, there was an 11.9 per cent increase in total dwelling approvals in June to 17,076.
This was the highest level of approvals since August 2022.
Approvals for private sector houses fell 2.0 per cent.
There have been a total of 185,844 dwellings approved, in original terms over the last 12 months.
This is 13.5 per cent higher than the 12 months before that, which had 163,692 dwellings approved.
HIA senior economist Tom Devitt said new building approvals recovered from the troughs in 2023-2024 financial year.
'Interest rate cuts from the Reserve Bank in February and May this year, with the expectation of more to come, will help bring more potential homebuyers back to the market in the lagging – and often more expensive – states and territories,' he said.
'Even with lower interest rates, Australia is set to start just 200,000 homes per year, on average, over the next four years.
'Multi-unit activity, in particular, needs to do more heavy lifting. Multi-unit commencements need to double from current levels in order to achieve the government's housing targets.'

It's the suburb where homeowners are staying put for longer than most marriages last. In a city where property is always on the move, Kenmore Hills is bucking the trend, with an average hold time of 21 years for a house — making it the hardest market in the state to break into. About 20km further south in Durack, homeowners are also not willing to part with their houses, with the average hold time sitting at 18 years, according to the latest PropTrack figures. In fact, homeowners in more than 500 suburbs across the state have held on to their properties for more than a decade, and 33 have stayed put for 13.2 years or more — the average period before divorce in Australia. RELATED: Qld's most tightly held markets revealed PropTrack economist Anne Flaherty said property hold periods had been gradually increasing as a long-term trend because of the rising costs associated with selling such as stamp duty. Ms Flaherty said areas with popular schools, parks and shops tended to be high on the list, and many of those were in 'middle-ring' areas — not too close to the city, but well established with accessible transport options. 'The general trend when we see suburbs where the turnaround time is very high, generally these suburbs appeal to people across different life stages,' she said. 'Suburbs that offer access to childcare, schools, good amenity... suburbs that tick all those boxes people will generally stay in longer.' When it comes to units, the highest average hold period is 15 years in the suburbs of Ferny Grove in Brisbane, Frenchville in Rockhampton, and Moffat Beach in Caloundra. 'Some of these areas could be second homes or investment properties, but there's also that affordability piece — people could be living longer in units because they're being priced out of affording a house,' Ms Flaherty said. One property of note in the suburb is a luxurious, five-bedroom house on 2ha of land at 21-23 Gap Creek Rd. Records show the home is owned by Simon Dyer, the CEO of Sealy Posturepedic, and it last sold in 2015 for $1.65m. 'People move in there with young families and they stay there because it suits them going through primary and high school,' she said. 'It's a beautiful suburb, let's face it. It's big blocks, big homes, which do accommodate growing families; it takes you from little kids to grown adults, and it's nearby everything.' Ms Langstaff said the main reason people chose to sell was if they were downsizing, but she found most people continued to stay in the suburb long after the kids had left.

Donald Trump's tariffs have a large role to play in Australia's interest rates cycle
When the RBA handed down its most interest rate decision last month, it shocked economists and the public by holding the cash rate at 3.85 per cent. The widely held consensus had been strongly in favour of another 0.25 per cent cut to follow the previous one in May. In the weeks since the Reserve Bank's decision, economic data has been mixed, with some elements such as the recent retail sales report providing support for the RBA's message of caution, while on the other hand, the recent substantial rise in unemployment was far more supportive of the cash rate being cut. In several important ways the RBA's uncertainty about the path forward for interest rates is arguably justified. Trump, Trade And Global Uncertainty At a global scale, the implementation of the Trump Administration's various tariffs and threats of even greater trade barriers to nation's not willing to make a swift agreement with the United States remains a source of major questions for central banks around the world. The challenge posed by tariffs to the path of interest rates was recently summed up by JPMorgan Chase (the world's most valuable bank) CEO Jamie Dimon at an event hosted by the Irish government. 'The market is pricing a 20% chance (of rising interest rates). I would price in a 40-50% chance I would put that as a cause for concern,' Dimon said. Dimon went on to cite the Trump administration's tariffs, the restructuring of global trade and the growing U.S government budget deficit as inflationary forces impacting the path forward for interest rates. While U.S interest rates can and do rise and fall independently of those of other nations, they are also the most important global benchmark. Theoretically, the U.S Federal Reserve holding a higher interest rate than the RBA can have two major knock on effects for Australia. It can force a repricing of Australian interest rates to better reflect the global benchmark. Or if the RBA chooses to allow the distance between the RBA cash rate and the U.S federal funds rate to expand, it places downward pressure on the value of the Australian dollar in a vacuum. A Mixed Bag For Australia At a domestic level, there is also a high degree of uncertainty impacting the path forward for interest rates. With government currently the driving force behind broader economic growth and employment growth in generally taxpayer funded sectors of the economy (public administration, education and, healthcare and social assistance) the main driver of the resilience of the labour market, it's challenging for the RBA to know exactly when a rate cut would be appropriate. Meanwhile, the deeply mixed nature of retail sales growth depending on the lens with which it is viewed also complicates matters. For example, looking at the latest headline retail sales showing a 1.2 per cent rise in turnover or June in a vacuum, it would be hard to justify a rate cut. But when the focus is shifted to an inflation adjusted figure that looks at retail sales per working age adult, the data for the June quarter reveals a return to recession in per capita terms. This is due to expansion of the population, the vast majority of which is occurring via migration acting as more or less the only driver of the retail economy in aggregate. History And Market Pricing Based on RBA rate cut cycles seen in the last 35 years, where the cash rate has been cut by at least one percentage point, the average rate cut cycle sees mortgage rates fall by approximately 33.3 per cent. If we remove the rate cut cycles driven by major emergencies such as the Global Financial Crisis and the early 1990s recession, the average reduction in mortgage rates falls to 27.0 per cent. If we were to see a similar reduction in interest rates today, we would see a total fall in the cash rate of approximately 1.75 percentage points. This would leave the average payable rate on a variable mortgage for an owner occupier at 4.58 per cent. In terms of the pricing of the future path of interest rates from financial markets, the next full 0.25 per cent rate cut is priced in for the RBA's August meeting, with the next expected to follow in November. Overall, market pricing has interest rates falling by a total 1.33 percentage points, with the cash rate hitting a low of 3.02 per cent during the middle of next year. The Outlook For Rates While the direction of interest rates is ultimately in the hands of the Reserve Bank, under the current circumstances government is also playing a significantly greater role in influencing the path forward than has been historically normal. With the growth in the domestic consumer economy concentrated in the 65 and over age demographic and otherwise reliant on population growth, the level of migration set by the Albanese government will be vital in determining to what degree aggregate consumer demand is weak enough to warrant further cuts in interest rates. Meanwhile, the level of employment growth stemming from government policy will also be a key consideration. If the current pullback continues without a corresponding increase from the private sector, the urgency and magnitude with which the RBA approaches the ongoing rate cut cycle may intensify significantly. Ultimately, it's entirely possible that events beyond our shores end up playing a significant role in the direction of Australian interest rates, whether that be as a result of President Trump's tariffs or the Chinese economy slowing more swiftly than expected due to the ongoing trade conflict and still simmering domestic economic issues.

Melbourne auction clearance rates surge to shock new levels
Melbourne's auction clearance rate is surging alongside prices, with major milestones achieved on both fronts in the past week. As the city's housing market heads into the final month of winter, PropTrack data shows about 73 per cent of homes that test the market using the auctions to snare a sale — a whopping 15 percentage points up from November in 2024. As PropTrack also revealed Melbourne's seventh straight month of home price growth yesterday, helping the city to a $24,000 price boost in the past year, two of Victoria's top auctioneers have shared their tactics for success. Boom suburbs: Blackburn unit owners' big win Now economists have forecast both could be set for further growth, with each of the nation's big four banks anticipating a 0.25 per cent cut to interest rates when the Reserve Bank of Australia meets on August 12. It's good news for both sellers and buyers of the 748 Victorian homes set to go under the hammer this week. PropTrack senior economist Anne Flaherty said in addition to borrowing and mortgage repayment costs coming down when rate cuts were implemented, demand and confidence increased in the property market. Ms Flaherty pointed to the latest Westpac Melbourne Institute Consumer Sentiment Survey which asked participants for their expectations around future home price growth. 'Three quarters of the people that they surveyed in July believed that prices are going to be higher in 12 months' time,' Ms Flaherty said. 'So I think there's a strong sense that it's better to get into the market sooner than later, because of those reasons.' Auction clearance rates are also sitting at their highest level in years with Victoria recording a 73 per cent clearance rate last week, according to PropTrack figures. 'So properties are selling well and buyers are more likely to be putting in an offer at auction than risk missing out,' Ms Flaherty added. PROFESSIONAL AUCTIONEERS' AUCTION TACTICS' TIPS: A three-time winner of the Real Estate Institute of Victoria's Senior Auctioneer of the Year Award, Paul Tzamalis – who took out the gong in 2025 – said homeowners should be open to post-auction settlement terms that were longer, or even a little different to, industry norms. 'That way, you can encourage more participants on auction day,' Mr Tzamalis said. His other piece of advice for sellers was to listen to their agent and auctioneers' advice on when to put a property on the market. 'It may lead to a better upside (result) under competition as opposed to under private negotiation,' he added. Mr Tzamalis' suggested tactics for buyers include: + On auction day, come out of the starting block with strong bids to hopefully reduce competition from other buyers straight away. + If you have not already done so, in the 30 minutes prior to the auction build a rapport with the home's agents and auctioneer to understand what is going to happen once the auction starts. + If a home does not look like it will sell under the hammer, do your best to get in the box seat for post-auction negotiations. This means being the highest bidder so you will be first in line. Apollo Auctions Victoria director Andy Reid, who won the 2020 REIV Senior Auctioneer of the Year, said that smart bidding could 'spook out the competition and save you money'. 'It's not about bidding as little as possible, sometimes one $10,000 bid can save you 14 $1000 bids – which happens a lot,' Mr Reid said. His other tips are: + Make sure you have all of your questions about the property answered well. + Visualise how you're going to act if the auction is slow at the beginning and also if it takes off, visualise how you are going to get involved. + If you're too nervous about either the auction or acting in public, get either a confident friend to bid on your behalf or hire an advocate for their bidding services. + Connect with the auctioneer, we're humans too! A house set to go under the hammer today is a former police station at 1082 Nepean Highway, Highett, with $1.2m-$1.3m price expectations. Now a five-bedroom home, the backyard features an original jail cell complete with a concrete toilet and barred door. Ray White Carnegie director Tom Grieve said the ex-station, decommissioned in the 1990s, had been inspected by renovators and builders. 'The house needs quite a bit of work but it's a solid brick upstairs and downstairs, it's going to stand forever,' Mr Grieve said. The 724sq m block could also be developed with townhouses subject to council approval, he added. Also going to auction on Saturday is a Mulgrave house with views across the iconic Waverley Park grandstand. BigginScott's Ming Xu and Jing Chen star in a Hawks-themed online listing video showcasing the four-bedroom home at 60 Waverley Park Drive that's priced at $1m-$1.1m.
