
Dubai: Emaar Properties approves 100% dividend payout for 2024
Emaar Properties' Annual General Meeting (AGM) on Wednesday approved 100 per cent dividend payout for 2024, amounting to Dh8.8 billion.
This follows the introduction of Emaar's updated dividend policy in December 2024. The meeting also included the approval of the auditor's report for 2024 and the board's report on the company's activities and financial position.
Emaar recorded property sales of approximately Dh70 billion in 2024, representing a 72 per cent increase compared to 2023. Emaar's revenue backlog from property sales exceeded Dh110 billion, supporting future revenue generation.
Total revenue for 2024 reached Dh35.5 billion, marking a 33 per cent year-over-year increase, while net profit before tax grew by 25 per cent to Dh18.9 billion. EBITDA for the year stood at Dh19.3 billion, with a margin of 54 per cent.

In reference to the UAE's declaration of 2024 as the Year of Sustainability, DFDF reiterated its focus on long-term value creation, responsible innovation, and community-focused investment. Over the course of the year, the Fund strengthened its partnerships with founders, investors and stakeholders addressing real-world challenges, reinforcing its dual role as both a capital provider and a facilitator within the broader ecosystem. The Board of Directors reported that DFDF supported more than 190 portfolio companies through a combination of direct investments and 12 Fund of Funds initiatives. These funds collectively secured over US$1.65 billion in capital commitments by the end of 2024. The Fund also maintained its alignment with the Dubai Economic Agenda (D33), contributing to the development of the technology, talent and venture capital landscape in the region. In 2024, DFDF extended its efforts beyond investment, aiming to demonstrate the broader role of venture capital in fostering public and private collaboration and scalable innovation. The Fund published a number of value creation case studies in cooperation with institutions across various sectors, underscoring its expanding function as a strategic enabler. Engagements included exploratory partnerships with the Dubai Land Department and Dubai Health, designed to connect government priorities with startup-led solutions. The Fund also piloted projects with Nestlé and AWS to identify opportunities for technology adoption and business enablement. These activities form part of DFDF's wider aim to convert capital into tangible outcomes, supporting not only financial returns but also operational value, strategic direction and innovation capacity among stakeholders in the region's future economy. Looking towards 2025, DFDF signalled a renewed emphasis on building connections across the innovation ecosystem, in line with the UAE's Year of the Community theme. The Fund aims to enhance linkages between founders and funders, startups and regulators, and regional and global networks. DEBT Solid demand expected over next 12 months to balance expected residential property deliveries PHOTO Dubai-listed Emaar Properties has sufficient liquidity to cover debt maturities of 4.8 billion UAE dirhams ($1.3 billion) through June 2026, according to a report by Moody's Ratings. The company's liquidity is excellent, with a cash balance of 25.4 billion UAE dirhams ($7 billion) as of 31 March 2025 (excluding restricted cash in escrow accounts) and undrawn revolving credit facilities of AED 7.4 billion ($ 2 billion), the rating agency said. However, a material portion of Emaar's cash is restricted as a regulatory requirement to deposit customer installments linked to development projects in escrow accounts (AED 32.9 billion out of AED 58.3 billion as of March 2025). Emaar's cash profit is released from these accounts as contractors get paid through the escrow accounts and projects get delivered, the report said. Moody's expects Dubai's real estate market to remain stable over the next 12 to 18 months, following a period of significant growth. Average residential property prices rose by approximately 78 percent, driven by robust housing demand between September 2020 and April 2025. The surge has been supported by a steady influx of expatriates contributing to population growth, positive investor and high-net-worth individual sentiment and strong local consumption amid improved economic conditions. "We expect solid demand over the next 12 months to balance expected residential property deliveries, resulting in a more normalised average residential property price growth rate," Moody's said. The rating agency has upgraded Emaar's long-term issuer ratings to Baa1 from Baa2. It has also upgraded Emaar Sukuk Limited's backed senior unsecured bonds to Baa1 from Baa2 and backed senior unsecured medium-term note programme to (P)Baa1 from (P)Baa2. The outlook remains stable for both entities, the report said.
