A professional cleaner has shared her insider knowledge on the five things renters wish they knew before moving out - and the three spots real estate agents always check.
Kacie Stephens, from Melbourne, visits thousands of rental properties each year to perform regular services or a one-off end-of-lease cleans.
So she knows all the tips and tricks for getting your full bond back with ease.
If you're looking to save money by doing your own deep clean, the business owner recommends setting aside at least a full day - or even two.
'Cleaning takes way longer than you think. This is not a two-hour job,' the business owner of Big Clean Co said in her video.
'Even houses that are regularly cleaned are surprisingly dirty once everything is moved out.'
Kacie explained that there are three areas tenants often forget to clean - and this can slow down the process of getting their bond back.
'Agents check the same things: oven trays, skirting boards and window tracks,' she said.
'Miss these and you'll either be called back or charged for a cleaner.'
She added that carpet cleaning and pest control are usually 'non-negotiables' so it's always best to call in the professionals to handle those jobs.
'That's a couple of hundred dollars gone, even if you DIY the rest,' she explained.
'You'll only get one shot. Block out the day after your final inspection as well because it's really common to be asked to come back and fix something.
'You might save money but it will cost you in stress - unless cleaning all day long is really your thing - it might be worth just handing it to the pros.'
Many agreed with Kacie about the areas agents look out for, with one saying: 'The obsession landlords and real estate agents have with tracks is insane.
'They don't even really care, they just want a "gotcha, you're not getting your bond back, suckers".'
Kacie previously shared the five things property managers have 'hawk eyes' for.
'It's drilled into our brains to not miss these things,' she said.
She said property managers are 'obsessed' with window tracks.
'The best way to clean window tracks is to vacuum the excess out (using a small attachment), then place a cloth over the end of a toothbrush to clean,' she explained.
The cleaner said you should always remove hidden soap scum, mould and rust stains from the edges around shower screen doors.
She explained how ovens are often neglected by tenants before moving out.
'Use a toothbrush to get into the corners of the oven,' she advised, adding that ovens require a thorough clean inside and out.
Kacie also suggested soaking greasy cook top knobs - if they come off - in soapy water, and making sure the surrounding area is cleaned property.
Other commonly forgotten areas to clean include exhaust fans and ceiling fans, which collect a lot of dust over time.

Australia's consumer regulator has put Shopify and Meta on notice, urging the e-commerce and social media platforms to take action against online 'ghost stores' pretending to be local businesses in order to dupe shoppers. The Australian Competition and Consumer Commission (ACCC) on Thursday issued a public warning about ghost stores and announced it had written to Shopify and Meta after an investigation by Guardian Australia identified more than 140 of these sites. Consumer experts had previously urged Shopify and Meta to take responsibility for enabling these sites and allowing them to run false advertising, which is often about fake closing-down sales and accompanied by AI-generated images. The ACCC deputy chair Catriona Lowe said the regulator had urged the online platforms to scrutinise this type of activity on their platforms and take appropriate actions against the operators. 'We are hopeful that by focusing on that part of the transaction, it will actually mean that we can reduce or stop the number of these [sites] getting to consumers in the first place,' Lowe told Guardian Australia on Thursday. She said the ACCC believed this would be more effective than traditional enforcement, given the 'significant practical limitations' of identifying the ghost store operators. Sign up for Guardian Australia's breaking news email 'Typically, the people behind these websites are based overseas, and of course it is all too easy to shut down one website and pop up another one, potentially within minutes,' Lowe said. Lowe on Thursday said the letters the ACCC sent to Shopify and Meta this week marked the first time the regulator had engaged with the platforms on the ghost stores issue. 'We think the ball is firmly in the courts of the owner of these platforms to come and speak to us about actions that they can take,' she said. The sites, which are based overseas, include those drop-shipping poor quality clothing and counterfeit labels, while others take customers' money and fail to deliver anything at all. Some have imitated genuine Australian labels. Lowe said despite the difficulty in identifying those behind the sites, the ACCC had 'some leads' as to where some of the operators were based. 'Theoretically, we could expend what would be a very, very significant amount of time and resource to bring an enforcement action against an overseas entity,' she said. 'But … we just don't see that that's likely to be an effective way of tackling the problem.' The ACCC said it was concerned this type of conduct appeared to be widespread and that it was also aware of complaints about ghost stores refusing to provide refunds, only offering partial refunds, or not responding to customers at all. The regulator said the sites were known to target consumers through social media ads and also tend to close and rebrand under new names, often using different Australian suburbs, towns or cities in their names to appear local. A spokesperson for Meta said the company did not want scams on its platforms. 'This is an adversarial space where sophisticated and well-funded cyber-criminal networks often change tactics to stay ahead of detection,' they said. 'We are committed to investing in new technology as well as working with government, law enforcement and industry to help prevent this illegal activity.' Shopify has been contacted for comment.

Anthony Albanese 's pledge to slash university student debt by 20 per cent is an unfair policy that will end up favouring the rich, new analysis shows. Labor was resoundingly re-elected in May with a plan to cut student debts by an average of $5,520 with more than three million Aussies having $16billion wiped from their loans on June 1 this year. The total relief approaches $20billion, with the government also reducing student debt by another $3billion by indexing it to either the consumer price index or the wage price index - whichever is lower. The e61 Institute think tank argues Labor's student debt relief policy is unfair because it will mainly benefit those who go on to earn higher salaries later in life. University graduates are much more likely to be paying off a Higher Education Loan Program (HELP) debt rather than a vocational or apprenticeship loan. More than half the benefits of the student debt relief would go to individuals who went on to become the top third of income earners a decade later, with less than 20 per cent of the benefit helping the bottom third of income earners. 'Most of the benefits of a student debt cut will go to future high-income earners,' the research note by Jack Buckley and Matthew Maltman said. 'This raises vertical equity concerns because a student debt cut disproportionately benefits individuals with very high lifetime incomes, and not those with low lifetime incomes.' Even with the debt relief, the e61 Institute calculated that only 20 per cent of students would pay off their debt a year earlier as a result of the debt cuts. The benefit would also disproportionately favour graduates in this financial year. 'Our analysis suggests that individuals who leave university in the year the policy is implemented will receive a debt cut that is more than twice as large as individuals who left only four years earlier, or four years later,' it said. 'Otherwise similar individuals who studied the same degree at slightly different times receive very different levels of debt relief.' Average student debt stood at $27,640 in 2023-24, based on tax office data. University graduates, however, often go on to earn higher salaries compared with those who didn't go to university. 'Individuals who attend university, on average, go on to earn higher incomes than those who do not,' it said. 'People under 30 with a HELP debt in 2012 went on to earn almost $15,000 more per year, on average, than individuals of the same age who did not have a HELP debt. 'The university earnings premium is higher for individuals with a higher HELP debt.' Medical specialists are typically among the top one per cent of income earners, after going to university. Surgeons have Australia's highest average taxable income of $472,475 and this professional requires a Bachelor of Medicine and postgraduate study in a specialty. Outside medicine, finance dealers have the highest incomes of $355,233, after studying finance, commerce or economics at university. Mining engineers have typical pay of $206,423 after doing a degree in engineering while judges and lawyers have average incomes of $206,408 after doing a law degree. The Higher Education Contribution Scheme replaced free university education, which had existed from 1974 to 1989. This meant students would start paying back their loans when their salary reached a certain level instead of taxpayers, who never went to university, funding their study. Under Labor, the minimum income threshold for repaying student debt has increased to $67,000 for 2025-25, up from $54,435 in 2024-25. While it marks a significant jump, the new minimum repayment threshold is still below Australia's median salary of $72,592 for all workers. The Albanese Government's student debt relief policy has been popular with younger voters, with Labor picking up three lower house seats from the Greens, including that of former leader Adam Bandt.

LAUNCESTON, Australia, July 3 (Reuters) - Is gold the next metal to be added to the list of "critical minerals"? Gold is not a vital component of advanced manufacturing like other critical minerals such as rare earths, lithium and copper. But the precious metal appears to be undergoing a subtle shift in how it is viewed by governments and investors. Since countries moved away from the gold standard by the early 1970s, gold has largely been viewed as a relatively niche part of investment portfolios and government reserves. Gold was something that was added to portfolios as an inflation hedge or during times of heightened geopolitical tensions. In some ways, the role of gold in both central bank and investment portfolios was overtaken by bonds, with U.S. Treasuries becoming the most important of these assets. But the return of Donald Trump to the U.S. presidency is leading to a global reassessment of the relative safety of U.S. assets, the independence of the Federal Reserve and the likely worsening of the U.S. fiscal position. Add in Trump's attacks on the rule of law in the United States and the likely hit to both the U.S. and global economies from his trade policies, and the stage is set for a reevaluation of the role of gold. The precious metal has gained 32.3% from a low of $2,536.71 an ounce hit on November 14 in the days after Trump's victory over his Democratic Party rival, former Vice President Kamala Harris. It reached a record high of $3,500.05 an ounce on April 22, and has since retreated slightly to close at $3,357.08 on Wednesday. While gold's day-to-day moves are still largely driven by the news cycle, the overall backdrop looks supportive. The World Gold Council released a report last month in which it surveyed 73 central banks, and 95% of them expected the official sector to increase holdings in the coming 12 months. "This is a record high since it was first tracked in the 2019 survey and represents a 17% increase from the 2024 findings," the council said. Central banks are also moving to repatriate more of their holdings back to their home countries and away from the United States, a further sign that there is a loss of confidence in U.S. assets and the policies of the Trump administration. Gold is also well-placed as one of the few viable alternatives if more governments, fund managers and private investors outside the United States form the view that the era of U.S. exceptionalism is over and that U.S. Treasuries are now a riskier asset as the country's fiscal position deteriorates. Another factor that is showing the positive story for gold is the performance of gold mining equities. Major gold producers have seen their share prices rise at a far faster pace than the actual metal. There are several reasons why this could be the case, including the expectation that shareholders will receive higher dividend payouts in the future and that companies are being rewarded for showing capital discipline in prior years. But it also may be that investors are starting to re-rate gold mining companies in the expectation that gold becomes a more vital and larger part of portfolios, both public and private. For example, shares in Newmont (NEM.N), opens new tab, the world's largest listed gold miner, have risen 63% from their most recent low on December 30 to close at $60.06 on Wednesday. Canada's Barrick Mining ( opens new tab has seen its shares gain 40.6% in U.S. dollar terms from its recent low on December 19 to the close on Wednesday. Anglogold Ashanti (AU.N), opens new tab shares in New York have surged 108% from the low on December 30 to the close of $46.66 on Wednesday, while Gold Fields (GFIJ.J), opens new tab has seen a gain of 88% in U.S. dollar terms from its November 14 low to the close on Wednesday. If gold does become a more central part of investment strategies, the listed miners are likely to become more attractive, given the difficulty of finding and developing new projects and the long time between exploration and production.
