
Pavilion-REIT reports solid performance for 2Q
Revenue for the quarter rose to RM213.34mil, compared with RM201.3mil in the same period last year.
In a filing with Bursa Malaysia, Pavilion- REIT said the improvement was largely attributable to Pavilion Bukit Jalil, which benefited from a higher occupancy rate and increased income from its exhibition centre and advertising spaces.
The REIT added that enhanced advertising revenue from the upgraded LED screen at Elite Pavilion Mall in Kuala Lumpur also supported the improved top line.
'Total property operating expenses were higher by RM2.3mil or 3% compared with 2Q24 mainly due to the increase in marketing expenses driven by campaigns as well as setup cost for advertising-related income,' it said.
As a result, net property income rose 8% to RM133.3mil in 2Q25 from RM123.47mil in the previous corresponding quarter.
For the first half of this financial year (1H25), net profit rose to RM169.08mil from RM150.28mil in the same period a year ago.
Revenue climbed to RM441.52mil from RM419.82mil, while net property income increased to RM272.58mil from RM256.05mil.
The REIT noted that the total property operating expenses incurred was higher by 3% at RM168.94mil in 1H25.
This was mainly due to set up costs for advertising income and higher doubtful-debt provisions.
Earnings per unit stood at 4.60 sen, up 0.49 sen from 4.11 sen in the previous year's corresponding period.
Pavilion-REIT declared an interim income distribution of 0.32 sen per unit for the financial year ending Dec 31, payable on Aug 27, 2025.
Looking ahead, the REIT said it remains mindful of ongoing cost pressures, including the imposition of service tax on commercial rentals, higher minimum wages and the impact of subsidy rationalisation on operating margins.
'Businesses in the retail industry are adopting a cautious stand, given that cost pressures remain elevated.
'The manager will continue its proactive management of Pavilion-REIT's investment properties to give its unitholders steady distributions,' the REIT said in its filing.
The REIT added that the return of large-scale business events and international concerts continue to drive demand as the hospitality market continues to gain traction and international arrivals continue to increase.
As of end-June, Pavilion-REIT's portfolio comprises Pavilion Kuala Lumpur Mall, the Pavilion Tower office tower, Da Men Mall in Subang Jaua, Intermark Mall, Elite Pavilion Mall, Pavilion Bukit Jalil, Banyan Tree Kuala Lumpur and Pavilion Hotel Kuala Lumpur.
In May, the REIT received unit holders approval to acquire Banyan Tree Kuala Lumpur and Pavilion Hotel Kuala Lumpur for RM480 million.
Management said the deals would strengthen its long-term performance and reinforce its presence within the prime Bukit Bintang shopping area in Kuala Lumpur.
Pavilion-REIT chief executive officer Datuk Philip Ho said the hotels would be highly synergistic with Pavilion Kuala Lumpur Mall and Elite Pavilion Mall, allowing for an elevated visitor and hotel guest experience.
He added the REIT remained focused on owning and managing high-performing retail-led assets, especially super-regional and integrated developments, and the acquisition presented a value-aligned opportunity within the REIT's existing footprint in Bukit Bintang.
In a separate filing, Pavilion-REIT said it holds several rights of first refusal, placing it in a strong position to expand its net lettable area going forward.

YTL-REIT sees resilient hospitality outlook across key markets
PETALING JAYA: YTL Hospitality Real Estate Investment Trust (YTL-REIT) expects the hospitality sector to remain resilient in Malaysia, Australia and Japan — the markets where it operates — supported by sustained demand and active portfolio management. 'The group is actively managing its business portfolio and making strategic decisions to protect long-term growth, while ensuring sustainable value creation for its unitholders,' it said in a filing with Bursa Malaysia. This comes as the YTL-REIT posted a 0.9% rise in net property income (NPI) to RM292.07mil for the financial year ended June 30, 2025 (FY25), despite a 1.2% dip in revenue to RM548.3mil. The REIT attributed the performance to additional rental contributions from refurbished AC Hotels in Kuala Lumpur, Penang and Kuantan, as well as a new rental agreement for AC Hotel Ipoh, which commenced in April. Hotel Stripes and the step-up rental from the renewed lease of JW Marriott Hotel – both in Kuala Lumpur – also supported earnings, it said. Overall, its Malaysian portfolio saw steady growth, with revenue up 5.9% to RM163.1mil in FY25 from RM154mil in FY24 and NPI rising 6% to RM154.9mil from RM146.1mil. In contrast, revenue from Australia and Japan fell 4.1% and 2.1% year-on-year to RM358.6mil and RM26.6mil respectively, with NPI dropping 3% to RM116.1mil in Australia and 11.4% to RM21.1mil in Japan. The lower NPI from its Japanese assets was due to repair and maintenance works, YTL-REIT explained. For the fourth quarter ended June 30, 2025 (4Q25), YTL-REIT's topline dipped about 2.4% to RM127.03mil from the RM130.19mil in the previous corresponding quarter. NPI for the quarter under review fell 2.8% to RM63.97mil from RM65.78mil in 4Q24. YTL-REIT declared a final income distribution of 4.8372 sen per unit for the second half of FY25, bringing the total to 7.75 sen — representing a 100.4% payout ratio. This was slightly lower than the 8.27 sen distributed in FY24, which had a 95% payout ratio. Earnings per unit fell to 8.72 sen in FY25 from 10.44 sen in the previous financial year. On a brighter note, the REIT said it recorded a RM124mil revaluation surplus in May 2025, lifting the value of its investment properties to RM5.06bil from RM4.94bil. Net asset value per unit, however, declined 1.3% to RM1.725 as at end-June, from RM1.746 a year earlier. As at June 30, YTL-REIT managed a portfolio of 4,915 rooms across Malaysia, Australia and Japan. Properties in Malaysia and Japan remain under master lease agreements, while its three Marriott-branded hotels in Australia recorded a stable average occupancy rate of 82.9% in FY25, compared with 82.5% in FY24. Its total borrowings stood at RM2.33bil, with a gearing ratio of 42.8% and an interest cover of 2.1 times. The group has a total asset value of RM5.44bil and the group said it has an estimated debt headroom of RM621mil for potential acquisitions.

Axis REIT Shares Up In Early Trade With Stronger 2Q Earnings

At 10.37 am, the counter rose two sen to RM1.99 with a total of 568,400 shares traded. In a filing with Bursa Malaysia yesterday, Axis-REIT posted a higher net profit of RM46.95 million in the 2Q 2025 compared with RM38.95 million in the same period last year. Revenue also increased to RM90.25 million in 2Q 2025 from RM76.53 million a year ago. bootstrap slideshow Kenanga Investment Bank Bhd said in a note today that it does not expect the group to continue acquiring assets in the 2025 financial year (FY2025) as aggressively as in FY2024, given that industrial assets are currently experiencing yield compressions due to landlords raising asset prices at a pace faster than the rate of rental reversions. 'The group will likely see double-digit growth in FY2025 from the accretive asset acquisitions in FY2024 and FY2025. Land acquisition in Melaka is yield-accretive for Hektar-REIT
PETALING JAYA: The proposed acquisition of a RM40mil land in Melaka by Hektar Real Estate Investment Trust (Hektar-REIT) as part of a 30-year leaseback deal is yield-accretive in nature and comes with an attractive valuation. Hong Leong Investment Bank (HLIB) Research is positive on the deal, adding that the triple net lease arrangement significantly de-risks the investment by transferring property expenses directly to the tenant. Last Friday, Hektar-REIT announced a related-party transaction to purchase 41.8 acres of leasehold land from KYS College. The acquisition is expected to be completed by the fourth quarter of financial year 2025 (4Q25). The land in Mukim Durian Tunggal, District of Alor Gajah will be leased to KYSA Education Sdn Bhd, the operator of Kolej Yayasan Saad Melaka (KYSM), via a 30-year triple net lease. It featured a 10% rental escalation every three years and an option for a further 30-year extension, potentially continuing until the leasehold expiry. To recap, in July 2024, Hektar-REIT completed the acquisition of KYSM for RM148.5mil, making it the first educational asset in Hektar-REIT's portfolio. The RM40mil acquisition announced last Friday would be financed via a mix of 60% debt (RM24mil) and 40% internal funds (RM16mil), which is set to raise gearing to 42.7% from 41.8%. 'Baking in an estimated 1% manager's fee for FY26, and assuming a 4.93% borrowing cost, this acquisition is poised to lift net profit by 2% and 3.4% in FY26 and FY27 respectively,' according to HLIB Research. On the valuation, HLIB Research said the land purchase accounted for 2.8% of Hektar-REIT's total asset value as of 1Q25. 'It has an initial net property income (NPI) yield of 5.3%, which is higher than the REIT's forecast FY26 portfolio NPI yield of 4.9%. 'Furthermore, the acquisition's implied valuation of RM22 per sq ft is notably below this year's median land transaction price of RM28 per sq ft, indicating a 21% discount,' stated the research house. HLIB Research has maintained its 'hold' call on Hektar-REIT, but raised its target price to 46 sen per unit. The higher target price was on the back of a rolled-over FY26 distribution per unit at a 7.7% yield. This stemmed from a lower 10-year Malaysian Government Securities (MGS) assumption of 3.7% (from 4%), following a 25-basis-point overnight policy rate cut, and is derived from 0.25 standard deviation above the five-year historical average yield spread between Hektar-REIT and the 10-year MGS yield. 'Beyond the financial metrics, this acquisition is strategically beneficial as it diversifies Hektar-REIT's portfolio away from its traditional retail focus and into the education segment,' added HLIB Research.
