PETALING JAYA: Foreign interest in data centre investments in Malaysia remains strong, which will result in industrial property continuing to be a major investment theme, says RHB Research.
The research house said interest in industrial property would also be driven by the prolonged US-China trade war.
'The performance of the property sector has been rather flat in the first two months of this year, given the market volatility arising from global concerns over US trade policies and the more recent geopolitical tensions in the Middle East.
'However, the fundamental demand for property has not changed significantly, in our view.
'The prolonged US-China trade war should continue to encourage investments into South-East Asia, and DayOne Data Centers Singapore Pte Ltd recently secured RM15bilin new debt funding for its data centre operations in Malaysia. This indicates the industrial segment should continue to drive the growth of the sector,' the research house added.
Headquartered in Singapore, DayOne is a global leader in digital infrastructure, with a growing footprint across tier-one and emerging markets, including Singapore, Johor, Batam in Indonesia, Greater Bangkok, Hong Kong, Tokyo and beyond.
The research house said it also expects the impact of the expanded sales and service tax (SST) to be manageable for the property segment.
'The exemption of the SST for serviced apartments built on commercial titles is a relief for industry players. The government recently clarified that this segment is now exempted from the SST, as long as the units are intended for residential use and fall under the purview of the Housing Development Act.
'In addition, essential construction materials such as cement, aggregate and sand are still subjected to a 0% tax. As such, only part of the construction component will be subject to the 6% tax, and this will only affect the industrial and commercial property segments,' RHB Research added.

WORLD By Rosemarie Khoo Mohd Sani KUALA LUMPUR, Aug 16 (Bernama) -- The Malaysian rubber market is expected to experience a mixed trend next week, as volatility in global commodity and financial markets continues to influence regional rubber futures, said the Malaysian Rubber Glove Manufacturers Association (MARGMA). The association said key factors likely to drive the market include the latest United States (US) tariffs, the ringgit-US dollar exchange rate, and fluctuations in benchmark crude oil prices. 'MARGMA believes the tariffs could signal a slowing US economy, as they are expected to drive up the cost of imported raw materials. 'Additionally, heightened speculation regarding the appointment of the next US Federal Reserve chair is expected to contribute to market uncertainty,' it told Bernama. The association added that developments related to US trade tariffs and interest rate policies, as well as geopolitical tensions in the Middle East, would closely be monitored by traders. On the supply side, MARGMA said heavy rains anticipated in major rubber-producing countries, particularly Thailand, could disrupt supply. In Malaysia, natural rubber production rose 5.9 per cent month-on-month in June 2025, indicating healthy production capacity. It noted that the 90-day extension of the tariff pause between the US and China, together with China's 7.2 per cent export surge in July and growth in its services sector, could lend support to demand.

KUALA LUMPUR, Aug 16 (Bernama) -- The gold futures contract on Bursa Malaysia Derivatives is expected to see cautious trading next week, influenced by external developments and US COMEX performance. Investors are likely to stay on the sidelines ahead of the release of the United States Federal Open Market Committee (FOMC) meeting minutes on Aug 20, amid ongoing weakness in the greenback. On a weekly basis, the spot-month August 2025 contract decreased to US$3,344.10 per troy ounce on Friday from US$3,415.80 a week earlier, the September 2025 contract improved to US$3,349.50 per troy ounce from US$3,421.50 previously, while October 2025 weakened to US$3,378.90 per troy ounce from US$3,451.50, and November 2025 slipped to US$3,395.70 per troy ounce from US$3,468.90.

(Photo by Drew ANGERER / AFP) JOINT BASE ELMENDORF-RICHARDSON, Alaska: US President Donald Trump said he and Vladimir Putin didn't reach a deal to end Russia's war in Ukraine after meeting on Friday - despite Putin saying they had come to "an understanding" - as the two leaders offered scant details on what was discussed while heaping praise on each other. In brief remarks as they shared a stage after meeting for about 2 ½ hours in Alaska, Putin said he and Trump had reached an "understanding" on Ukraine and warned Europe not to "torpedo the nascent progress." But Trump then said, "There's no deal until there's a deal" and said he planned to speak with Ukrainian President Volodymyr Zelenskyy and European leaders soon, to brief them on the discussions. "We had an extremely productive meeting, and many points were agreed to," Trump said. "And there are just a very few that are left. Some are not that significant. One is probably the most significant, but we have a very good chance of getting there." He continued: "We didn't get there." The high-profile summit ended without a deal to end, or even pause, the brutal conflict - the largest land war in Europe since 1945 - which has raged for more than three years. The two were expected to hold a joint news conference but instead took turns giving brief remarks. Putin went first and then Trump, but both left without taking questions. Just getting back to the US for the first time in a decade was a win for Putin, whom the US and much of the world had long been attempting to isolate. Agreeing to come to Alaska to meet with Trump also stalled economic sanctions that Trump had promised unless Moscow worked harder to bring fighting to a close. The outcome could also benefit Russia's leader since Friday may simply lead to more meetings in the future. Russia's forces are making fair progress on the battlefield, and more discussions with Trump gives them more time to keep that up while avoiding sanctions. Putin thanked Trump for the "friendly" tone of their conversation and said Russia and the United States should "turn the page and go back to cooperation." He praised Trump as someone who "has a clear idea of what he wants to achieve and sincerely cares about the prosperity of his country, and at the same time shows understanding that Russia has its own national interests." "I expect that today's agreements will become a reference point not only for solving the Ukrainian problem, but will also mark the beginning of the restoration of businesslike, pragmatic relations between Russia and the US," Putin said. Trump ended his remarks by thanking Putin and saying, "we'll speak to you very soon and probably see you again very soon." When Putin smiled and offered, "next time in Moscow," Trump said "that's an interesting one" and said he might face criticism but "I could see it possibly happening." - AP
