New homes for 23 Penang families after 10-year wait
Penang chief minister Chow Kon Yeow looking at a model of the houses to be built under the Rumah MutiaraKu development scheme. (Bernama pic) NIBONG TEBAL : Twenty-three families at Ladang Sungai Kechil who had been facing eviction have received good news: the state government will provide them with homes under the Rumah MutiaraKu (RMKu) development project. Chief minister Chow Kon Yeow said each family would be given a free replacement house, while three temples would be rebuilt on the original sites. He said the land acquisition process for 2.49ha was completed last year under Sections 4 and 8 of the Land Acquisition Act 1960, following an agreement with the landowner as a long-term solution for the residents. Each family will receive a single-storey terraced house measuring 750 sq ft with three bedrooms and two bathrooms, and parking space in front. 'A company has been selected to develop this project. It must first submit a planning permission plan. If approved soon, we expect construction to begin early next year,' he said. Earlier, Chow witnessed the signing ceremony of the joint development agreement for the RMKu housing development project between Penang State Housing Board chief business officer Fakhurrazi Ibnu Omar and Sierra Residences (M) Sdn Bhd director Khoek Su Kiang. At the ceremony, there was also a handover of offer letters to the buyers of RMKu's Residensi Rambai Indah and Harbour View Residence projects. Chow said the project involved the construction of 85 houses to be implemented in phases. However, the priority will be to first complete 23 units to be handed over to the residents, while the remaining 62 houses will be offered for sale to interested parties. He said the residents need not relocate during construction because there is sufficient land available as a 'buffer', and they can move into their new homes once they are completed. One of the residents, V Thangaraja, expressed joy that the land dispute had finally been resolved after 10 years. 'Before this, we didn't know where to go as our predecessors had lived in the settlement for over 100 years since the time of our grandparents,' said Thangaraja, adding that they were estate workers.

Appellate court affirms Petaling land office unlawfully forfeited developer's land
The Court of Appeal ruled that the Petaling land office had failed to compensate the property developer for the acquisition of a plot of land in Petaling Jaya, Selangor. PUTRAJAYA : The Court of Appeal has affirmed a High Court ruling that the Petaling land office had unlawfully forfeited a plot of land from a property developer. Justice Azimah Omar said the land office failed to compensate SEA Housing Corporation Sdn Bhd for the acquisition of the 2,043.8 sq m plot of land in Petaling Jaya, Selangor, and that it had withheld evidence. Justices Nazlan Ghazali and Faizah Jamaludin also sat on the panel. In dismissing the land office's appeal, the court ordered the developer to be paid RM35,000 in costs. On April 11, 2023, High Court judge K Muniandy held that the forfeiture of the land was unlawful. Muniandy also said the land office's conduct amounted to denying the developer's constitutional right to property. SEA Housing Corporation had in 2016 discovered that it was the registered proprietor of Lot 8914 when there was a demand for outstanding arrears to be settled. The company then sought clarification from the land office and the matter was referred to the land office's technical division. Upon examination of the drawings of Lot 8914, SEA Housing Corporation was informed that the said lot did not exist as it had overlapped with an adjacent lot. This was supported by a report signed by an officer in the land office. However, sometime in August 2018, SEA Housing Corporation discovered that Lot 8914 did not overlap with the adjacent lot and was in fact a separate plot of land by itself. It also discovered that the state authority, through the land office, had forfeited Lot 8914 as a result of the developer's purported failure to pay the quit rent arrears. In December 2018, the developer submitted a petition under the National Land Code to annul the forfeiture of Lot 8914. However, the land office failed to undertake its statutory duties to hear the petition on grounds that it was filed out of time, resulting in a suit being filed in the High Court. The High Court allowed the appeal and ordered the petition to be reheard by the land office. The land office, however, informed the developer's lawyers that the petition had been dismissed and Lot 8914 would be made a public road and reserved for public purposes. SEA Housing Corporation filed a suit in February 2022 seeking various declaratory reliefs and consequential orders arising from the unlawful forfeiture. Assistant state legal advisers Khairuddin Idris and Siti Radziah Kamarudin represented the land office while lawyers Lim Kien Huat and Bryan Ching appeared for the developer.

Register for MyDigital ID to ensure access to JPJ, police apps, M'sians told
MyDigital ID is a national digital identification initiative aimed at providing a secure and authenticated method for verifying identities online. (Bernama pic) PETALING JAYA : Malaysians have been urged to register for MyDigital ID to ensure easy access to two main government platforms once the single login method is fully enforced. MyDigital ID CEO Nik Hisham Nik Ibrahim said the platforms, MyJPJ and MyBayar PDRM, had been integrated with MyDigital ID, where users can still choose to log in with their existing passwords or IDs. However, once the single login method is rolled out, users will be required to log in exclusively with MyDigital ID in order to access these services. Nik Hisham said the existing login method would continue to be used for foreigners. 'MyDigital ID as a single login method promises a new era of digital identity verification that is simpler, safer, and more transparent. 'We are committed to ensuring that every user enjoys maximum convenience with the highest level of security, while accelerating the nation's digital transformation in an inclusive and resilient manner,' he said in a statement. Last month, it was reported that the government was considering introducing a law to regulate and boost the MyDigital ID system, to tackle scepticism surrounding the initiative. Federal territories minister Dr Zaliha Mustafa said the current voluntary registration model for the digital ID system was a limitation that the government was looking to address. MyDigital ID is a national digital identification initiative developed in 2016, aimed at providing a secure and authenticated method for verifying identities online. The system is intended for use across both public and private sectors to verify user identities during online transactions.
