Forbes Reveals Most Impactful Real Estate Leaders in 2025

The leaders of the most influential real estate companies in the Middle East, featured on the Forbes 2025 list, play a pivotal role in establishing the region as one of the leading drivers of the global real estate market.
The sector recorded strong performance in 2024, reflected in remarkable growth, record investment deals, and increased investor confidence. This year's list includes the top 100 developers and decision-makers working to transform the real estate landscape in the Middle East and North Africa.
Forbes research team ranked these leaders on this year's list based on a set of criteria, including the number of years of experience for each leader, the value of completed and ongoing projects, the company's financial position in terms of total assets and revenues when available, in addition to the value or area of ​​the land portfolio and the number of real estate units owned.
The UAE dominates the "Most Impactful Real Estate Leaders in the Middle East 2025" list with 42 company leaders, followed by Saudi Arabia with 21 leaders, and Egypt with 16 leaders.
Hussain Sajwani
Topping this year's ranking is Hussain Sajwani, founder and chairman of Damac Properties. In February 2025, Damac announced the pricing and settlement of its $750 million, 3.5-year unsecured sukuk, issued under the Reg S framework, its largest issuance to date.
Sajwani's wealth saw a significant jump, rising from $5.1 billion in March 2024 to $10.2 billion in March 2025.
Mohamed Alabbar
Second on the list is Mohamed Alabbar, founder and managing director of Emaar Properties, followed by Talal Al Dhiyebi, CEO of Aldar Properties. The dominance of the three UAE leaders in the top spots reflects the country's established position as a leading real estate hub in the region.
In addition to Hussain Sajwani, this year's list includes four other billionaires, according to the Forbes Billionaires list released in March 2025. They are: Mohamed Alabbar, with an estimated net worth of $2.3 billion; PNC Menon, founder of the Sobha Group, with an estimated net worth of $4.3 billion; Kabir Mulchandani, founder and executive chairman of Five Holdings, with an estimated net worth of $2.2 billion; and Yassin Mansour, chairman and group CEO of Palm Hills Developments, with a net worth of $1.2 billion.
The five billionaires on the list have a combined net worth of $19.3 billion.
Hisham Talaat Moustafa
Egypt's Hisham Talaat Moustafa came fourth on the list with for over 40 years experience in the realestate sector. In 2024, the group succeeded in nearly tripling its real estate sales, reaching $10 billion, after selling more than 29,000 units, thanks to the launch of the Banan project in Saudi Arabia and the South Med project on Egypt's North Coast. The group also completed its acquisition of Legacy Hotels and Tourism Projects, which owns seven historic hotels in Egypt, bringing its total number of hotel rooms to 5,000. As a result, hospitality sector revenues jumped by 225%, reaching $255 million in 2024.
As of March 2025, the group's total land area reached 107 million square meters.
The list covers a diverse range of companies, from established institutions to ambitious startups. Bahraini company Kanoo Real Estate, led by CEO Mohammed Abdulelah Al Kooheji, is the oldest real estate developer on the list, having been established in 1890. The newest company on the list is the UAE-based One Real Estate Development, founded by Chairman Ali Al-Jubaili in 2024.
In an effort to foster dialogue on the future of the real estate sector, Forbes Middle East will hold "Building the Future" Summit in Abu Dhabi on May 26 and 27, 2025, before launching the inaugural edition in Tripoli on May 29 and 30.

S&P Global Ratings upgraded its long-term issuer credit rating to BBB+ from BBB, with a stable outlook, while Moody's upgraded Emaar's long-term issuer rating to Baa1 from Baa2, also with a stable outlook. These upgrades reflect Emaar's robust financial fundamentals, consistent performance, and sound strategic direction. The same S&P and Moody's rating upgrade has been applied to Emaar's senior unsecured debt. Strong Financial Position and Strategic Execution: As of March 2025, Emaar reported a revenue backlog of approximately AED 127 billion (US$ 34.6 billion), providing strong revenue and cash flow visibility through 2028. The company's recurring income portfolio continues to expand, supported by disciplined execution, resilient operations, and diversified income streams. S&P's upgrade was driven by Emaar's record-high backlog of AED 110 billion (US$ 29.9 billion) as of December 2024, and healthy presales in the UAE of AED 65.4 billion (US$ 17.8 billion) during 2024, alongside a net cash position, low leverage, and strong adjusted EBITDA margins. Moody's highlighted significant reduction in adjusted debt of Emaar from 2020 to March 2025 and the drop in debt to equity ratio over the same period. Commenting on the announcements, Mohamed Alabbar, Founder of Emaar, said: 'We are proud to receive this recognition from both S&P and Moody's, which underscores the strength of our strategy, the quality of our assets, and the discipline we maintain in financial management. Liquidity and Resilience: Emaar reported an interest coverage ratio of approximately 24 times for the twelve months ending March 2025 and holds AED 25.4 billion (US$ 6.9 billion) in cash (excluding escrow balances), along with AED 7.4 billion (US$ 2 billion) in undrawn committed credit facilities, providing ample liquidity and financial flexibility. S&P noted that Emaar's strong mall, hospitality, and entertainment operations, in addition to the resilience of its real estate development business, contributed to the rating action. Dubai Mall, for instance, recorded over 111 million visitors in 2024, with overall mall portfolio occupancy of 98.5%, showcasing the strength of Emaar's recurring income-generating assets. Outlook: Both agencies issued a stable outlook, reflecting their expectation that Emaar will maintain solid credit metrics, strong liquidity, and continued operational performance. These dual upgrades reinforce Emaar's reputation as a leading player in the global real estate sector, anchored in a dynamic and fast-growing market. Egypt's Talaat Moustafa Group eyes expansion in North Coast, Gulf, North Africa

Talaat Moustafa Group (TMG) is exploring new expansion opportunities on Egypt's North Coast, in the Gulf region, and across North Africa, the company has indicated, following a period of strong sales growth. The Egyptian property developer reported record sales exceeding EGP 504bn (approximately $10bn) in 2024, building on a compound annual growth rate (CAGR) of 70% in value since 2017. In the first quarter of 2025, TMG announced a 25% year-on-year sales increase to EGP 77bn, up from EGP 62bn in the same period of 2024. This growth was achieved despite no new real estate projects being launched during the first quarter of the current year. TMG Holding aims to sustain total sales for the 2025 fiscal year at levels similar to its 2024 performance. This target is expected to be supported by new project launches anticipated by year-end, including the mixed-use Sharm El Sheikh Bay development in the city of Sharm El Sheikh. Earlier, at the beginning of May 2025, the group launched the second phase of its South Med project. The initial launch in 2024 saw over EGP 70bn in reservations secured on the first business day. Consequently, TMG's total sales year-to-date have surpassed EGP 160bn, representing a growth rate of 125%. Talaat Moustafa Group said its acquisition of seven prominent historic hotels in Egypt, which added over 2,500 rooms to its hotel portfolio, has fortified a stable and predictable revenue stream in foreign currencies. TMG reported continued growth in revenues from recurring income activities during the first quarter of 2025, with total hotel revenues increasing by 50% to reach EGP 3.5bn in this period. Income from hotel operations and other recurring activities totalled EGP 5.6bn in the quarter, a 70% growth rate, and these revenues constituted approximately 60% of the group's total consolidated revenues during this period. In terms of land bank expansion, Talaat Moustafa Group stated it is in advanced negotiations for a large-scale, mixed-use project in Iraq, covering approximately 14 million square metres. This follows land bank and project expansions undertaken in 2024, which included the group's entry into the Saudi Arabian market through an agreement for the Banan project (10 million square metres), in addition to the South Med project on Egypt's North Coast (23 million square metres). Furthermore, the company is actively exploring expansion opportunities in Gulf Cooperation Council (GCC) countries and the broader Middle East and North Africa (MENA) region, with initiatives aimed at enhancing TMG's profitability and generating cash flows in hard currencies. Talaat Moustafa Group is also preparing for new growth opportunities on Egypt's North Coast. This strategy builds on the performance of its 'South Med' project and is supported by the opening of new destinations in the area, such as the recently inaugurated Ras El Hekma project.
