The Robert Hamilton, a former Wetherspoons in Airdrie, is now on the market for a fixed price of £210,000.
The pub, which though currently vacant has a 'substantial' trading area over two floors as well as an outdoor seating area, had previously been listed as 'under offer' by agents Christie and Co at an asking price of £300,000.
The price cut means the pub is on the market for less than the price of a two-bed flat in Glasgow, with such flats in the Shawlands and Dennistoun areas currently on sale for offers over £220,000.
Agents Christie and Co said that the Airdrie pub, which is in the town's centre, had potential for redevelopment for residential use subject to planning consent.
As well as the ground and first floor sales areas, which include a fully fitted commercial kitchen, the pub's second floor has staff accommodation, storage, and a plant room.
Christie and Co first listed The Robert Hamilton for sale in August 2023.
The agency said of the pub: 'This property is situated in a prime location in the city centre of Airdrie and within easy walking distance of the main train station.
'The building is currently vacant and previously traded as a public house with a food offering.
'There is scope for residential development due to its size and location, this would require planning consent.'
They added: 'The business was well known within the community and used by the locals and visitors to the town.
'The property previously traded as a successful Wetherspoons and recently under an independent owner, however, we are confident that the site has the potential to cater for many concepts going forward.
'Gross internal area of around 8217sq.ft and could therefore be developed for other use.
"The property benefits from a Premises Licence permitting the sale of alcohol until midnight Sunday to Thursday and 1.00am Friday to Saturday"

This British pub company with hundreds of sites across the UK first launched in north London in 1979. ‌ It is known for offering cheap classic pub food and drinks making it a go-to spot for many when looking for a quick and easy meal. Prices vary by location and the items ordered but the chain is generally famous for its low costs. A foodie called Jimmy Howard ventured to one of the cheapest Wetherspoons locations to see what he could get for £5. He ate at The High Main in Newcastle where he got the All Day Brunch and a glass of Pepsi for just £5.15. ‌ Sharing his experience on TikTok, Jimmy said: 'Honestly, in this economy you really can't complain.' He firstly tucked into a sausage and pleasantly observed that it looked 'surprisingly thick' but he felt it needed some seasoning. ‌ The foodie found it 'nice and meaty' and overall 'pretty decent' so he gave it a 6 out of 10 rating. Next he tried the fried egg and added: 'I'm not gonna lie, the first thing I noticed was the egg was really slippery but when I did actually get a mouthful once again this thing was really unseasoned, kind of cold as well.' Jimmy scored the egg a 4.5 out of 10 before washing it down with the Pepsi. He remarked: 'I really don't know what it is about Pepsi and pubs but it absolutely slaps, this thing's getting a 10 out of 10.' ‌ After quenching his thirst he carried on eating his meal and sampled the bacon. Jimmy found it was 'actually decently crispy' compared to other eateries he has tried in the UK that serve bacon. He gave it a rating of 8 out of 10 and then tasted the chips. Jimmy was happy with the portion size and thought the chips were 'nice and fluffy' so he scored them a 7 out of 10. ‌ The last item on the foodie's plate was the baked beans but he was disappointed that they were 'lukewarm'. Despite this, he recommended the Newcastle pub if you have £5 and want a 'good lunch'. Jimmy rated The High Main a generous 10 out of 10. His TikTok video has garnered 188,200 views, more than 7,000 likes and nearly 100 comments, up to now. ‌ Several users hit back at his complaint that some of the food needed seasoning. One pointed out: 'In England, we have a thing called salt and pepper, it's normally on your table so you can put it on your own food.' Another said: 'In fairness they have salt and pepper at Spoons for patrons to use as and when.' A third chimed in: 'There's literally salt, pepper, vinegar and sauces at every Wetherspoons for seasoning.' Others commented on the price with remarks, including 'didn't realise it was that cheap' and 'great price".

Despite these hurdles, Wetherspoon is "pushing ahead and investing in the future," with plans to open 30 new pubs next year and invest in gardens and staff spaces as the chain continues to thrive. While the exact locations haven't been revealed yet, these new sites add to several openings announced earlier this year, including one on the former grounds of The London Dungeon. The Sun Wharf on Tooley Street, London Bridge is due to open on September 2. The posh London neighbourhood of Fulham has also welcomed a new Spoons located in the old West London tube station. Fans will be treated to three more openings this year, including a branch in Warwickshire which will open on July 29. Two more sites are also due to open in Paddington and Beaconsfield. Alongside expanding its estate, the chain has also been selling some of its smaller, older pubs. The chain runs 794 pubs in the UK and Ireland. The Wetherspoon boss confirmed he remains "very keen" on the idea of opening pubs overseas through the company's rapidly growing franchise business. The pub giant already operates a few franchised pubs on university campuses and seven pubs within Haven Holiday parks. Sir Tim added that he is "open to anything," including launching pubs in airports and campsites.
