Scottish forest set in ‘breathtaking scenery' for sale

Landfor Chartered Land and Forestry Agency said: "Coille Ruadh West is located at the northwestern end of the expansive Strathoykel Forest complex, which spans over 1,300 hectares of commercial forestry amidst the breathtaking scenery of Sutherland in the Scottish Highlands.
"Renowned for its wild and dramatic scenery, the area provides excellent opportunities for fishing and deer stalking. It also benefits from a well-developed road network connecting the east and west coasts of northern Scotland, including the North Coast 500 route."
A popular village is less than seven miles away (Image: Landfor) The agent also said: "Lairg offers local amenities and accommodation, while the towns of Dornoch, Tain, and the City of Inverness, 58 miles to the south, provide further services and facilities."

Landfor continued: "The forest was established on former hill ground overlooking the River Oykel and forms part of the wider Strathoykel Forest Complex. Planted over four years between 1985 and 1988, the forest comprises a crop of productive Sitka spruce in a self-thinning mix with Lodgepole pine. The soils, predominantly peaty gleys and peaty podzols, are well-suited to commercial forestry, as evidenced by the good growth rates of the conifer crops. Yield classes of the crop are estimated to reach up to 20 in the more fertile areas.
It has an internal quarry. (Image: Landfor) "The timber crop is now reaching maturity and parts could be considered for harvesting within the next five years, providing a purchaser with tax-free income or the opportunity to allow further growth to increase the harvestable timber volume.
'The forest's commercial appeal is enhanced by the picturesque Allt an Ruadh burn, which flows north through the woodland's open ground. These well-designed areas of open ground not only add aesthetic and amenity value but also offer excellent opportunities for woodland deer stalking with the forest home to Red, Sika, and Roe deer, making it a prime location for this activity."
The forest freehold is on the market at offers over £900,000.

Scottish forest in ‘picturesque' location goes on market

Landfor Chartered Land and Forestry Agency is handling the sale of Polvinister Wood, which overlooks Oban. The site has permission for homes. (Image: Landfor) The agent said: 'Polvinister is a highly desirable and productive second rotation conifer woodland, set in a picturesque location with views of the surrounding landscape. 'Following the felling of the first rotation, the woodland was restocked in 2018 with improved Sitka spruce, complemented by well-designed pockets of mixed broadleaves and mixed conifers. The region's mild, moisture-rich climate, strongly influenced by the Gulf Stream, combined with its fertile, well-drained soils, provides optimal conditions for commercial timber production. 'These factors have combined to create excellent growth rates, with the yield class of Sitka spruce estimated at 20 and above. An incoming purchaser has the flexibility to allow the crop to mature to felling age or, alternatively, benefit from a period of thinning, generating tax-free timber income.' READ MORE: 'Polvinister also benefits from planning permission in principle for three residential house sites, strategically positioned around the reservoir to benefit from the spectacular views and peaceful surroundings the woodland enjoys. 'It is anticipated that a private water supply, utilising the reservoir or boreholes, and a private sustainable drainage system will be created for each house site. 'An electricity supply will also be required to be extended from the southern boundary of the woodland. The property enjoys an elevated position that offers exceptional views across Oban Harbour and towards the Isle of Mull.' The freehold is marketed at offers over £650,000.

Liverpool sign defender Giovanni Leoni from Parma

The highly-rated Italy Under-19 international will cost an initial £26million plus add-ons and will go straight into Arne Slot's squad to fill a gap which has seen the head coach operate in pre-season with just two fit centre-backs after selling Jarell Quansah to Bayer Leverkusen. His signing is subject to international clearance and a work permit but he will be at Anfield for the Premier League opener against Bournemouth. In 2023, after making his debut for Padova, Leoni said he was 'inspired' by Virgil van Dijk and now he has a chance to learn from the Liverpool captain at close quarters. Ibrahima Konate is Van Dijk's established partner but Leoni will be vying with Joe Gomez, Liverpool's longest-serving current player who has only just returned from injury, to challenge the France international. 'Because it's one of the best clubs in the world it's not possible to say no to this club,' he told 'I'm very happy to be here. It's a really great sensation and I'm honoured to be here. 'I'm so honoured. I was very happy (about Liverpool being interested). When I saw this I said, 'Wow, this is crazy.'.' Giovanni Leoni is a Red. — Liverpool FC (@LFC) August 15, 2025 Liverpool also remain interested in Crystal Palace's Marc Guehi, although discussions have stalled over a fee for a player in the final year of his contract. Despite a significant outlay on eight players Liverpool have recouped almost £200m in sales following the departures of Luis Diaz, Darwin Nunez, Trent Alexander-Arnold, Jarell Quansah, Caoihmhin Kelleher, Tyler Morton and Nat Phillips.
