In yet another move to rationalise tolling on national highways (NHs), the road transport ministry has proposed to halve the toll during the expansion of 10-metre-wide two-lane highways with paved shoulders to four-lane highways. This has been proposed since commuters don't get the desired service while construction work is underway on such stretches, with the highway width available for use being reduced. At present, the user fee for such stretches is 60% of the normal toll for NHs, even during expansion phase, as they are narrow highways without dividers. If the proposal goes through and gets the green signal from the finance ministry, the user fee will go down to only 30% of normal toll during the construction phase. In the case of widening of four-lane highways to six lanes or expansion of six-lane highways to eight lanes, the chargeable toll is capped at 75% of the normal rate during the construction phase. This is also because commuters don't get the desired service while work is underway on such stretches. This has also been a major issue, with there even being instances of courts taking note of the anomaly. The proposal to give relief to commuters using two-lane NHs with paved shoulders gains importance considering road transport minister Nitin Gadkari has announced a plan to convert 25,000 km of two-lane highways into four-lane highways with an investment of Rs 10 lakh crore in the next two years. The govt will focus over the next decade on the expansion of two-lane and two-lane with paved shoulders NH stretches, as nearly 80,000 km out of total 1.46-lakh-km length of NHs fall under this category. Earlier, to provide relief to commuters, govt had announced the Rs-3,000 annual toll pass scheme, which will allow private vehicles to cross 200 toll plazas annually. More recently, it notified a new rule to reduce the toll rate by up to 50% for structures such as bridges, tunnels, flyovers and elevated sections on highways, which will benefit commercial and heavy vehicles, particularly on sections that have more such structures.

Office space leasing in India's eight major cities reached 48.9 million square feet in the first half of 2025—marking the highest-ever volume for a six-month period. This rise was primarily fuelled by steady demand from Global Capability Centres (GCCs), renewed interest in third-party IT services, and the growing popularity of flexible workspaces, according to data from Knight Frank India. Grade A offices remain a priority Large companies have been focusing on acquiring high-quality, future-ready Grade A office spaces to support their long-term plans. Bengaluru led the leasing activity, followed by Delhi-NCR and Pune. As demand continues to surpass new supply, vacancy rates have been falling, and rental prices have risen in key markets. This trend reflects strong occupier confidence and suggests that India's commercial office sector is poised for further growth in the latter half of the year. Bengaluru leads with record absorption Bengaluru recorded its highest-ever leasing for a half-year period, absorbing 18.2 million square feet of space. The majority of this—55 per cent—was taken up by GCCs. Notably, 46 per cent of the area leased was through pre-commitments, reflecting robust demand for ready-to-use office spaces and a push from tenants to secure future inventory early. Mixed performance across other metros Only Mumbai and Ahmedabad saw a decline in office leasing volumes in the first half of 2025, largely due to a high base in the previous year. In Mumbai, leasing dropped by 5 per cent to 5.5 million square feet, while Ahmedabad recorded a 51 per cent fall, leasing just 0.8 million square feet between January and June. In contrast, Pune reported a 17 per cent increase, reaching 5.1 million square feet. Delhi-NCR registered a 27.5 per cent growth, touching 7.2 million square feet. Hyderabad followed with a 16 per cent rise to 5.9 million square feet. Chennai saw a notable surge of 68 per cent, also reaching 5.1 million square feet. New completions slow amid developer focus shift New office space completions were recorded at 20.1 million square feet during the first half of 2025, reflecting a 20 per cent drop compared to the same period last year. Developers are gradually shifting their focus back to commercial projects after an extended period of attention on residential developments.

File photo: Finance minister Nirmala Sitharaman NEW DELHI: India's Global Capability Centres (GCCs) could add up to $200 billion to the economy and generate thousands of jobs by 2030, FM Nirmala Sitharaman said as she promised government support to power growth of GCCs. FM emphasised how the government has been working on reducing approval timelines, enhancing tax certainty including on Advance Pricing Agreements and integrating administrative support across ministries. Sitharaman backed greater investment in Tier 2 and Tier 3 cities and showcased models such as the GIFT City as examples of regulatory facilitation. "India must not lose this opportunity," she said. FM said the sector has grown at a CAGR of 11 per cent over the last five years, stating that one new GCC was being established every week in 2024. While speaking at the CII-GCC Business Summit, she noted that nearly 50 per cent of Fortune 500 companies now have their GCCs in India as operating costs in India are 30-50 per cent lower compared to the UK, the US, and Australia. "There are about 1,800 GCCs currently operational in India, employing 2.16 million professionals.
