
Strata management bodies welcome proposed property law
STRATA management bodies in Selangor have welcomed a proposed new law aimed at tackling long-standing issues concerning poor property and building management.
During his keynote address at the International Strata Symposium last month, Housing and Local Government Minister Nga Kor Ming said the government was mulling such a law.
Pandan Heights management corporation chairman Haresh Vikram Vijayakumar told StarMetro that a new law was necessary to help strata management bodies address the operational and legal challenges in maintaining buildings efficiently.
'A well-designed law could enhance governance, increase transparency and streamline dispute resolution processes, especially in dealing with delinquent owners, unlicensed contractors, and enforcement issues,' he said.
Haresh says the government must improve the efficiency of the Commissioner of Buildings.
Permata Residence joint management body chairman Tan Kuan Kit said a new law could ensure strata properties were well managed and protected.
'It will also send a message to unqualified property management companies that they are now on the government's radar,' he said.
Haresh said the shortage of capable and licensed property management firms caused problems for management bodies, especially those located in non-prime areas.
'They are sometimes forced to settle for inexperienced or unlicensed firms, which opens the door to mismanagement.
'The process of appointing licensed property managers is also quite tedious as it involves issuing tenders, conducting multiple rounds of interviews, background checks, and striking a balance between costs and quality of work.
'Though transparency is key, practicality is also important.
Tan says a new law can ensure strata properties are well-managed.
'Often, we face difficulties verifying the firms' track records due to the lack of accessible and centralised data on their performance,' said Haresh.
It has been previously reported that there were currently only 594 licensed firms serving some 26,334 strata schemes or 2.9 million units of strata properties in Malaysia.
Besides legislations, Haresh also urged the government to introduce more training programmes to leverage the capacity of the members of strata management bodies.
'The government should also improve the efficiency of the Commissioner of Buildings.
'Digitalising submissions and complaint management systems could also streamline processes and increase transparency,' he suggested.
Tan urged the government to strengthen as well the enforcement on maintenance fee payment.
'It should be made a must for owners to pay their maintenance fees, just like how they must pay assessment taxes,' he stressed.

Ampang Jaya Municipal Council (MPAJ) said the project completion date was extended following the discovery of underground utility and telecommunication cables. Upgrading and construction works include the building of the bridges over Sungai Kerayong, piling and traffic light upgrades. MPAJ deputy president Hasrolnizam Shaari said the project that started in August last year was 50% completed. 'There were many utility pipes and cables that needed to be relocated before the construction could proceed, which resulted in a three-month extension. Hasrolnizam says traffic management measures are being implemented at the site. 'However, there are no full road closures in the area. 'To ensure safety and smooth progress of construction, traffic management measures including possible diversions, are being implemented at the site.' Hasrolnizam said MPAJ, in collaboration with the state government, aimed to reduce congestion at the busy intersection. StarMetro previously reported that the current traffic level of service (LOS) was grade F, but was expected to improve to grade D once the RM9.3mil project was completed. LOS refers to traffic flow designated by letter grades from A (free flow) to F (near gridlock). StarMetro's report on July 17, 2024. Grade D reflects 'steady traffic at high density'. A 100m stretch of Jalan Pandan Utama will have a lane share system during the construction period. Alternative routes include Jalan Pandan Muhibbah, Jalan Bunga Mawar 4 and Jalan Pandan Mewah.

Sabah starts preparation for ASEAN Travel Exchange

KOTA KINABALU (June 3): Preparations are underway for Sabah to host the two-day ASEAN Travel Exchange (ATE) 2025 this month, says Minister of Tourism, Culture and Environment Datuk Seri Christina Liew. ATE 2025 is a premier Business 2 Business (B2B) networking event in Sabah, connecting travel trade sellers and regional buyers to foster partnerships and collaborations on June 19 and 20. The minister said the State Government through the Ministry of Tourism, Culture and Environment (KePKAS) will host this inaugural mega tourism event at the Sabah International Convention Centre (SICC). Chief Minister Datuk Seri Hajiji Noor has been invited to officiate at the opening ceremony on June 19. Liew said KePKAS supports the proposal for four organisations to establish strategic partnership with Sabah Tourism Board (STB) in organising ATE 2025. They are the ASEAN Tourism Association (ASEANTA), Federation of ASEAN Travel Associations (FATA), Malaysian Association of Tour & Travel Agents (MATTA) and AirAsia Group. ASEAN has 10 member countries – Brunei, Cambodia, Indonesia, Laos, Malaysia, Myanmar, The Philippines, Singapore, Thailand and Vietnam. For ATE 2025, the target audience will be made up of tour operators, travel agents, hoteliers, homestay operators, product owners and decision-makers from the industry stakeholders. 'As we gear up for the upcoming event, I have been informed by the president of FATA (Datuk Tan Kok Liang) that 354 delegates from 17 countries have already confirmed their participation. They comprise 125 sellers and 229 buyers,' said Liew after a courtesy call by a delegation from the organisers, recently. Fiamma records robust Q1 FY25 performance, driven by trading, property segment gains
KUALA LUMPUR: Fiamma Holdings Bhd recorded revenue of RM98.56 million for the first quarter (Q1) ended March 31, 2025 (FY25), a slight increase from RM95.60 million in Q1 of last year. Profit before tax surged by 761% to RM41.09 million from RM4.77 million in Q1 FY24, supported by strong operational performance across all segments and a one-off gain arising from the dilution of equity interests in subsidiaries. The trading and services segment, contributing 79.2% of total revenue, achieved steady growth, increasing to RM78.01 million from RM77.10 million previously, with segment PBT improving to RM10.91 million from RM9.30 million. This reflects sustained demand and efficient operational management. The group's property development segment showed notable improvement, contributing 19.5% of total revenue. Revenue rose to RM19.25 million from RM17.32 million, and the segment returned to profitability, achieving a profit before tax of RM0.80 million compared to a loss of RM1.44 million in the same quarter last year. Commenting on the encouraging quarterly performance, Fiamma group CEO Tan Chee Wee said the company's robust Q1 FY25 performance reflects the continuous efforts to enhance operational efficiency and capitalise on market opportunities. 'The strategic joint venture with Samyou to launch our new Vino brand in the air conditioner segment underscores our commitment to diversifying our product offerings and driving future growth.
