
Lawyers face higher office rents as Kolhapur prepares for circuit bench inauguration
A practising lawyer in the Bombay high court for the past 18 years expressed concerns over inflated rent prices for office spaces in Kolhapur.
"I am from Kolhapur, but I had shifted to Mumbai for practice in the high court.
The rents in Kolhapur, meanwhile, have increased by around 15-20%, which I think is not natural," the lawyer said. He further highlighted the higher cost of living in Mumbai compared to Kolhapur, noting, "I started working with a big firm, then I started as an independent. However, I have rented my home as my office, as it is very costly to own both a house and an office in Mumbai or its suburbs.
In comparison, Kolhapur is still affordable for mid-career advocates."
Approximately 250 advocates practising in the Bombay high court are set to relocate to Kolhapur to operate from the newly established circuit bench, which starts operations from Aug 18. In addition to the advocates, more than 100 staff members are expected to move to Kolhapur to support the circuit bench operations. New and young lawyers affiliated with large firms are also anticipated to relocate to the city.
These advocates will handle cases from six districts — Kolhapur, Sangli, Satara, Solapur, Ratnagiri, and Sindhudurg — with an estimated 85,000 pending cases expected to be transferred to the circuit bench. The number of judges assigned to oversee the hearings at the circuit bench has not yet been disclosed.
In response to the rising rent concerns, the developers' body Credai has appealed to property owners to refrain from increasing rents, emphasising the importance of maintaining Kolhapur's reputation for hospitality over profit.
"Kolhapur is known for hospitality over profit; the perception should not be damaged by artificially hiking office rents, rents for residential properties, even the hotel and autorickshaw fares," said K P Khot, the president of the Kolhapur chapter of Credai.
Ratnesh Shirolkar, the president of the Kolhapur Realtors' Welfare Association, however, added, "There is no hike in the property prices or rents. We also have appealed to the owners not to raise the rents."
Free breakfast, rooms to get ready for lawyers: Hoteliers
To accommodate the influx of legal professionals, Kolhapur-based hotels will offer assistance to lawyers from the six districts attending the inaugural function of the circuit bench on Sunday. Upon presenting their identity cards, lawyers will receive free breakfast and access to rooms and dormitories to freshen up. The hoteliers' association has listed several hotels providing these amenities and has also agreed to offer discounted overnight stays.
It is estimated that up to 5,000 lawyers will attend the inaugural function.

RSB Retail files for ₹500 crore IPO to boost expansion and repay debt
RSB Retail India, a Hyderabad-based multi-format apparel retailer with 73 stores across Telangana, Andhra Pradesh, and Karnataka, has filed its draft red herring prospectus (DRHP) with Sebi for an initial public offering (IPO). The proposed IPO comprises a fresh issue of equity shares worth up to Rs 500 crore and an offer for sale of up to 29.8 million shares by existing shareholders. According to Technopak, South India's apparel market constituted 28 per cent of India's total apparel market in FY24, valued at Rs 1.72 trillion and projected to grow to Rs 3 trillion by FY29 at a CAGR of 12 per cent. Motilal Oswal Investment Advisors, HDFC Bank, and IIFL Capital Services are acting as book-running lead managers for the IPO.

DDA to hold phase 2 of property registration camps in unauthorised colonies on Aug 17
New Delhi: Delhi Development Authority (DDA) will conduct the second phase of its single window camps on Aug 17 to facilitate the registration of properties in unauthorised colonies under the Pradhan Mantri Unauthorised Colonies in Delhi Awas Adhikar Yojana (PM-UDAY) scheme. According to officials, the camps aim to streamline the process of granting ownership rights to residents of unauthorised colonies by providing on-the-spot assistance with documentation, registration, and issue resolution. These camps will be organised at 10 different locations, including Aman Vihar in Burari, Rana Ji Enclave in Najafgarh, Kabir Bhawan in Mahipalpur, Main Jail Road Harsh Vihar, Milan Vatika in Budh Vihar, Community Centre Bindapur, Guru Nanak Dev Colony in Bhalswa, DDA Camp Office Mayur Vihar Phase 2, Dhasna Stand Najafgarh, and Molar Band Extension in Badarpur. Swiggy hikes platform fee to ₹14 in select regions for festive season
Food delivery platform Swiggy has temporarily increased its platform fee from Rs 12 to Rs 14 in select regions across the country. The Rs 2 hike is being implemented on a pilot basis to manage high demand during the festive season. However, the fee is expected to be rolled back once the festive rush subsides, or it may apply only on festive days when demand slows down. Business Standard placed two separate orders worth around Rs 500 each, one in Central Delhi and the other in Greater Noida. In both instances, the platform fee remained at Rs 12. However, sources familiar with the development confirmed that Swiggy has increased the platform fee by a couple of rupees in select regions experiencing high order volumes. Interestingly, this is not the first time the platform has experimented with fee hikes. The platform fee, which stood at Rs 2 in April 2023, has jumped 600 per cent in just over two years. According to media reports, the Bengaluru-based firm delivers more than two million orders per day. The order history of this reporter shows that orders placed until August 3 charged a platform fee of Rs 11.8. However, orders placed from August 6 consistently charged a fee of Rs 12. The platform is yet to officially comment on the latest fee hike. Swiggy reported a consolidated net loss of Rs 1,197 crore for the first quarter of the financial year 2025-26 (Q1 FY26), widening from a loss of Rs 611 crore in the same period last year. On a sequential basis, the company's losses deepened from Rs 1,081 crore in Q4 FY25.
