THE AA has announced the winners of its 2025 B&B Awards - and taking the top spot is a quirky venue in the south west.
Located on the English Riviera, The 25 Boutique B&B in Torquay, Devon is located moments away (a 10-minute walk) from the sandy beach of Torre Abbey Sands.

A little further and guests will reach a bustling harbour full of extravagant boats and the town centre too.
Named the best bed and breakfast of the year, the AA said: "After nearly a decade, The 25 Boutique B&B is still very much on top of its game, an engaging fusion of comfort, quality and hospitality, all of which combine to ensure a rewarding and fulfilling guest experience.
They added: "Breakfast remains a tour de force."
Inside the B&B, guests will find a number of differently designed bedrooms and suites - all named after local beaches.
In the Torre Suite (named after Torre Abbey Sands), a faux zebra named Frank hangs over the orange bed.
In the Shoalstone Suite (named after Shoalstone Beach), there is a king-size bed and a glittery wall.
This room was even stayed in by Joanna Lumley as well.
There is then also the Broadsands Room, Oddicombe Room , Goodrington Room and Watcombe Suite.
The rooms all have ensuites, free WiFi and fridges with fresh milk and bottled water, Netflix and air conditioning - for when it is especially warm.
The B&B also features an outdoor terrace, where guests can relax on sofas with a drink from the 'honesty bar'.

In the morning, guests can also enjoy a full English breakfast.
One recent guest said: "The most amazingly elegant B&B I've ever stayed in. It was faultless from start to finish."
Another said: "The decor was impeccable, delivered with imagination and a quirky flair that sets the accommodation apart.
"Everything is five star - exceptionally comfortable bed, amazing lighting, a separate lounge, separate TV's, separate Alexas and an en-suite that even had a TV in the shower!"
The five-star B&B was opened back in 2015 by Andy and Julian - who previously ran a successful country house hotel in North Wales.
The B&B is adults-only and a room can be found for £287.30 for two adults for two nights (minimum stay).
The B&B makes a great base for exploring south Devon's beaches and Torquay's neighbouring towns - including Paignton, Brixham, Babbacombe and Newton Abbot.

The UK's best B&Bs for 2025 have been revealed with an adults-only Devon establishment bagging the top spot for England. The 29th iteration of the annual ranking by the AA aims to celebrate excellence in British hospitality. Award categories include AA Inn of the Year, AA Restaurant with Rooms of the Year and AA Bed and Breakfast of the Year with winners selected from across England, Scotland and Wales. Located a 10-minute walk from Torre Abbey Sands, boutique property 25 Boutique B&B in Torquay, Devon, won the B&B of the Year for England. Judges described it as being 'top of its game', thanks to 'an engaging fusion of comfort, quality and hospitality, all of which combine to ensure a rewarding and fulfilling guest experience'. The Townhouse, a traditional, Georgian terraced property in the heart of Perth, was Scotland's winner, with several rooms benefiting from 'great views over the picturesque South Inch Park. 'Luxurious beds and antique furniture sit alongside contemporary design,' noted the AA. And multi-award-winning Ramsey House in St Davids, Pembrokeshire, took the top spot for Wales. Elsewhere, The George Inn, a historic 14th-century Grade I-listed Tudor inn located in North St Philip near Bath in Somerset, scooped the prize for AA Inn of the Year. Judges described it as home to 'a wonderfully warm and engaging atmosphere'. In Scotland, The Colintraive Hotel on the Isle of Bute took top spot. As well as securing an AA rosette for the past three years, judges remarked on the 'comfortable well-appointed bedrooms' and 'fantastic food… using the best from both land and sea'. And in Wales, the Grade II-listed Nags Head in Montgomery, Powys, secured the win. England's Restaurant with Rooms of the Year was named as Restaurant Interlude in Lower Beeding in West Sussex, while the Dipping Lugger overlooking Loch Broom in Ullapool scooped the win in Scotland. And in Wales, Plas Dinas Country House, a Grade II-listed building nestled between the Snowdonia mountains and the Irish Sea, won the award. The AA named its top B&Bs in the UK, and one in a popular Scottish island took home the 'Best Breakfast' accolade. Roskhill House in the village of Dunvegan on the Isle of Skye, was given the Best Breakfast award, out of a range of B&Bs in the UK, at the event which took place earlier this month. Award categories at the AA Awards included: AA Inn of the Year, AA Restaurant with Rooms of the Year and AA Bed and Breakfast of the Year, with winners selected from each of the three nations.
